I spent a fair amount of time in WA, OR, CA (mostly Tahoe) and AZ is my current home base and where I vote. Just got back from a week in Sisters and Jacksonville. I find most of the growing cities have turned liberal while small towns still have the values that I share. Reno is grown too big and turned into a shit show in the last 5 years. Same as Boise and Cor d’Alene, Bend, Truckee, Sedona, etc. etc. @Xring01 i haven’t found the ideal city yet....

Agreed!! Sisters isn't bad(yet), Bend sucks! When bend used to be a pretty cool town. Not so much anymore in my opinion.

I would not recommend Reno/Washoe County. It is one of the two blue counties in NV (Clark/Vegas being the other one). Every other county in NV is red. Reno is basically CA now. If you want to experience real NV, get out of the cities and into the rural counties.

I used to recommend Gardnerville/Minden (Douglas County) but while there are still many conservative people there, the county is pretty purple now and gets worse every day. I go into town there a couple times a month and I shake my head at all the obvious CA douchbags there now. It is a shame as it used to be such a great area.

I'm in southern Lyon County. The whole county is extremely red. The county sheriff is a personal friend and has declared us a gun sanctuary county meaning he won't comply with any of the BS anti 2A laws that our POS Clark and Washoe County elected governor enacts.

There are plenty of counties surrounding Reno that are like minded. I'd be more than happy to give you a tour.

Here's the thing though, don't (even unintentionally) Kommifornicate NV! We all know what that means but many times we get CA transplants here that act like they are still in CA. They drive like assholes because in CA you have to drive like an asshole. In rural NV you don't need to tailgate, you don't need to cut in the next lane as soon as there is enough room for one car, you don't need to honk your horn if the car in front of you doesn't mash the accelerator the second the light turns green (by the way, the valley where I live doesn't even have any traffic lights), you don't need to speed up when you hit a passing zone, etc. In other words, be a nice a polite person.

I know that after living in the big city for years people change and don't even realize it. When you move to the country you have to consciously change your actions and manners. Be nice to people. Be patient. We are not in a hurry here. And don't dress like fucking Charlie Brown! No baggy shorts, oversized black t-shirt, flip flops or sneakers. Hat turn cockeyed. Dress like a fucking adult!

All the towns you mentioned have had recent population growth, as in, lots of people moving from another area..mainly CA., so, assume mainly dems. It's the classic scenario we've been reading, they all leave CA. because it's ruined, but they're not able to change their voting habits or core beliefs, because they cannot imagine that THEY caused the ruination of CA., so as has been said, they turn their new place into their old one. The smaller towns, don't have all the "cool" amenities that they need, like a Starbucks on every corner, or the specially tofu place, so they don't move to those towns, they still have their core population. You mention Bend and Sisters (Oregon), go 45 minutes east to Prineville, where I grew up, it's the classic conservative community, still ranchers, etc., diesel F350s outnumber Prious' 100 to 1. The town doesn't have all the glitzy liberal trappings, so they don't move there. All of Eastern Oregon is like that.

My friend works for KB Homes, and I just had dinner with him.

He also said there is no more single family zoning allowed, so people can build whatever they want on their lots.

KB has some tracts in SoCal that have good size lots available. He said the Chinese investors are buying them as they come online, with the intention of putting apartments in, after the houses are built.

Fucking insane.

Sorry, we just left. :D I will warn you, the school district in Washoe County is a train wreck. Not sure if you have school age kids or not.
Otherwise, not a bad place to live. Still have to smog your vehicle. Registration fees are almost the same as Cali anymore. DMV used to be a breeze until the very month that they let illegals have licenses, it's been a mess ever since. The governor calls Newsome every night to see what he should do the next day.

But, it's pretty easy access to boating, fishing, hiking, concerts, university, lots of great food establishments.

Electricity is inexpensive. No income tax! Sales tax is the same. Gas is pretty expensive unless you go over to Fallon or down to Carson.

Stay away from Golden Valley, Lemmon Valley or Sun Valley. Cold Springs is a lot further from Downtown than you might realize.

We lived on the east side of the airport and loved it. Hidden Valley area. It was a $15 Uber ride to the casinos and concerts. Literally 11 minutes from our driveway to the airport pickup. Jeff would call when the plane landed and I would be at the pickup area when he walked through the doors. All this with an acre and a well. Most of Hidden Valley is 1/3 to 1/2 acre.

I agree with ChiliPepperGarage, Gardnerville and Minden are nice, and still close to Tahoe. Closer to South Lake, actually.

In the last few years NV has become a MINI California especially with the flood of illegals, lower income and 2 strikers from cali, along with Sissylack wanting to be a Mini Newscum so he has tried to copy almost everything that idiot has done to ruin Cali and so far the idiots in Nevada voting for him are blind as the idiots in Cali that voted for Newscum. Business and Tax advantages are great that is for sure but leave it up to our idiot GOV and he will start to push State tax soon as well (part of his agenda). There are still some great cities and towns though, Carson City has a slight majority of RED even with the mini Newscum being there, Tahoe is mixed different areas different views, Reno seems to have turned Blue a few years ago. BC Is Closed...Time to look for another State to live in until it is overtaken by the idiots.

Can't tell exactly where the southern NV border line is but looks like just north of Pyramid so should be moved south a couple hundred miles.

Southern NV border is just north of the former Owen's Lake. Maybe the lake would still be there if this map was still valid. California would not have stolen it. There might not be a Los Angeles as we know it. SF tried to take the water from Lake Tahoe in the late 1800s also. NV was ready to go to war over it. CA backed down. In 1861, the Eastern Sierra was disputed territory. This is the only map I have seen that has that area in Nevada. One can dream.

