I live in a townhouse. Mine is on one end of a three unit group. On the outside of my West wall is the electrical meter closet for all 3 units. When I got home last night the door was off the hinge and on the ground leaning next to the tree. At first I thought the meter reader had trouble opening the door and pulled a little too hard. However, upon closer inspection I noticed that the door had to have fallen as indicated by the gouge in tree and part of the door remaining still connected to the door frame.

Now to the good part, in looking over the aftermath, the door has obvious termite issues. I've already contacted the association and I don't think I'll have to pay to have the door replaced. However, I'm sure I'll have to pay to get the termite issue addressed. From my limited knowledge I would think the only way to get the termite issued addressed would be to get my townhouse fumigated. Which brings me to the next question...since all 3 townhouses are connected all 3 would need to be fumigated, right? If so, does anyone have any idea how much something like that would cost? Three townhouses, each one two story and ~1300 sq. feet plus an attached two car garage.

Any ideas or suggestions?

Termites are funny, they do not eat just any piece of wood and seem to pick and choose what they want. Chances are you could get by just fine with a local treatment vs. tenting the whole thing. Call an exterminator and have them do an inspection then call another one for second opinion. The tent deals will kill everything but they can come right back, so it can be a big waiste of money. There are alot of scammers in the business that work on commission so proceed with caution.

You need to watch out who comes and inspects the property, some will tell you it needs to be tented when it does not, it seems you are stuck with tenting once the report is submitted, or so I have been told.

I'm on the boards of 2 HOAs. This should be an HOA issue...since it effects more then one unit, the HOA should pay for it.

In California, they say you actually own from the paint in.....what's outside the sheetrock is the HOAs respondsibility.
