Hey All,

Last year I bought a lot from @2FORCEFULL in Cimmaron lakes near Willow Valley.

After getting new quotes for a 1400 sq. Ft. home with 70ft. Rv garage it went from 282k to 360k with no block wall or landscaping.

Not completed yet they are starting next week, so still customizable. We just picked the exterior color, garage door, and roof color. We have a few months till we pick Interior shit.

More for my money I think!!! Especially with them throwing in the 3 3 ton mini splits for the rv garage, block wall, and front landscaping included in the price.

Wait what? 9 tons of Cooling for the garage alone??? Mine is similar in size and I have 4 tons of cooling and I can easily get 75 degrees when is 120 outside... Did the use insulation in the walls? Maybe I’m missing something

I have 4 1/2 tons of AC in a bigger garage then what’s here.. and I borderline don’t need a fridge. Lol. You can hang meat in here all summer long and I’m an asshole about it... leave garage doors open and use them like swamp coolers etc.

9 tons seems way over kill to me? If they are throwing it in though I’d take it and Probably run two units instead of all three?

Schedule constraints and price would have gone up as he would have to build a block wall on all three sides of my location.

Looks good. I’m sure it’s restricted by the lot size and the setbacks but the wider the RV garage the better IMO if they could find a way to get another foot or two of width would make a big difference.

We are maxed out on setback, but luckily there's no wing walls inside the rv part

Keep the Cimmeron lot so you can use the WV Marina.

Those are nice houses, builder does a good job. Did some work on some of the first one's in the subdivision. Welcome to the neighborhood, I'm on Gazelle.

Well per the builder permits have been approved today.

Should start in 3 weeks as he has guys on other builds for now.

This is my first time having a house built!!

Nice little area, the clickity clack bridge is cool on the way, very quiet area yet off interstate Mountain View.

Per the builder:

Update on build:

the foundation is dug, railed, underground plumbing and electrical is complete and getting inspected tomorrow.

hopefully pouring slab within 7- 10 days

Is this the area up behind Los Lagos? If so, we toured these with the thought of buying there but I can't stand the thought of having neighbors behind us, in front of us or anything closer than 25' on the sides. For that reason alone, we're staying up in Fox Creek. Those places are selling like hotcakes and congrats on the build.

Yup by los Lagos. I like it 4 miles from the beaches 7 miles from willow valley launch ramp. That's all I care about

Congrats on the new home. Just curious, with the new home build location do you still get access to the Willow Valley marina? Or are you leveraging the lot you still own in Cimmarron Lakes to get access?

Skip the coax, run a trio of Cat-6 to every TV, and back to a "media closet". From there you can distribute audio, video, whatever you want, and purpose those network wires accordingly. Coax is dead

Only thing I would add is run a 1.5” conduit from TVs to attic. And a 2” conduit from media closet to attic. Strictly for the future.

When we built our house I did the low voltage and put in 3000 feet of CAT7a it was as advanced as I could find. Wouldn’t want to wait until later because the attic got difficult to navigate after the fact. Wired TVs cameras and speakers. Also did a backup generator circuit for vitals like fridges key lights and internet server area. Also put in whole home surge protectors. Inexpensive and easy to do at this point. Make sure outlets are workbench high in the garage. Very cool project you have there.
