Thanks, so your docks dont float? Our lake has about a 15 foot swing from summer to winter so they float. Some of the houses have mud in the winter so thats one of the big things when shopping, year round water, and has alot to do with the price. We have a private cove on our land where the dock is, year round water, nice and secluded and keeps the surf boat wakes out. We need to ad the boat lift, and some underwater lighting to light up the cove at night.

No, it will be built on pillars. The boat rest on a hoist system that will allow me to raise/ lower the boat to get it in or out of the water. Here is a pic of one of the neighbors docs. Another neighbor has a floating dock like yours...but being on the main body of water its hammered. Several welds have cracked. He's actually having it worked on as we speak.

We bought this weekend on Lewis Smith Lake in Alabama. Are you doing a safe room? Lots of places we looked at had them, the one we bought does not but they can be ordered and then assembled on side and bolted to the concrete in the garage or basement.

How’s the winters in Alabama?

Hoist are the best. We had one at the cabin in WI. Only PIA, is we had to remove them every year.
We also had an underground (200g) gas tank and pump on the dock. Neighbors owned gas stations so it was easy to fill. When the neighbors moved we had to go back to jugs (that sucked).

There are 7 marinas with fuel on the lake but having a stash on the dock would be awesome and cheaper

Comparison in price.....My neighbors (super nice) panicked when they were standing at their shoreline and saw a chunk of land wash away ...They paid a barge to deliver rock when water was up...20k....my guys 7k doing it by land.

Funny story....I was out there on Labor Day weekend....stopped by my neighbors house on that Sunday....They hadn't occupied yet, but we were enjoying the day having a few cold ones. Another neighbor stops by...starts shooting the shit and mentions how busy the lake traffic was. I literally spit my beer out laughing. There was one pontoon barely at wake speed in the middle of the lake, two bass boats on the far shore and one wakeboard boat. I pulled up videos of Havasu and Parker and told them..."This is busy". One of them said no way in hell he'd ever boat there.....haha. BTW...they now think Im bringing a DCB with me after watching Havasu vids......

I’ve had the same conversation with people around the lake, I don’t think their definition of busy is the same as mine.

Got Wood ? Floor joist arrived today. Thank God they were ordered back in October along with the roof truss. Framing should start right after XMAS. I should be a little ahead of wood cost as my bid/ contract was in May at the all time high....we'll see. Haven't got the lumber bill yet.

Rip Rap all finished.....He was able to get his bobcat down to the waters edge and smooth it out...I will have steps off the side of the walkway to access this area....it should be about 2-4 feet deep for wading.

So, a bittersweet Christmas for me....Retired after my last briefing at 1800. Loaded up a 20' enclosed trailer with what was left that didn't fit in the POD. Hit the road with the intent of driving till I was tired....hit snow storm in Prescott....pushed to Winslow...now 11pm with time change. Grab a hotel...nope, whole town sold out. Press down to Holbrook....all sold out.. F me. Slept in the truck at a truck stop....Thank god I threw a blanket and pillow in truck..Cold AF. Was able to snag about 5 hrs sleep.....made it to Amarillo about 5pm yesterday....tired from night before, grabbed a hotel....finally. Had a killer Rib Eye at Big Tex. Get up this morning at 6 am....pull out of hotel and Emissions limp mode alert....WTF? EGR went out a month ago and replaced by Chevy. Find a local Dealer, wait till they open. They let me unhook trailer at their lot...."We'll give ya a call"...Uber back to hotel....Now we wait.....some updated pics from my builder.....waterproofing done, framing started.

Now that Im out here full time, its cool to see the daily progress. Snowed yesterday and the framers still worked in it....Total Blue Bird day today...but cold 20*...they've been at it all day. I'd say 80 percent of walls are up...roof trusses are supposed to come Thursday. They will be pouring the garage concrete on Tuesday.

Talk about a "view corridor" ...very nice👌. The build looks great so far from the pics, with little things like the system for the below grade waterproofing, pressure treated members against the masonry, etc.

Things slowed down a little last week. TN got some minor snow and frost. The top plates had frost on them for two days, so the crane was cancelled as it was unsafe for the roofer to walk on the walls to set the truss. Trusses went up last Wednesday and they've been knocking out the roof for the past few days. Probably have another week or so to go on the roof. There is still a lot of "Stick Build" going on. These roofers are nuts....up there with no safety harnesses and nothing to stop their falls....No Thanks. I bring them Pizza a few times a week to show appreciation for their hard work.

@Slink beautiful lot you have there.
My family basically grew up on Watts Bar from the early 60's to date as most weekends were/are spent there. Not much has changed on the double wide lot over the years and the main family gathering coverd patio still stands. Not many pictures on my phone but family is there about every weekend when it's nice weather. A lot of found memories at that lot.

Framers have been getting after it...weather has been holding up out here. Been sunny and 60's all week. Didn't realize how much "Stick Build" went into tying the roof trusses all together. Definitely a learning experience for me. Roofers are super friendly and have been doing little extras like putting flat 2x6 in the soffits to mount cameras and such to so I don't have to go back later and do it.....few cases of beer on Fridays goes a long ways.. House is wrapped and felt on the roof. Shingles arrived today and that crew is supposed to start tomorrow. Pics from the front....porch....view out from living room...view from dinning room, There will be a covered /screened patio off the dining room. Front door arrived this week...9' Custom Iron door from Pinky's in LA. Next week framers are going to start on the patio deck and covered patio roof. Windows are supposed to be in next week so fingers crossed they will go in the week after and it'll be completely closed in ready for interior work to start.

