WITH THE CURRENT ECONOMIC situation...what to do with retirement weighs heavy,... guy could loose everything in a single sweep,...so,... back to the the tested true … R.E.... this is gonna be kind of a fun type build, it's two separate lots side by side..the end idea is you have an income house,... and a huge yard..the property backs up to a big wash, so no rear neighbors....as is.... it's kinda perfect for what I'm gonna use the place for....so... I could build a new home and have it for the rental.....or not build at all..but…. I need to put some money somewhere.. I have a couple plans for rv garage homes....the way it's sitting there will be a storage compound area in the SW corner... you'll be able to drive straight in and turn around on the property...the small house up front is 15' away from property line on the south side, there will be a common area front drive down the center to get to the storage compound....the idea with not having the lots married , gives you option to rent both homes to separate tenants...or keep the little home for guests???? lots of options...

thanks, gonna be a fun little project...we have the willow valley home just about done so most likely we will spend some time there this summer and be able to see where we like it best..having 3 vacation homes doesn't make a lot of $en$e

always fun to watch where your money goes... :)

Just a thought, I do like the floor plan you selected better than what is in post #2, however with the setback from the street it will not ever be seen. And the view out the front appears to be of the rental, I'm just thinking you gonna want to sell this place before its even finished and could that have any impact in resale?

about that RV garage.... on the other lot... add a bathroom.

we are building the same home that we just did on sabino..same colors and all...


this one is 3br 3 bth rv and double garage...
ok, so keeping with the RDP trend, and havasu...first 2WEEKS, nothing...as of today...house placed on lot plan...same home as last built... but... have to have the engineer re stamp the new plan...another 1200 bucks...maybe go to get permit Monday... gonna have to cut the lot down 2 feet for garage....that should happen soon.. ...lol That was another 2 week deal...

when we cut the lot the dirt is going next door to level up that lot..

I’ve learned all about Havasu Time. Basically however long you think it should take to complete then double that time, lol.

I been around back there with 60' MH and trailer... with plenty of room// it's 160' across the back..

Looking forward to watching the build come along as I was envisioning what to do with it while looking at the listing a few months back.

Is there a reason why you're not putting the 80' garage on the other side of the property where the existing house is so it's a straight shot to the garage door? And you'd still have a lot of yard on the other side.

the 30 x 80 is (8 ) 10x 30 parking spots,..deep garages are a pain in the ass, and I get more easy use out of RV shades...

up date,... got plans approved, did the first lot cut, and built 177' foot of block retain wall on the north side...so it's in progress....

so here we are... "bout 10 days away from 3 mo. in this build...still waiting on the placement survey ,... need this to start digging foundation....I heard it was happening today....LOL...

on this build there are stem walls in the garage, and it will be 1' lower than the house slab... the last house we did mono pour ( garage same level as house.). I like stem wall pours better, but they do cost more

the big difference is cost, on a mono pour, you have the garage the same level as the house slab,... not good if you like to wash out your garage.... but you don't have to pay for stem walls...mono pour makes it easy to go in and out with a dolly, or wheel chair...stem wall there's a step at the door..
so again,... the big difference is the price...

lee did the placement survey yesterday,..so masonry and more will start the slab.... they get it dug ,and railed for the plumber .. then pour concrete...

have you price a cmu stem vs a concrete and forms stem? I prefer cmu stem... a trencher and 1 trade gets you to the top of stem. I actually prefer cmu to the top plate. 3 or 4 guys and a single trade get you to top plate.

the plan calls for 6'' wide solid concrete stem....to change you would have to pay the engineer to re do the plans...

also, I ordered the chain link fence for the rental property,...and I rented out the little house..my sister rented it... so I still get to use one bedroom till out house is done... of coarse my renter won't pay rent because of corona....LOL

Looking forward to see the finished project. Buddy finished his house on a hill, 3000# foot on 10 acre with a hell of a view. House has three car semi attached garage to its side, four car garage below and a four door separate man cave garage near the house, where we're going to wrench our racecars on.His house is a contemporary [ looks almost like a commercial building ] that I'm not a fan of. Each to their own, I guess.
