here's a few more pics... they show the finished storage /parking lot and the new rock on the front of the house... I had to wait till the house was complete to do the rock wall as they won't let you go all the way down to the concrete

finally got the pergola done... 12' x 30' what I did was order 2 12' x 16'rs, then mated them together... got them from sams club 5000 for the pair delivered to havasu, steel construction, Sams gave me 500 back because of late shipping... my 3 sons put it up in about 3 hrs.. but I had already bolted the beams together...

also,.... My wife wants me to sell this compound, and keep the mobile I am restoring... she finally agrees that the house is just too big to only use a couple times a year..this would be great for someone that works from home business.... and gives a little income to boot... the little house is a LEGAL renter home because it has a separate deed, which also means you could build another house or shop in the rear....got it BPO'd from a few realtors... ..includes plans for a detached garage W/ casita... if interested.... contact riverdiva, (stacey) @ team RDP in havasu.... my rathers is to owner carry this ... so would be great for someone moving here but hasn't sold there cal home yet..

Going full circle. If my memory is still working, you originally had that mobile on the north side that was 100% updated. I remember thinking about purchasing that 10+ years ago.

Nope, it's a cash cow...pays all the costs of owning both... with some left over...But , as you know ,you are more than welcome to come stay in the big house... did you check out the new double rv garage homes that roger is building at lake cimarron?
With all the new construction cost and land improvements I would like to better understand how the small house can generate enough cash flow to cover both? and extra?

I own both free and clear.... so no payments,.. just tax and insurance

this compound is back on the market, deal fell through a few days ago.... it's now listed as 2 seperate homes.... gonna be a shame to separate these, but they do have separate deeds.. the whole value to this project is having an income home that is a legal rental and the room to build a work from home building.....I have a set of plans for a work shop rv garage w/ casita

call stacey if you wanna look at the place...

THE REASON IT DIDN'T GO THOUGH... there's tenants in place and they wanna stay,... all was good till they did the home inspection.... seems the little guy living there pissed offf the girl and she locked him out..... so he kicked the door in and punched a hole in the wall... we only had 18 days till close of escrow and the new buyers wanted them out.... they are month to month and been there for a couple years.... never had a problem with them and rent is always early... so I kinda wanted them to stay.... but now that I found out he kicked the door in and punched a hole in the wall...

IDGAF what they do, and I will get them out... their rent is only 950 and they get a 50 discount if paid before the first... that place would rent for closer to 1400.. also, rent does not allow parking in the rear... but I let him park his land scape trailer and truck back there

there is also a rv power and water hook up with a clean out close by... look by the tree and see the power post

it has 30 and 50 amp hook up..

Soooooooo you’re going to sell me the mobile?
not quite done with it yet,getting the out side painted this week, and all the in side trim and doors then he plan is to rent it out.... or maybe sell it,... it's my wifes mobile.... come look at it.. it's a pretty fun vacation home... cheep to own... pretty much all new

steel is done, gunite next wed. back fill tile and coping following wed.
