View Full Version : The 99 year restoration

This house is a California Bungalow that was built in 1912. Lets just say I have had it for a while and been working on it off and on. The house was unmolested for the most part, in the 1950's there was a major addition done to the rear of the house as well as a 700sq.ft two story garage and guest house added. Anyways over the years I have had it I have gone through everything on both structures, plumbing, electrical, HVAC, roofs, paint, kitchens, baths, you name it Ive fucked with it. I decided a few years back that instead of doing a play by play thread of the project that I would just wait until the end and and put up some results. This house litterally sat doormant for the last seven years, I would do things in unison to both structures at the same time and cash it out as I went. So basically when one place go new 200 amp electrical panel they both got it. Now you can imagine that doing 2 places at the same with only so much extra money to throw at it at one given time made this restoration drag out. On top of that I had a vision of what this place would be and was not willing to sell it short. I build these type of living envrioments for a living and I'll be damned if I am not gonna live in my work. About 3 years ago I broke the sequence of doing things to both places simultaneously, however all the guts and exteriors had both been dealt with. At that time I went ahead and finished out the guest house where we have been residing while I worked over the main house. The guest house was bulit in the 50's So I decided to go contempory on the interior and was held to any asthetics than what I wanted. Here are some shots of the guest house (aka stageing area)

Anyways 19 months ago we had a little girl and it was clearly time to drop the hammer on the main house and be able to spread out a bit. Here are a few shots of the before/during of the main house. There are a few interior walls that I opened up, one between the living room and dining room and another wall between the dining room and kitchen.

So lets get on with this badboy, Lets start with the living room. deccied to do a rather elaborate crown moulding/sophet cieling treatment. Its basically an 11 layer treatment with rope lighting:rolleyes:

Next I had my buddy Steve Selos come in and do some hand textured cielings. We shot the shit for about 30 minutes, came up with the deign, layed it out and he went to town.

Dropped some Cherry cabinets in and a paint grade penisula in between the kitchen and dining room. Took the wife down to the slab yard and said choose wisely because your gonna have to live with it.

Another finish shot of the kitchen, The back splash is glass tile, goes from a tan color to an olive green depending on the light.

Thanks guys, I am pretty stoked on this. For the most part I always do this stuff in other peoples homes and leave when it is finished I never see it again. This time I get to enjoy for a while;)

Question...

Is that rope lighting enough light to light up the room ok??

In my living room, we did whitewashed and varnished ship-lap on the ceiling. Its spaced down 1" from the ceiling, so I cant put can lights in there! I have 2 wall sconces we bought, but i need to light up the rest of the room, and was thinkn about doing pretty much what you did here.

Did it turn out to be bright enough??

It puts out enough light to set a mood but not enough to light the room. Basically its a really nice night light, or good indirect light for watching tv. That being said I only have one strand in there and could easily have 2-3 strands which would add more light.

Thanks. I'm gonna steal your idea for my office for sure. The drywallers are there today, so I'll just build the soffits in later. I can experiment in there till i get it right, and then build what works in my living room.
