Feedback wanted on Buying in Bull Head City

Im going up to look at a few places this week in Bullhead up in Holiday Shores. Found a nice 2bd 2 bath single wide with add-on room for a decent price, Covered awning to park the boat. You own the land so no space rent. Able to go up to Lake Mojave or down to Needles to launch to get to Havasu.

I know back in the 2007-2010 during the recession tweakers where stealing anything not bolted down. Has it improved or gotten worse??

I have a 21 Shockwave I/O so I know if i run the local water I have to be carefull with the water levels being up.

Any other pros or cons??

We have a place in sun ridge estates. I’m looking for land or a bigger place. Absolutely love it. That’s pretty much where it sits. You either love it or hate it. Havasu doesn’t check the boxes for us but Mohave does. There’s some great people from bhc that can be a huge help. I live in Cali but I know my good friend rob is in bhc and only a phone call away

I will just say location matters.

I lived in BHC for almost 10 years and loved it. I had a place up off the parkway and one other place.

In Desert Foothills it was gated and never had an issue. Down below in the parks you will always be at a higher risk of your shit getting robbed.

I would still be there if it wasn't for the new wife not wanting to live in BHC. She is now gone and I am fine out here in the N Scottsdale area but had it all wired in out there.

Buy in the best location you can afford. Hopefully full timers live next door and they will keep an eye out.

There is a house for sale on my street that 3 bed room 2 bath 3 car garage boat deep , but the lot is 0.42 acres it's a big lot with a big gate to access the backyard , you could put a casitas , pool , and garage in the back with no problem . In Desert Foothills at end of a cul-de-sac

There definitely is something to say about location, as previously mentioned, especially in the Holiday shores area. There are still long time owners that have kept up their properties nicely. Then there are the ones that were left to trusts or probate or w/e and have become property managers cash cows. Turn and run if you are looking in those neighborhoods, the old timers that are still in the same place, that’s where the pride in ownership has stuck it out and shows. If this area were a price point, suited the needs, and was decent. Then you may be ok I would really seek a fenced/walled yard with gates in front. Or at least some good mr and mrs Kravits type neighbors. Some streets have $2,000,000 houses on one side and $40,000 across the street. I would really do some neighborhood interviews if it were me. Just saying.

As crazy as it may seem, see a cop parked on the side of the road, pull in front and go ask him in regards to the area. I would honestly not buy anything north of Palo Verde Meadow’s on the river side of 95, unless your buying “on the river” i cannot think of a single mile by mile square that I’d deem safe and i own a place down in the area i wouldn’t buy a place in, but it was left to me by my father so...
Ft. Mohave, off Parkway etc aren’t bad at all, or just stay east of the 95 and as simple as it is, look around you’ll know by view for the most part. If it looks nice, or if it looks like a meth hood it’s pretty obvious to the eye.

My FIL lives in Laughlin. The houses are cheap and nice. The thing that I dont care for is most everything other than restaurant at the casinos is on the other side of the river in BHC. After spending a couple fo days driving the area last month it is not as bad as I recall. But sadly I would miss the hype that we are looking for.

most of the mobiles in town are OLD ,the ones on trailers still (check the flooring) under mobile
it is most likely dryrot threw out---I know this cause it happen to our old place put my foot thru shower floor.

if your a handy man your good because anyplace for sale will need lots of work in that area
is it a safe area ???? yes and a lot of no--that area has gone way down hill ,there are
very small pockets of good places
but they cost more

if you can swing a little more $ i would look further south at all the new development -Lipan blvd off 95

drive down lakeside to hancock make a right go to the end, go left on riverfront dr
that goes all the way to lazy harys see the good and the better followed by the bad

and ya hard to find good food in the BHC

My wife being from Chicago, yea i hear that all the time but she refuses to go into the casino’s! Sure glad she’s learned how to cook. Went to Chili’s Saturday, walked out before ordering it was so nasty dirty in there.

We have a place in Laughlin and are really happy with it. Some old timers live around us and watch the place. The name is Monte Del Sol it's like track housing but all manufactured homes we own the land.

Sold our place in Palo Verde Meadows this past October after owning it for 11 years. I went on a ride along with a BHC police officer on a Friday afternoon/night and there were 15 or so stops made with most being for domestic violence or public intoxication. One was for trespass/possible burglary. The zone driven was Thunderbird to around 4th street. I liked our area (safe and easy access to HOA launch ramp). BHC as a whole had shopping/dining covered and was close to Lake Mohave but my wife never took a liking to it.

:D When my wife and I bought our last place (Topock/Golden Shores now), We looked at it and went to lunch. Called the agent again...left lunch and went right back to look again. The carpet had been brown when new, the heat had baked it to orange, my kids called it the Cheeto House. We made an offer, they accepted. The next few trips were me camping...and gutting. Our last two places were in a park, this time we wanted our own dirt. The lot is just shy of an acre, with two detached small garages and a doublewide. Fixers are fine, just make sure the bones are good.

Cool...sounds like you guys are moving fast. Best of luck on the offer. We have been looking and made one offer but did not come up with the sale.

What about the waterfront condo complexes?

What do you have in mind? Are you looking for a complex with marina slips, a river dock, a launch ramp, a large garage or a river view? Our complex just had four recent sales and someone contacted me to see if I knew of any places that were for sale via my community page. I think Bullhead is still a good deal and priced fairly. Are you looking for more of a recently built complex? This is another complex that I like. They have RV garages. Once you leave the complex the area isn't the best though. But who cares you don't have to hang outside the gates.

If I were you I would rent where you're interested in buying while you are waiting, to see if you like the complexes. We rented in our complex the summer before we bought and discovered that the noise was pretty bad if you were close to the 95 so we bought a townhouse closer to the river. I looked at Roadhaven years ago and the only thing I didn't like about them is the single car garage. What is nice about them though is that you can build a slip in their marina that you own.