Roof is on and electrical /plumbing is 85% done. Both say Monday they will be done. Windows / sliders were supposed to be in last week....got delayed. General called me today and said they are in today and should be delivered tomorrow or first thing Monday. HVAC starts Monday as well. Some updated pics. I had initially eliminated the patio fireplace but once I got out here....I put it back in. That portion will be screened in as well

Water is still a little murky.......Had 5 inches of rain last week and everything flushed down into the lake.....Kinda like Parker after a good monsoon / flash flood. Locals say it takes about two weeks to clear up this time of year. Contractor is starting to knock down the pile of dirt in the backyard....hopefully I can show the true slope next week.....easy walkable lot.

Sorry Guys.....been a rough few weeks. Rough electrical done, HVAC rough done and plumbing rough in done. Windows got delayed so the build was on hold since we couldn't get framing inspection done without windows. It gave me some time to run all Cat 6 to each room and camera locations. Two weeks ago got the call that my Dad was moved to hospice in AZ and was going down hill fast. Jumped on a flight and was able to get to him to say goodbye before he passed....he went peacefully at 89 yrs...Good Run.

Got back this week to TN and windows finally came in. They started setting them Monday. Should be finished tomorrow or Friday. Had to change up the garage a bit. Due to elevation, I eliminated the drive thru and raised the boat garage up. The angle from the street would have been a nightmare and required some retaining walls that just didn't look right. Contractor and Architect came up with raising the one side of the garage. I think it will be pretty cool when finished. There will be some steps installed right about where the ladder is. Will also require a railing due to being over 30"

Here are some updated pics from today. I'll shoot some more tomorrow . The big pocket door is being installed tomorrow. Front door is from Pinky's Iron doors in LA.

It ain't Desert Storm out here, but that's ok. 85 degrees today, no wind....everyone getting the boat legs back underneath them. Most boats on the waterI've seen since I've been here. Windows and doors are all in. Pocket slider is the shit....some pics of it open / closed from inside and out. It still has the film on it so not as transparent just yet. Siding and soffits done....insulation done....drywall should start sometime this week. Threw in a pic of my neighbors pontoon tied up to his dock.

Beautiful home and lot, thanks for sharing the pictures.

For whatever it is worth, I would insulate all of the hot water lines at a minimum. The amount of energy I have saved by doing this is priceless. I remodeled my lake place, part of that being new pex and insulated all the lines as I installed them. Hot for heat loss, cold for condensation. The foam insulation is very inexpensive and very easy to install. End result was having to turn down the temp on the heater because the water was way too hot.

Been a minute since I've updated.....Sheetrock was hung last week and the finishers started Thursday with tape/Mud....took Friday off due to storm. They are back at it today. Few things I've learned building out here....I guess the bugs/bees will destroy all natural wood, so everything gets wrapped with aluminum flashing or a faux wood....kind of like Hardi board. Trim guys have been busy with the soffits and shakes. They put an extended shelf all the way around for the brick to line up to.....again something new I've learned......Don't see a lot of stucco out here......mostly all brick or combination of brick/stone/siding.. Here are some pics of the sheetrock, soffits ( I added a bunch of soffit/ gable lights ) some of the brick molds and the tongue and groove in the patio. I added a pony wall in the master shower....didn't really want to clean a 10x12 sheet of glass after every shower. You can see my cable pulling skills as well.....electrician ran all the RG6 but my builder let me run all the CAT6 and speaker wire.....saved a grip of $$$$. It "Homerun" is down in the mechanical room with AC..all the camera lines dead in to the cabinets upstairs next to fireplace. Speakers in almost every room and several wifi hotspots throughout.....even stubbed outside to eventually lead down to the dock for wifi and cameras down there. One trick my builder did that I loved....in the "fake" gable window...he painted the inside black....all the other homes in the neighborhood you can see the roof truss or plywood through the window.... The panoramic pic is standing on my lot line ....neighbor is finishing his rip rap today.....its not really curved like the pic....straight line...just the way it came out. 81 degrees and beautiful today.

Thanks, so your docks dont float? Our lake has about a 15 foot swing from summer to winter so they float. Some of the houses have mud in the winter so thats one of the big things when shopping, year round water, and has alot to do with the price. We have a private cove on our land where the dock is, year round water, nice and secluded and keeps the surf boat wakes out. We need to ad the boat lift, and some underwater lighting to light up the cove at night.

Been a minute since I've updated. Interior painting has started with the first coat done. Exterior paint is happening as well. Brick has started and is about 1/3 of the way done. Had an issue with the upper portion of the garage....The guys who finished it were not my contractors usually guy, he was out with a knee surgery. They left it with so many low spots it was ridiculous. I could have done better. Anyway, the owner of the concrete company paid to have it ground down and resurfaced. The company that did the resurface gave me a discount to epoxy the floor at the same time

....didn't really want to do it at this stage, but the discount was worth it. Cabinets came in Wednesday. Going with mostly white. The island, laundry and master bath will be smoke grey. Tile guys are working on the two upstairs baths as well. I'll get picks when they're done. Good news, All of my Thermador appliances are in and ready to be installed when ready....They were ordered last September.
