This is a SUPER buy for an absolutely fantastic home. I could probably get this house to a buyer without an agent for $365,000. There is a model match that closed escrow in January for $349,000 with no upgrades and a 2000+ sq/ft smaller lot and no RV access. I will give a $1000 reward for someone that refers me a buyer without another agent involved.

It's just bananas that that house is listed for that price.... Shows you how crappy the market is right now since he has 500K into the property including upgrades:)

Maybe I'm missing something... but being that I don't own a house yet... and am not "conditioned" to the retarded pricing of the last couple years.
Why is that bananas for Moreno valley? If it was in Newport or something it'd be more bananas, but seem like a realistic price?

The owner of the house has 500K into it:(
The house 3 years ago were selling new for 420K+ with no hardscaping/landscaping or anything. That house has about 100K worth of upgrades done to it.(RV,Dump station,pimped garage,cement work,gates/fencing,etc...)
Just so you know that house (2700 sq foot single story) would have sold in my hood a year ago for 800K+
If you can find that house on a 13,000 sq ft(1/4 acre+) lot in newport for less than 1 million today let me know:D:hotdevil

A year ago they were selling for 550K in Moreno Valley;)
I am not debating the declining market. This is a forum members home and he has had nothing but bad luck moving the home. The house is going to be a short sale and had a solid buyer for well more than the asking price. The bank took 3 months to respond so the buyer found something else.
They are just trying to do the right thing and get it moved so he dosen't have to default.
It will end up selling at the asking price:)

I really wasn't trying to say it wasn't a good deal, I just don't really understand property values in varying areas yet etc..
I hope the guy sells his house..

You would think that a house selling for under 140 bucks a foot would sell, just not the case today. It is depressing when I consider what these people are going thru.:(

I agree with you...it is pretty depressing to witness. This particular home is a really awesome property and there isn't one thing that it needs.
Someone should snatch it up for $360,000.

Very nice house! Down the street from the auto mall, new stores, new restaurants, and Lake Perris (if you so desire).
I'd take a look at it except that I'm buried in mine and the wife likes being in an association where she feels like she has the control to prevent the pink and purple houses from happening!:D
Cole was right, though. My place is 20 years older than that one, 9500sq.ft. lot, 2200 sq.ft. house, and was worth right at 500k a year-and-a-half ago.
This house is really a nice deal! Good luck with the sale. Hope you find a buyer soon.

YA we finally closed this one a few weeks back. And you are correct about short sales. They take a rediculous amount of time and a majority of the time the buyer is long gone by the time the bank pulls their head out of their a$$es and approves the deal.
