Costs a lot to armor school buses and pay teachers to stay;)

Dad has 4 kids. None of us want the house when it gets passed down.
Can’t come close to selling it for the assessed value. At 2.85% it is out of control for property tax in that county

Yep, it my dads house in IL. Cook County has the highest prop tax rates in the USA. Minimum is 2%
So your Dad has a house in Illinois worth over 1.5 Million? Is it a castle or something?

Cook County IL = 2.85% property tax on assessed value.
Dad lives in gated Jack Nicolas Golf Course community.

My buddy pays almost that much in Ladera Ranch, OC. he’s about $30k a year too.

Takes my breath away just thinking about writing that check.

I would think you could buy half of Illinois for over a million.

Everyone with house in that range have moved out of the state. They keep the house bc your can’t sell it. Almost all the neighbors in my dads area pay income tax in FL or Texas.
Dad only uses the house May-Sept, spends the rest of the time in FL (so does all his income tax).

If it won't sell at close the assessed value...doesn't that mean it should be re-assessed?

That process is IL is a PIA. Help my dad annually with it and it usually takes 6 months.
You still have to pay the original tax owned then get a credit. Problem is almost zero homes in his area have sold in the last year. No one wants a 1-3M house anymore in IL.

Up another thousand this year to 7500. LA county pulling some nonsense with regard to their 2 percent cap. I’m considering contacting a real estate attorney cause their reasoning is not logical but don’t know if it’s worth the hassle and expense.

$5155 Prop 13 base tax + $1325 voter approved assessments = $6480 annually in NorCal. Up $200 from last year.

I pay that much just for the schools. Fire dept is next and it moves on down the line.
So what is the Graduation/ literacy rate in your County? Does it match the State?

What will they be if Prop 13 goes away in a few years ? We have a property in the family in Ca. that is currently $ 1,300 per year and we figure will increase to about $ 16,000 without Prop 13.

I paid $1900 on the Havasu Oasis on the golf course the past 2 years. I kept waiting for The County to reassess but Mohave county is slow. It will be ~$8k for the new owners.

In Corona de Tucson the new house will be ~ $5400.
