Well, here it is,... I have been back and forth with this...at one point I was just gonna throw in the towel and just sell the lot..when I bought the lot I could have just flipped it and made some good money,... but for me, I can't just do that,... the lot needed a lot of dirt and retaining walls.. when some thing need fixed,.. I gotta fix it....so that said. I did all the work... then the lot was worth less because I did it right..cost a lot for dirt and walls in havasu, raised the lot 12'.. beautiful lake view lot now, and a perfect location... less than 2 miles to Windsor ramp, and you can smell the carp from the yard.... and hear the boats...$$$$$$$$$$$$.. all the wants right there...lol..so after the low ballers got done with me I decided... Well, guess I need to build as my feet were very wet in to this project and it hit my wallet hard..The problem ,I'm building out of pocket,and I still am tied to some other builds that I carried the paper, so before anyone ask's"Whens it gonna be for sale?" that could be today...lol...I still have the cowboy house... so I will end up with 2 free and clear empty homes... not real smart thing to do...some say keep it as a rental... but after watching golden shower porn video's ... no f'n way would I ever rent my home to weeked boaters and spring brakers..so I will have one of the homes available with possible owner financing... the new build will be 2car garage, plus a 62' deep rv with 13'9" high door...

here's the floor plan that we are starting to build, I turned the build over to Richard @ affordable homes in havasu..lol.. al I have to do is keep giving him money till it's done....we'll see how that goes..

The garage space should work out to be real handy for boaters..I was building rv garages that were double wide 22x56' .. but, by the time you put a rv or boat... it just had more room to walk around, so, on this plan, you have the 62' deep rv side. and plus another door for a double car garage..

The permit should come out of plan check next week, lot is under grade 3' so I'll be able to have the 13'9" high rv garage door.. Havasu has a 15' from grade height restriction.. so if you go from grade you can only have a 12' high door...I could go up 3' more on the lot ,and do a stem wall with a drop down to the rv garage, but I don't the the steps to get into the house from the garage...there's a 3rd bath on the rear of the garage with doors from the garage and the patio

Want to sell your paper?
most people that wanna buy paper wanna yield too much for me,... I usually want around 10% interest... and have discounted that for some people..so end up around the 8% number...I don't know any private or commercial lenders that dip under 10% what would the yield have to be?

Congrats on the new build.

Is the 2 car garage only 22' deep? Can you stretch that a little for a boat? Just a thought.

I like your penciled in island configuration better. We did the same thing to ours...frees up more storage space
We put the island a full 5' from the wall cabinets also. Against our builders recommended 4' max.
Allows multiple people to cook, open the fridge, oven ,DW while others pass by, without any issues.
You know how everyone tends to gather round the island... well they can without hindering the cook.

The street address on the plans is wrong. Should be Sabino, not Sabina. :D

I built my first house in Havasu on Sabino in 1986. :p Cost me $7500 for the lot and $39k for a 2 bedroom / 2 bath. Nice being down low.

the rv garage is 62' deep..Sues boat hooked to the truck will fit on that side.. leaving 2 more car spots..I'd really like to make the island an "L" that hooks to the wall... more bar seats..

there is a half bath in the garage.... goes from the garage or from the patio...

The only thing I don’t really care for is the man door to the garage thru the bathroom double door... I would have to give that some extra thought... somebody could be in the bath dropping a Duce and that is the main access to garage from patio. Or say during a party going in out of the garage while someone is releasing some brown trout... You could kick out the garage a few extra feet for another man door, go into garage then into bath but then that would mess up the look with a centered patio .... I would have to think about that
I know there is a rear roll up door but if you have air on in the garage up don’t want the roll up door going up/down just for access...

I have the same exact set up with my bathroom in the garage and a back garage door. Haven't had any issues yet. :)

and I decided that I wanna get out of havasu….I wanna start traveling around more in the motorhome...that's what we bought it for but the house's in havasu seem to be an anchor... so I'm gonna be selling both houses... owner financing is available... might even do some part trading...this is gonna be a spec build, so If you like whats here, you could be involved I color choices and such...

So where’s the new and improved prices on these 2 homes
prices in havasu are going up daily, to get the best price you buy today....I told everyone that homes will be going up by 20% last dec... guess I was wrong... they went up 30%

the house faces north so should be a cheep house to keep cool and the rv garage will keep it in the shade during the hottest part of the day...

Garage is going to be sweet. I absolutely love the house you built for my dad but I would have to have the extra 2 car garage like this one.

Well, She's just about done... pavers this week,and they're finishing up the tile and granite ….wifes say'd she doesn't wanna sell this house and wants me to retire...so looks like we will be moving in to this one soon...maybe another month or so...

Really like how you set back the house on all your builds. Plenty of parking in front of garage if you don’t want to park boat overnight in garage or have friends with boat visiting
doing the driveway a full 3 car wide to the street I think it's about 50' plus
