Ari don't hold me to this cause it has been at least 35 years, but I believe it is up in the mountains out of Banning(?) I remember going deer hunting up there with my father once when I was about 12-13 years old.
It was a nice little town back then, I remember lots of A-frame cabins, and not much else.
I remember thinking how far away from "town" it seemed. Of course, this was when Banning was one stop light on a non-freeway, a couple of gas stations and a Dennys or some such place, and that was it.
Back in those days, passing through San Bernadino was the end of civilization, or so it seemed to me as a little kid.

Whiteworks, looks like work to me. Gettin' the mud poured before the weather sets in and ya get to muck out the forms three or four times alwas makes life easier.

RD, I am a contractor, this house is being built by my freind Doug "he's a contractor to". His first spec home "the plan" or maybe his first home to live in for a while "the back up plan". Small house but custom and quality. He is in a position to keep the house and live in it if it does not sell for the right price around 375k we will see what happens. right now is a hard time to build and sell for profit and I am doing everything in my power to make sure this project goes smooth for him. we will be doing all of the work to keep the costs down and profits up. if this house sells its game on. right now its looking like we have another house to build in wrightwood for a customer in the spring.

I had to downsize the files they were not loading worth a shit. the house is moving right along. Its turning into a pretty cool little house. building a BBQ island should not be to crazy. Steel stud structure covered in hardibacker type material. then you can cover that with what ever you want( stucco, flagstone, tile, brick, rock, stainless. I think this might be the place for the concrete countertop. what would you like it to be?

I'm not sure yet, I'm going to finish what's going on inside, and then make figure that out. Probably won't get on it until after the new year. I gotta put the boat back together and make sure it's ready for next season (priority # 1 after the house)

The steel frame won't be a problem though. I can cut that all up and my buddy can weld it up for me. I like the idea of the concrete counter tops! Definately something to think about while I'm designing this thing in my head over the next 2 months.

Oh.. I was kinda thinking Steel square tubing, like .125 thick 1 inch squares, and just building a frame like you would for a sand car etc.. except just square angles becuase it's a BBQ kinda deal. Then bolting everything to the frame?

Its been a while since I posted any progress of the house. Things are moving right along. We have actually had a decent winter, but hasn't slowed things to much. The windows and doors are in now and the siding is up. HVAC system is being installed now. There is a house across the street being built right now as well, both houses were started at the same time but it looks like they may have screwed the pooch over there. The last photo in this post is of the house across the street, hope it works out for them. There was a 2 week setback, Doug decided to lock it down and take his wife and 2 year old to Hawaii for 2 weeks (its good to be the boss). It snowed and rained the whole time they were gone, good call.

Everything is going full speed again:D exterior is painted, drywall is hung, textured and painted. lights, switches and plugs are terminated for the most part. tub and shower pan are set and ready for tile. The stone work in the living room (wood burning stove area) is done. things should start coming together pretty fast from this point:D there is a shot of the neighbors project (stand still) I think they ran out of talent and luck at the same time:( sherylle and I took a drive up on Saturday to take a peek and shoot a few shots of the progress.

also, this house could easily be made much larger. instead of leaving the vaulted ceiling over the kitchen/living room you could put a floor and have another room. as well the garage attic area could be another room to. It would take a little bit of modification to the original set, but you see where I'm going with this. I really like the dramatic effect of the vaulted ceiling, IMO it adds a lot of character to a smaller mountain house

Now your talkin. I actually wanna do some of the work myself. To save money obviously but also cause I enjoy stuff like that. Most of the finish work I can do. For instance, hanging the drywall (although I'll pay someone to tape and sand it :D), the baseboards and moldings, fixtures, bathroom plumbing, yada yada yada. I'd mostly need most of the rough construction done, like the foundation, framing etc.

Wow! Beautiful little home but I just can't believe the values! I am back in the process of building a 3,000 ft. two story and am screaming about $110 per foot with a three car garage! That does not include the lot but it is 14,000 square feet on a 9 hole golf course for $60k. What drives the price of a 1,500 square foot home to $375k? Is it a ton of land? Does it cost that much all over the Southwest?

IMO your better off to get a GC to come and handle the whole deal and stay out of the way. trying to save money by jumping in the middle of a construction project doesnt always work so well. more times than not I have seen this concept end up costing more than if the homeowner had let the GC do there thing.

Its Southern California. The dirt is expensive. Is it worth 375K? only if someone will pay it. I am not even sure the house is going to be listed when its complete.

I agree on the finish, but it was not my call. The stone wall was code, if it was my call I would have done the whole wall and side wall in river rock. The house is 3500 sq.ft. framed, sheeted, windows and doors, and paper on the roof. We will now finish the house to her specs:) I will definitely do the finish work in the spring and might jump on board for the whole deal. This is almost like a remodel since a lot of stuff is already done, but some things will need to be changed. Well the deal went through on the bank repo across the street. My last project just ended and I have decided to jump on board with this one. Let me tell you it is fucking cold up there it snowed yesterday so I ditched, but it was arctic today. The good part is you really don't stand still to much so productivity is pretty high. There is some stuff that is wrong with this place but nothing that cant be fixed. We had to drywall some of the exterior walls (fire code 30' from structures or 15' from property line). We decided to bag off the drywall because a storm was brewing. this week we are doing the siding and hope to get the exterior buttoned up. Here's some pics

I've been slacking on this thread, this place is getting there. We should have it pretty well wrapped up by August. I found another house in the area that someone lost there ass on. It is a little further along than this one was, so there may be a #3 (if I can find a buyer first). If any one is interested you will end up with a brand new mountain home finished to your specs and save a shit load of money. The house pictured here should have around 200K in equity when all is said and done.

In case anyone is wondering how these deals are getting done (you know with the shitty economy) this picture explains it all, see that whiteboy setting tile. That is the general contractor on this project. If anyone wants some straight up prices on quality work now is the time.
