My wife and I bought our lil house in North Hills back in 09 when the market tanked. Bought a foreclosure, and over 12 years renovated it from top to bottom, roof, ac, kitchen, bathrooms, doors, crown, base... all new.

Well the homeless explosion during covid was the final straw for us and LA county. We decided to sell and look in Ventura county for a new place.

Sold our lil 1350sq ft house for crazy money. Put all our shit in storage, and moved into my moms house with our 3 dogs, 5 yr old son and 7 month old baby. Sold our house early May and been crashing at moms pad since, building fences, fixing plumbing, ordering windows, getting hvac installed. It's been busy.

Searched for houses, put out at least 6 offers 30k + over asking and couldn't get into a house.

We had to up our budget but we finally got into a house that checked all the boxes. 4 beds, single story, 2000k sqft, pool, yard, and bonus rv access. And in a great Simi valley neighborhood.

Escrow had all kind of challenges because the sellers agent was a fucking dipshit and their escrow company sucked huge balls.

Once again I used Joe @OldSchoolBoats for our loan (3rd loan now I believe lol) and got exceptional results and a super low rate. Thanks again Joe!

Once we got keys the storage/ moving company was booked for almost 3 weeks so it's been a marathon of paint, base moldings, filling in a floor depression with matching hardwood, roughing in can lights, ceiling fans, carpet and now unpacking. Still gotta paint the living areas but bedrooms and bathrooms are done.


But it feels good to be home! Also my son's first day of kindergarten in his new school where I ran into @4Waters lol. Tonight's the first night we're sleeping here and it's sooooo quite 😁

P.s. having your 7 month old sleep in your bedroom with 3 dogs, a squeaky raised foundation and single pain windows is quite an experience lol.

Congratulations on the new house. Living in parents house as an adult with kids, I’m sure you were sitting there going “oh man, I just hit the lottery.” :)

Did it once myself with a 6 month old and 2 year old during a job transition. Sitting there in the in-laws basement saying to myself, I think I just hit rock bottom.

All turned out fine, just like you.

👍… was just out there a week and a half ago and I get it…I have friends that moved to Ventura County decades ago… And they cringe having to come back into the San Fernando Valley to visit…

Congrats! We moved out to Simi in 2013 after growing up in the valley by northridge hospital and then buying a house the next block over. We didn't want our kiddos in LAUSD and my wife's a teacher in Simi so the schooling was a big part of our move.

Worst part about Simi is running into people like @4Waters getting gas at Costco 🤣

Looks like we need to start a Simi chapter of RDP anonymous...seems like there's quite a few of us out here.

Great job filling in the floor.
Thanks. Took 3 days. The 2x6s had to be ripped down 1/2" then shimmed up to subfloor height. The border floor pieces had to be shaved down in thickness due to old glue buildup that I didn't want to demo. It was a fun lil project though!

I was lucky who ever did the floor started the factory ends at the bullnose of the step. Also previous owners left a box of flooring so I was able to Google and locate the exact match flooring.

That's where I grew up. Saticoy and balboa. Also where I was just crashing at my moms house the last few months. The house we sold was off Parthenia & woodley.

I would have had to demo all that glue down flooring. Just quicker to frame over it. I insulated it and through all the old curtains in there for sound deadening LOL

I think a splash pad for Jason would of been the right move.

I have a few questions if you don't mind. Wife and I are thinking fof selling our current home and upgrading to something very similar to what you just bought.

Were the prior 6 offers that were 30k over asking all in Simi?

For your place did you have to go way over asking?

Sorry you don't have to give very specific answers as this is your personnel business, just wanted to get a idea since like I said we are looking for basically the same set up and I do know what price range that type of home falls within in Simi.

Our biggest concerns is selling and not being able to find a place in time.

Simi had the most to look at in our range. Moorpark was cheaper for bigger home but most had community pool.

T.O. we couldn't afford what we were looking for, or it was crazy outdated.

Houses with out pools in simi were selling 20-30k over.

Bigger Houses with upgrades and a pool 50k - 100k over asking.
Seems like the homes with pools and a nice grass back yard were selling

It really depends on the house, area and how the seller priced it. Some were priced high and some priced low but agent said seller expects st least 30k over.

We bought at a crazy time for sure. 65k over asking. But out of all the houses we saw..... this one had everything we wanted. Biggest thing is it made the wife happy. I told her she better stay happy for 30 years!

Congrats on the move, house and yard look great ! Did you guys go to Sepulveda jr growing up? I got bussed to that place back in the mid 80's when we lived in the valley for a while. Rentin' hoes in the parking lot across the street by the hour while we had PE on the yard , and the teacher's lounge sent off smoke signals a satellite could see from space . What a shithole -
Lmao. No we were in a private elementary school. My brother continued high-school in private at Alamany and I went to public high-school at Chatsworth. Chatsworth was nice... alot of good looking girls

My BIL went to Chatsworth high, graduated in 2000 I think. Gotta love Chatsworth, porn capital of so cal. Or at least that's what I've heard. :)
