We are very happy to be in escrow on a lot in the Residential Estates.

It's .38 acres that was graded in 2002 and it has perimeter walls.
We are going to sit tight and wait for a year or two before we break ground.

First up is going to be a new survey for the lot.
Then we are going to get a compaction test done.

My Realtor scheduled D&D testing to come out for a soil compaction test and to my surprise Dave came out Tuesday after Labor day and got 'er done :eek :thumbsup
He sent the results to the city engineers. Waiting to hear back.

We also lined up Joe at ARQ Survey LLC for the site survey.
This will tell us where the property lines are, easements, and I asked them to locate the utilities.
We requested a CAD drawing so we can give to the Builder and create the Plot Plan.

We received the compaction testing report from D&D Testing yesterday. Everything looks good! :thumbsup
From what I understand, you need at least 90% compaction for a building permit.
This lot was graded in 2002 by Campbell with 3.5 feet of fill dirt brought in.

Samples 1,2 &3 were taken in a diagonal pattern from SW to NE

Received the survey and we put together a plot plan.
We made modifications and the House is now 2141 sq feet with 300 sq ft casita.
Pioneer grading is going to cut a foot or two off the top and fill the back of the lot once we get an updated permit on the existing retaining wall.

The 3rd tee is approx 120 yards to the right from this lot.
When you are facing the fairway it's about at 2o'clock position.
Most folks can hit it past my place. My neighbor to the left gets the brunt of it.

What are the demensions of your lot? We were walking the golf course area yesterday. We plan on selling our house one day and getting a larger house. We really enjoyed golf course. Not sure if it's cheaper to build or just buy. How much did you get this lot for

Our lot was listed for $169k we offered $150k cash and they countered and we finally settled on $155k.

It's a fairly large lot at .38 acres

79 feet of frontage
133 feet along the back next to the fairway
144 feet on the left side
195 feet on the right

Yes we are proceeding with DBU Builders. Bill Ullery is the owner.
We went with the Viejo model with the casita and RV garage. We added approx. 400 sq ft to the overall plan.


Waiting for the final updates to the site plan from the draftsman.
Once we sign off on the final floor plan they will send it off for Civil Engineering review/signoff.

Wish Mohave State Bank would hurry up on our construction loan also.
They are s o darn s l o w. :rolleyes

UPDATE: Floor plan has been updated to the final tweaks and a full set of plans were hand delivered to Mohave Bank for the appraisal and to a civil engineer for signoff.

Final Area Calcs:
House 2282 Sq ft
Casita 300 sq ft
Garage 1352 sq ft
Total Sq ft under roof = 4513 including porch & patio

We could break ground as early as Late January :champagne:

From what I have seen somewhere between $68-$138 per square foot depending on finishes. We are at the higher end of this scale. Not including land value.

I think you can get more bang for your buck buying previously owned, but for us to find a home with the location, lot size, RV garage, casita and fireplace we wanted, we found it less expensive to build.

Now waiting to hear when we can close on this loan and get grading....

I bought existing, on Casper the only thing I need to do is build a RV garage and outdoor kitchen. Fingers crossed for this year

Sorry I have put a few balls in your lot. We pass by there all the time and have seen people walking around. If you find a ball with a T on it is mine.

No worries, we are expecting to get a few errant balls on this lot. We have plans for a 30' golf net across the back and right side of the property.
Once I get a gate installed, we will see how many balls we really get. I think a lot of folks will try to retrieve their ball the way the lot sits right now.

I haven't found a ball with a T on it yet...

My construction loan finally funded yesterday...4% interest only! :) I locked it in November right after the election.

We contracted with Pioneer Earth movers to start the final grading.
Should be a front loader showing up soon.

You have a nice lot to build on with the retaining wall in place. It seems like Ben Thomas builds a lot of homes on the golf coarse.

We contracted with Pioneer Earth movers to start the final grading.
Should be a front loader showing up soon.

Pioneer did my grading, very good to work with and saved me a lot over what the contractor wanted :thumbsup

Sweet, good to hear.

I met with Tony from Pioneer for the initial bid. He was very easy to work with and knowledgeable.
He offered to tar seal the retaining wall prior to backfill for free.
He is also going to trench next to the wall to make sure it was done below the current grade.

I would highly recommend!

There is a lot right up the street is really nice. It looks like a double lot.
I was golfing today and took a pic of the vacant lot.

We just received a phone call from the grader. We are on the schedule for grading next Wednesday 2/22 :) :thumbup:

Oh BTW... I paid my Course of Construction policy on my credit card with Farmers and sent a copy to Mohave state bank showing them as a lienholder.
Then Stewart title proceeds to pay it again with escrow funds... lol
Then the insurance company sends the refund check to the empty lot instead of my mailing address :rotflmao:

Building a house is fun. :)

The footprint was laid out on the lot yesterday and we will have a foundation poured in approx. 2 weeks.

The train is finally building momentum and pulling out of the station :)

We recently selected our see-through fireplace from Heat N Glo. Model ST-36TR with a gas log instead of glass beads.
This will be installed between the Great Room and the Master Bedroom. Controls will be hard wired for both rooms.

That is going to be a bad ass house. For my own stuff and when I'm building for a guy I know is going to use and /or trick out his garage we soft cut the garage slabs the next day after pour with a saw instead of using the deep groover for the control joints. Less buildup of blown in dust and easier to roll stuff around in the garage + tighter seal at the roll up door if they just slope to the threshold. :thumbsup

And window coverings...and...lol. Shouldn't be much $ to soft cut - I'd approach it as "hey let's not take the time to lay out the deep grooves and instead please just cut it the next day because I may be doing epoxy and may be rolling heavy machines around in here later" . just my .02 before it's too late

We came out Desert Storm weekend to find a freshly poured foundation.
Now the errant golf balls will really bounce over to my neighbors. :eek

Also, having just gone through this myself, make sure to document EVERYTHING.....Every conversation, every "sure I can do that for you".
All the things I thought that were clear with my builder all of a sudden no one knew about, then it was a cost to fix.

Definitely! Thanks, I'm going to need it. :) Sure can be stressful sometimes. Waiting and wondering what's going on.
We are anxious to get out there and have a look for ourselves, but are waiting till they get the HVAC installed and electrical run then we will do a walkthrough prior to drywall.

Our superintendent at DBU said the guys pouring the rear patio needed a concrete pump so now they want to charge us $750 for that.
Wasn't in the contract...not sure if I should have to pay that. I have almost 12' of space adjacent to the RV garage for a truck or wheel barrows. :grumble:
They sure didn't call me to authorize anything.

Also Unisource wanted $2500 instead of the $1600 DBU budgeted to connect to the gas supply.

Its always something.

I can believe that. We have seen some of that already.
Superintendent was trying to say we didn't get this or that with our house but we pointed out that in the contract it says whatever was in the model is included.

You really have to keep an eye out on stuff!
