Any mobile home installers available in Topock?

I have a mobile being dropped off April 1st in golden shores in Topock. Any construction companies or licensed mobile contractors available to handle install? All utilities are installed and ready to be hooked up. Thanks for any leads.

My inlaw was doing some concrete work at his place this week, I'll call him later and see if he knows anyone in the area. His pad is in the "lowers", mine's in the "uppers"

Brennan, I just picked up a property on Gila. How did it work with the county to get your permitting to set the home? I have a septic at the rear of the property, but the leach field moves towards the front of the property and I want to put the modular over the leach field for just the width of the trailer. Do you have any experience with that? Thanks.

@JSquared , the way I have seen a few of them set, they set the mobile just off to the side, and run the carport/garage over the leach. Some have leaches run across the back of the property. The ones running beneath the carport I think may have not been done "legally", but seem to work. I'm sure it could be an issue though.

My place is on Nogales ;)

My sister lives there and has 3 lots up against BLM land at the end of the road. I’ll send her a message.

Yes, I was thinking since the mobile would still technically allow access into the Leachfield it wouldn’t be the end of the world.
I will be out there for 10 days the end of June, maybe I can have Daniels come look at it with me because I want to get my footprint finalized.

Give me a text or a call 951 235 2592 and I can send you copies of my septic permit and explain how to get it all taken care of. It took a while but I found a couple good contractors and mobile is almost done. No power on yet but not stopping me from staying there this weekend for DS. I’m at the corner of park and sonoita

My friend just had his leveled after 20 years. Probably should have left it alone.

If you have any questions or anything I can get you in-touch with them. they have lived there full time for over 4 years now and have quite a few contacts in the area.

At least. That’s a generous quote. Mohave homes quoted me $31k

I am own a house on gila pl. I was actually trying to bup the lot recently for sale For a future home build. Welcome to the neighborhood . I am heading Out there tonight if any of you guys need photos taken or anything

All depends how you set it up. If you hire someone as a gc to manage it all you would still be close to 20.

If you can sub out yourself
4500-5000 mary the halves and set on piers
3500 skirting
2500 basic power hook up
1800 basic water, sewer, gas if all the utilities are right there.
1800-2500 drywall patch
1000 lay remaining floor
5000 ac condenser and coil
800 int paint
400 final clean

Thats based on about a 1200 sqft unit. Some of those numbers may be high and others low.

Don’t forget the stairs. The “recommended” stairs are $800-1200 EACH and you need two sets to pass final inspection

I was thinking 2k sounded light for everything that needs to be done. That's a whole lot of work right there.

Dig a pit and ground set. A bit more then 2 sets of stairs.

How did they pull a permit for a garage only, or are they claiming there's living quarters in there?

What streets?

Coming from 95, pass hooches and keep going til the dead end, then left against BLM land. They had to do a bathroom and septic.
