I own an acre outside of Williams. It’s nothing special, and I acquired it in a trade. It really isn’t worth putting money into to develop, I’ve just been holding onto it as an address to register vehicles to if needed to bypass smog. I frequently receive offers to buy it through the mail.

I recently received a decent offer from Griffin Land Holdings LLC. An investment company out of Georgia. Why they want my property, I have no idea. But the offer is intriguing and I’m considering a sale.

Google show they are a legitimate LLC. They sent me a purchase agreement, for me to sign and return.

Have any of the inmates dealt with this company? Is this too good to be true? I’m willing to sell. Should I contact them and attempt to negotiate? What say the inmates?

Lot is nothing special. Decent location North of Williams. I would have to haul water, I don’t think a well would be financially viable. I considered improving the lot so I could put a container on it and park a toyhauler next to it, or build an off grid cabin, but I’m not willing to make the investment.

At this point, if the offer and company are legit, it’s probably easier to take my profit and call it a day.

I don't know who they are, but that name has been coming up a bit here in Yavapai. Depending on the offer, may be worth looking into. Dirt is going for way inflated prices up here. If you have anything you want to pay down, could work out for you.

If you need an address for smog...I gotta guy ;)

Appreciate the offer, and I might take you up on it if my Ram goes on a diet.

Lot is in a nice location, to be clear, it’s about 10 miles north of Williams about a mile west of highway 64. It’s a great lot for camping, and there are a couple of fulltime neighbors. Lot is right next to federal land and off-roading.

It has a Bermed area where water collects and wildlife gather. But it’s rocky and the entrance to the lot would need a bit of grading and dirt work to get a TH in. My wild ass guess is 25k to get it decent, plus the cost for a container delivered and construction of a lean-to/ covered area next to where I would park a TH. There is Power close by, but with today’s prices I could see dropping 50k plus easily to have everything done- and still have to haul water.

To be clear- I’m talking about a $5k lot- nothing fancy. My old lady and I dreamed about putting a cabin up there, and hauling water is not a deal breaker- but keeping everything from freezing in the winter would be a challenge.

As far as the emissions thing- I could register stuff in Iowa at a number of places- and for a hot rod it wouldn’t bother me- but for my DD Ram, I want an AZ plate.

If an inmate wants the lot for 7500, send a PM. I want to pay off my Ram. Lol.

I’d call a local broker up there, tell them You have an offer and see what they would list it for.

It’s a ten minute call. What can it hurt but make you more informed.

Not a bad idea. Thanks. It’s not a bad lot- but when I look at what it would take to get it to where I want, it makes me shy away.

Google lots for sale in Williams and see what private sellers are asking. Before the current "run" I'd been kind of kicking around the idea of buying a few acres either out towards Williams, or in the hills by Seligman (Still want to do a rustic bunkhouse deal, tiny old west cabin). With the current run, a lot of the inherited sites and such were being listed on CL in Phoenix, Los Angeles and Los Vegas.

Be careful as it seems shady. I did a corporate search and that LLC is registered to Charles William Griffin, Jr and he lives in a $50,000 shack in the middle of Georgia… 1121 Marvin Church Rd, Lyons, GA 30436

I get similar offers all the time for our ranch property in AZ. Was surprised to read Griffin's was ballpark reasonable, most of the ones we get are not even 10% value.
I'm assuming they're searching for desperation sales.
This Griffin Landholdings LLC seems to be either located in several states, or is certainly a popular name.
I don't recall ever getting an offer letter from this company.

Seems odd to me that an out of state company would make an offer on land that has no utilities and difficult to get to when there are other lots still for sale and they could just make low ball offers.
I would pay a realtor or real estate attorney to look over the papers

is there a road to it??? is it flat, or some what?? I got some land in sivler springs 30 years ago,... never been on it , pretty sure thos same people contacted me before.. mine is right off the 40 about the 89 mile marker... there was a company I used about 10 years ago that went out and staked it and sent me pics of the land,... how much did they offer you??? you can do a title search and quit claim deed in kingman..

The lot itself is a gentle slope, and there is a road cut in, but it’s a steep angle from the elevated road down to the property, so you’re not getting big trucks or a trailer down there without some grading and or fill dirt. A regular truck/suv can make it in without issue.

I have 10 acres in California City and get a letter like that every few months. The offers I get tend to be $2,500 to $4,500 for the 10 acres. My hope is that these people know something I don't know and they are trying to buy it cheap before the state wants to buy it to put up a solar farm or something like that.

A lot of these buyers try to get you into escrow, then resell it to another buyer before your escrow closes. Then the two escrows close concurrently. No money out of their pocket, and they make money on the difference. Not saying that is what this is, but it is a common tactic.

I changed some information on our Yavapai county lot earlier this year, since that got recorded I get one of these offers every few weeks. They all look like form mailings, probably computer AI derived mining from the county recorder, Yavapai county list all the owner information of the lot without security online. Most offers list the offer price, I would say they range about 10%-70% of actual market value.

The letters and such I receive on my side of the valley seem to be pretty close to the midline between what I paid, and what comps are. I wonder if their just trying to hook people on the fence, undecided to stay or move. Your side of the valley has been a real hot market. Know at least one inmate that lives over there 😏

I sell a lot of land in AZ. My clients get letters from investments groups like that all the time. In every case so far I was able to get them a lot more. Just recently I sold a lot for $50k and an investment group from Florida offered my client $11k in the mail.

We’ve got a roughly 10k sq. Ft. lot on the Cali side in Neddles about 500 yards from the river about 2 miles North of the new casino and hotel.

it’s a POS however it’s buildable with power and water at the street. Maybe worth $5 to 7k in this market.

It never seases to amaze me how many people reach out trying to buy it for a grand or 2.

Just this Morning, I got the following text. I have no idea how they got my number:

Richard, we are ready to pick up some more vacant land lots in Havasu Lake. We will close quick. Have you thought about selling yours at undefined . If so, how much you looking to get for it? I'm Sarah with Hornet Home :)

I think you can still buy 40 acre’s for $40k up in that area.

When I started getting these phone calls I would tell the realtors 1 mil cash ten day close I'll bite (with a smart ass tone) they would hang up. Now they would probably Tell me ok we will be in touch shortly. 😳
