The whole buy a POS house in a shitty neighborhood idea doesn’t work when you have kids.

If nothing changes in next couple of years allowing us to by a house in a decent area what will change is the fact that both of my kids will be in school allowing my fiancée to get a decent job which would up our income drastically.

Until then I will pay my $3k a month rent while my neighbors have double that for their mortgage. Allowing my kids the opportunity to grow up in a nice neighborhood and go to a nice school.

I don't know anything about you, but see a late model corvette in your sig picture. Is that yours? If it is...you should do a self check of what really matters to you and your family.

I was working construction (HVAC) and all my friends were balling. Aka cash out refi’s. That kept telling me to buy a house and I refused because I knew how much it cost to build that house they over paid for.

Well everyone including my older brother lost their homes and prices were in the shitter 2008.

I asked my mom to give me my small inheritance my grandmother left me and I went and bought a 1400 sq ft 3/2 for 120k. My payment was $840. Stayed there until 2012 sold it for $174,000. My wife had bought her house in 2010 for 84k and remodeled it. We sold it in 2014 for $140,000.

We then bought our current house 5/2 2,170 sq ft for 192k. We have 15yrs left on that mortgage.
Thanks to perfect timing and my grandmothers savings habits. We are in pretty good shape for 45 and 36 yrs old.

I bought that car at 23 years old exactly 2 weeks before I found out my fiancée was pregnant. I actually planned on turning around and selling it but it got hit and ran in a parking lot causing a mess. I kept it for a few years and sold it during Covid, I still barely broke even, who wants a corvette with an accident on it... Respectively, 30k wont change what zip code you could buy a house in.

I drove a 72 Torino when I was saving to buy my first house.

I bought it for 1500 and sold it for 1500 four years later. Everybody made fun of me driving my Starsky and Hutch car around! 🤣

I can make the 3-5% down payment, it’s the pesky monthly payments I can’t make lol. My neighbors put 20% on the same house as mine last November, their payment is $5200, nuts.

I should add it’s not just the school politics that worry me, it’s also the quality of the kids that go there. Those same kids would also live in our neighborhood and be who my kids associate with.

It’s not so much the price of a home, as much as how much it costs to sell it, each time you need to move. You better get an RV garage😉

Home ownership is not for everyone. It’s a 20-30 year commitment, and most people can’t live in one location that long, to make the #’s work.

That 72 Torino was like driving a work truck. I was driving OBS F series trucks before they were cool. They were what I could afford that did the job. Now, I have the Prius...an 18 year old one. I work on trucks for kids, early 20s, driving newer crew cab diesels, lifted and pretty. I didn't have that, had a house payment. Still can't afford that, house payments are cheap compared to other things.

Caught crap from a lot of friends when I was starting out. Buggy was parked, and eventually sold. Didn't party or drink, quit going to the desert and river. No money and no time. Years later...decades really...a couple of those same friends said they finally understood. They were making really good money, but their first homes were 3x's what mine was, even more. Life's a constant hustle, just depends on the goals.

You live is a beautiful area. I’ve always wanted a home up there to taxi out on the street in front, and take off. Timing is everything in life, and there are trade-off.

I totally get your sentiment. But if you track home prices and rates through the 70s to 90s vs wages it’s just not close to comparable.

I think we need to get back to saying it’s ok to take a risk on buying a home. You need a place to live in and rent never goes down 😉.

Unfortunately your generation (not directed at you) has been talking out both sides of their mouth for a while now. Buyers of 2007-2009 were reckless/dumb/etc, and now we are back to an all time high (pricing and rate wise).

Meanwhile the same people say, pull yourself up by your bootstraps and get busy living or get busy dying lol. I can literally feel the “I told you so” comments that are coming for home buyers of 2020-2024.

We bought in 2018 and everyone said we were out of our mind. Meanwhile we know multiple couples that have good jobs who cannot afford to buy.

It's a global economy now and it's not gonna get any better in the foreseeable future. We've made countries like China, India etc rich from their cheap goods that they offer us. Peeps from those countries all want to live here. You're not just competing with Joe the plumber anymore to buy a house, you're competing with the 1% of those foreign countries. Wages are so disproportionate to rent and of course buying that most young people have given up on the dream. Only way you can do it now is have help from parents if you're lucky...This just furthers the divide between the have's and the have nots. I swear this country is getting closer to a Fuedal system...

It’s all about qualifying, and then making all the mortgage payments, taxes, insurance, and repairs. Once the mortgage is paid off, you still have bills.

You can’t be poor an own a home for the long haul. It will eat you up, and leave you poor in the end.

Once you start the keeping up with the jones's bullshit, and comparing yourself to others. Your as doomed as doomed can be.

Lots of people have posted their stories about how they scrimped and starved, held down two jobs (I actually held down three, and worked Seven days a week) to achieve the goals they wanted.

Less comparing. More working.

As my buddies dad used to tell us when we were kids...

Anything is doable, if you want it bad enough.

Personally...

I love the stories about people renting houses and the renting out all the rooms, to live there for free!!!

Most 21yo's on jobsites now have a 1000$ phone, a truck payment...and live with their parents. I'm older than some, but younger than others. I still have a cheap phone, and now my newest vehicle is 18 years old, my pickup is 40, but the bills are all paid and no debt. Hell, we've even been running the AC...

He'll, I was born in the late 70's...Pops was nice enough to keep me from it until the late 80's. After that, well I learned how to shingle, cuss, carry a hot bucket and tape up wounds...fun stuff! Pops may have, but he passed in 05 😔

VA secured loan got me into my first home, I'd imagine it's still an available and viable option for many, especially for learning a trade and or getting an education.
Same here. Our first house was 0% down with a VA loan & that was the only way we could've done it. The military is a nice option when you're young, dumb & full of shit. The benefits stay with you forever.

I got the Vet status on my driver's license so I get some misc. retail discounts, and I get 10% discounts at Home Depot and Lowes. 😁

Rented in SCV for a couple years with my gf(now wife). Woke up one day and realized it would be years of living in a shit apartment, no garage, shit neighbors before we could buy out there.

Saved and bought a house in Phoenix 6mo later(2019) at age 24. Not a ton down, paid PMI but mortgage was still only $1,200 a month. Decent little 3/2 corner lot with an RV gate for $255k, kinda in the hood though. Got married the next year.

Sold it last year for $415k, paid everything we own off, stashed a little, and bought our “forever” home(we’ll see). 4/3 with an RV garage farther out of town for $525k. Neighbors are awesome and have similar interests.

The next potential crash will hurt. Mortgage is 3x what our old one was. If we can pay the mortgage and eat top ramen, I think we’ll make it through when it hits. I would rather struggle to keep this house vs. struggle a little less to keep the hood(old) house.

I go back and forth on this topic. For us, I sold anything of value and bought a house in Escondido. We had so much trouble because the pricepoint we were looking at, people were coming in with cash. Stopped going to the desert and river for the most part as well. It definitely took 2 incomes to make it all happen. Having a life partner was a necessity, but I think making it a priority was the #1 thing. Luck helped... If i was starting now, would probably move out of CA and make something work. It seems most kids dont think that way. They need a house close to the beach and dont expect to start at the bottom.
