Has anyone purchased a new manufactured home lately? I'm trying to get an idea of options and pricing.

I assume you are talking about mobile homes? I don't know about pricing or good manufacturers from bad ones but I've noticed a couple of manufacturers are setting up some nice models on their lots along HWY 95 in Fort Mohave. I drive by these often and have for the past 15 years and they are definitely upping the appearance of their lots and bringing in more inventory for people to look at.

In this current real estate market this wouldn't be a bad way to go. Just add a detached garage and you got a sweet setup on the right lot.

I believe there is some sort of difference between mfg home and mobile home. Not really sure what that is though.

A double wide whatever you want to call it is what I'm looking for.

I know of Clayton, I drive by there all the time, just not too sure of others that are available. Looking to set one on a lot with a steel building in Fort Mohave for re-sale.

your right, went to customer and said what a nice mobile, about took my head off, it's a mfg,she said, older lady, mobile if you can install deisel pusher, little steering, some brakes. ;)

We went through


There in Mesa. Toured the models and picked a floor plan. We went with a Cavco, there one of the nicest mobiles. Neighbor went with fleet wood and was happy.

The options are shit. Definitely do the upgraded windows, 2x6 walls with added insulation.

If your able to I would piece out the install. Find someone to set it and do all the crossover connections. Then find people to do the drywall, flooring, skirting, hvac ect.

We bought a Clayton from Homes Direct in Perris a couple years ago, delivered to Havasu Landing. It's pretty nice, these things have come a long way in recent years. With that said Silvercrest is considered top of the line.

Have a 1 year old Cavco in Willow Valley. Impressed so far and the warrenty side of it is worth it. There are a couple of dealers in the area if your intersted, PM me..

it's mfg, once axles and tongue removed, the higher taxes come, considered permanent. keep them and mobile!

Very true.
But then you have to keep them registered thru the AZ MVD.
And it's not real estate. Its an rv. And it doesn't gain equity like real estate.
And its taxed as personal property too.

But hey, its mobile. Just tow it will an F150.

Hi. Did you put your home in an RV park, or a plot of land? Was the transportation fee steep? I'm currently looking to put one in Bullhead on a 1/4 acre lot.

heres the deal,... you can't buy a mobile right now,.. last I heard you get on a 18 mo. wait list to order... then they call you and you place your order,.. thenyou wait about 6 mo. to get it built... takes about 2.5 years right now before you can move in... there's none to just go buy and they start moving it..

and another thing,... the micro is smaller than a motorhome to live in, amagine your kitchen, dinniing, and liviving room is the size of a walkin closet.. 11'x12'.....now put the water heater and furnace in the there and kitchen cabinets, table, sofa ... and to that when the furnace comes on you can't hear your self think....


oh, and price doesnt include ac..move and set up...


that why I'm restoring an old moblie.. you can strip them down to bare studs and do all new for less than 1/2 the price of new..

that another reason new mobiles in desert hills are over 300k.. a double wide will put you over 200k move in ready, plus the lot...then you have garages ,awnings, concrete drives.. and then at the end off the day you still have a mobile home''' mobile homes have a frame under them and a crawl space.... manufactured homes are place on a concrete slab...like tuff shed does..

the difference is between travel trailers and mobile homes/// pretty much the same thing, but travel trailers do not have to get a DMV move permit as they are limited to 8'6'' wide... mobile homes usually start at 12' wide...and require a move permit... uppity people wanna argue with every one that theirs's is not a mobile.... then why does it have a trailer frame under it.. lots of now you see it now you don't.. they remove the tongue , and axels and call it a house....

for about the same price you could build this and buy a lot, and have a big enough lot to add a rv garage down the road...

Taxes and Insurance on $200,000 and $500,000 make a huge difference for many families.

where you getting a brandnew mobile for 200k??? I'll take one....the tax is on a complete build.. and you get assessed for every improvement

more the point I was trying to make was how over inflated the mobile market is,...and the reason is lack of inventory,... when the housing market levels off and catches uup the mobiles will take a big hit first...the thing thats driving prices way up is the need to but today... most don't have or want to wait 2 years for a mobile..

most lots that allow mobiles, the reason is because there is a county code that requires the lot to be 60' wide (i believe)... by making them mobile lots they can be only 50' with different set backs...

We looked 13 years ago, before finding one installed on a lot in flagstaff, foreclosed.
Ours is 1530sqft Cavco w/front porch options. We replaced the cheap carpet and thin pad, and added thick padded carpet, that reduce the floor noise when walking through the house.

What’s the waiting list like?

Didn't buy anything. I know a guy with an sales account and he's telling my 1.5 year wait list to get one. I wanted to start setting mobiles and steel building/garages on lots to sell but I'm not going to tie money up for that long. I've got the land, connections and everything ready to go, but I need a quicker turn around. I also know a guy who does all the buildings and he's saying even those are getting tough to get.

I wonder how close they can actually come to that price without any surprises. I'd jump all over this one for $300g..

not long ago that one was 189k I did tis one for 280k 3 br 3 bth 1800 sq ft

pretty much what I was told , but the 18mo. was when they start your build...

I'm looking in the 1400sq feet range, with no RV garage. This lot in Bullhead (Sunridge) is a 1/4 acre. Weighing my options. Appreciate the info!!
roger has a sweet 3 car boat deep plan,.. i bought on for 260 included lot walls and landscape here's the one I bought..

i think you can buy one in the low 300's that includes every thing, also you get willow valley beach and boat ramp use..

I’d never buy down at Cimmaron. Not a big fan of dust or chemicals being dispersed from a plane. Narrow streets don’t help either. I like your house though.

the streets are wider than most and all the houses are new...plus there's curb and gutter.. and a 4 car concrete drive way

I’m not sure who doesn’t have curb and gutter but the dust in that area off the fields is a deal breaker. Roger is a great guy👍🏻

I went to topoc to look at the mobile I was buying, figured 25k on a deeded with an over sized 2 car garage and a poured concrete drive, how could you go wrong... I did a preliminary title search, found code violation,... so figured I better go look...but it doesnt have curb and gutters like most of the rest....lol
