These are pre-fabbed masonry fireplaces. 3 different sized ones are going in this house. I'm not a big fan of these, but it's what we sell as an "Upgraded fireplace" :rolleyes:

The interior is gonna be pretty nice.. We have over 7000 catalog options, and I think they picked most of them.. then added a bunch of custom options to that :thumbsup:D

Pool and Spa have been dug and steel'd. I had to get it done a little early because this place is landlocked, and there's no other way to get the tractor back there after I get the Block walls built.

Well, Lath is all completed. Pool has been gunited, and most of the Butt Glass has been installed. Once the Drywall is hung, we can start scratch and brown coat.

Last week we had the "Buyer Pre-Drywall walk". The Homeowners, Designer, Electrician, Media/tech and myself all walk the house and discuss locations and design of all options, and clarify any questions they may have. And as usually happens, we end up adding and changing a bunch of shit :cool:..... Change Orders :D

I got Framing inspection (combo), or as some call FEMP (Framing, Electrical, Mechanical, Plumbing) on Tuesday.... No corrections :champagne:. Well, that isn't exactly true. Buiding inspector had no corrections, but the structural engineer (which is now required to walk and sign off on the homes) had a couple items for us.. None the less, all done now, and we started Insulating today.


Here's a pic of the Grotto Hood were putting in this house. I had to get it framed so we could figure out the actual kitchen cabinet layout. cabinets had to be ordered a week ago, in order to be here by the beginning of June.

The access hole you can see here (going through the truss blocks)was a topic of contention for the Structural engineer. It had to be there for access to the FAU units that are up on a gangway in the attic. We changed this years ago, but he forgot, and of course couldn't find any paperwork on it. So we got to hash it all out again. After a mountain of emails and sketches back and forth, the engineer said "just add another block next to it"... :grumble:

Update... Yeah I know, it's about time.

Drywall and texture is all complete. Texture turned ouyt to be a pain in the ass, as the designer didn't like the samples a few times :blah::blah:.. anyways we ended up with a "medium soft" hand texture... whatever :rolleyes: ceilings and garages went with standard orange peel.

Doors and casing have been installed, as well as most of the cabinets :cool:. Our cabinets come from Canada, and entail an epic amount of crossing T's and dotting I's to ensure that we receive them on time, and the order is complete. Our cabinet company as well as ourselves did our job, but the mfg screwed the order all up.. 6 more weeks to get anything from them :cool:

anyhow, were painting the interior now. That will take another week. Granite has been measured and templated and is in the works. Shower Tile is underway, but there's a lot to do.

Exterior is painted now. Roof is almost complete :grumble:... slowest roofers in the valley :rolleyes: of course I'm not sure I blame them... roofing in 110 degree weather would not be fun. They should be complete today.

been trying to get the courtyard fireplace going, but the building dept has decided they want to make it as difficult as possible to ever build it :grumble:... 3 weeks in plan check, for a fireplace we've built over 100 times out here :headscratch:

Update;

Most of the counter tops have been installed. Granite is standard for all of the tops in all our homes. Buyers can pick from a variety of stone tops and edges as standard, and upgrade from there. These people did some pretty nice stuff.

The rest of the Cabinet and millwork has been completed, Finish plumbing is going in, Fireplace surrounds are being finished up, and finish electrical and Media are underway.

We made the completion date, actually a little sooner. Final construction complete date was 10/26. At that point our Warranty Service dept schedules the walkthroughs with the homeowners. We do whats called a "72 hour walk", which is basically the creation of the punchlist. Myself, the landscape Architect, the pool company and the Designer all walk the house with the homeowners. 3 days later (72 hours :p), and we do the "Homeowner Orientation". They are introduced to the Concierge company, Security Company, HOA, Pool company, and a couple other useless trades trying to sell their services :rolleyes.. I dont show up till after they are all done :D, we walk the house again, list any incomplete or pending items, and show them how everything operates and answer any questions they might have. Oh yeah and we give them the keys :D

this house came out Beautiful!!!!

Lol.. It's hard to see in the pictures, but metal is not straight, and the arch spring points aren't even. Drywall metal guy didn't have his heart in it :D
