Well, I decided not to sell my house, but am going to try a different rental angle before I hand it over to a management company.
This is for RiverDave'sPlace.com and PB.com people only.
I have talked to several PB people who showed interest in renting it full time as their weekend place/boat storage for the summer and asked about it remaining furnished. An angle I never thought of (yes, I know...I dont get out much). So this is how I would like to attempt to rent it first. If I don't get any interest, I will empty the house and rent it with a 1 year lease through a property management company.
Here it goes. This is my Bridgewater Home, about a year and a half old located in the center of town, walking distance to Smiths and Havasu Fitness. It is a 3 bedroom, 3 bath, 3 car garage house on a nice, quiet, low traffic culdesac. The house is about 1800 sq ft surrounded by block walls for privacy. The garage has 8 foot doors, a swamp cooler, and is 41 feet deep. Very boat friendly. It is very tastefully decorated and I am choosing to leave it furnished for PB people, hoping that they display respect and care for my furnishings and property.
Realizing for the most part that boating season usually starts about May and ends in October, I will offer a 5 month lease starting May 1st (snowbirds are in there until mid April). I am asking $1300 a month rent and tenants are responsible for the electric and water bill. I will continue to pay the monthly sewer fees, cable, and pest control. Here are a couple of pics below.