Yes, Utah is also a great place. In fact, if I wasn't in Northern NV, I'd be in Northern UT. Southern UT is beautiful too but too hot for me and too crowded. Northern UT is gorgeous with tons of outdoor activities. I was looking east of Heber City area. I talked to many locals there about the Mormon thing. They all said the same thing, you can get along with Mormons just fine if you are a decent person. They like to keep the whole "If you're not Mormon you won't like it here" thing going to keep the liberals out! 👍 :D

Your friend is spot on. I'm a Planning Commissioner and the state is stacking things up. My city must add 8000 units in the next 8 years, as per the state. Builders now must calculate VMT (vehicle miles traveled) when applying for approval of a tract map. Just like an EIR (environmental impact report). Housing now must be near public transportation, gas stations, jobs and retail. When calculated, if the distance of these facilities are too far away they are subject to not being approved.
I met some Carlsbad PC's and they have no more area to add so they're tell me they must stack em up. This state has lost they're minds.

My observation as an outsider looking in.. when most people from California move to another state, the shit they bitch about California and the reason they left, they then push/vote for the BS the left California for.

I have built houses for many years and have seen it first hand. Hell a retired LEO from riverside moved into one of our houses in a subdivision, joined the city council and the chamber of commerce because they as "homeowners" had to maintain the beauty strip between the street and sidewalk(yes it is considered "city property! Its fukn round river rock and a street tree) which now everyone in that subdivision has to pay an extra city tax to maintain a 3'x60' beauty strip that is actually round river rock! Takes all of 10min a month at most to pull the weeds or spray. The same people are now trying to bring in a "HOA" into the community because their neighbor has a 2016(I think) 5th wheel parked in the driveway and not behind a fence, because people leave there trash cans in front of the garage instead of behind a fence. All what equals more $ paid out to some bullshit. A bunch of "Oregon Natives" that live in the subdivision have signs in their yard that say "DON'T California MY Oregon"! LOL

Funny thing is all these people from other states that move here and do this shit(especially cali peeps) will tell you they "retired" or "moved here" because of "less taxes" and "less political BS".. and then bitch and make more taxes!

I have no problem with people moving and getting out of a situation if they are not happy or can benefit from said move. But dont move somewhere else and then push the "policies" that are the same reason you moved!!🤷🏻‍♂

When the wife and I moved to Orygun in 92' my BIL sat us down the very first week and told us to keep our mouth's shut, our eyes open and not let anyone know where we were from. How come??????? You might go missing!!!!!!!! We did exactly that and lived 25 great years and made many GREAT friends who we still consider, after 6 years here, our best friends. Beautiful place up there but something makes those trees grow so big and it sure as hell isn't the sunshine!!!!!!!!!!!!!!!!!!

Last time I was in Reno, it seemed like I was still in L.A. Only it was colder. There were tweakers floating around, drunks in the streets and shady mutherfuckers everywhere else. So, while Reno is nice and close to Lake Tahoe and the ski resorts, and offers some of the Vegas casinos and nightlife, I dont think I'd relocate there. I'd look at someplace further east. But you said you have to stay out west, so...... 🤷‍♂️

I believe in many things. But I truly believe that criminals will continue to be criminals, until you make their lives miserable enough to change there ways. Well Ca, doesnt arrest/prosecute/investigate crimes any more, so criminals are in paradise. LBZ… cracked me the fuck up on his post. Cat Thieves (BTW… I would just open the door and let little miss Nelly my Black Lab from hell on there ass. They would not have had a exit plan for her. That bitch hates strangers at night. )

Combine that with most likely the highest tax’s in and cost of living in the United States.
State Income Tax, Gas Tax, Property Taxs, Sales Tax, Housing Cost, Water, Gas, Auto Registration, Groceries and on and on.
Lets not stop there. What the fuck do you get for all of this $$$ paid into the system…
How do the schools rank… not so good
How do the roads rank… yeah not so good
WIth almost the highest electricity cost…. Why does the power continuely get shut off… I have the answers to that one. But I cant solve the political problems that created it.
How does the public transportation rank… oppp thats not a fair question, its beyond worthless, and they find ways to add taxs to the above and still not spend a dime on fixing fucking problems.
How many billions are spent on homeless… hummm why is the population going up????

I've been saying for a few years now I'd like to leave this state when I retire (can retire in 3 years). Wife has ALWAYS said, "no way you'll ever get me off the beach". Over the past year, with the COVID over reach by Newsom, taxes, vagrancy, crime, general Ca politics and mostly how FUCKED UP THE SCHOOLS ARE, she is talking more and more about leaving. To the point she's like, can you quit and get a job out of state? We live in a little slice of heaven where we're at so it's REALLY difficult to make a move like that but fuck we're getting close to flipping CA the bird. South / West Florida is looking good. The mandatory vax for kids next year was the final straw I think.

Your friend is spot on. I'm a Planning Commissioner and the state is stacking things up. My city must add 8000 units in the next 8 years, as per the state. Builders now must calculate VMT (vehicle miles traveled) when applying for approval of a tract map. Just like an EIR (environmental impact report). Housing now must be near public transportation, gas stations, jobs and retail. When calculated, if the distance of these facilities are too far away they are subject to not being approved.

There is another group or commission that I can't for the life of me remember their name. This is all stuff they have been recommending for YEARS.

This is why they have been making more and wider bike lanes in LA, taking away lanes on roads, etc. It is to get you so sick of commuting you take public transit.

Staying in this state with the goal of fixing it, reversing course, etc, is not realistic.
Look at the demographics of the voters.
The Socialists have had a super majority in the state legislature for about 10 years I believe, and there is no sign that is going to change, or even slow down. If by some miracle the trends reversed (and that is what it would take, a miracle,) it would be 25 years to see a change in things, and the gubernor and his minions have no intent whatsoever to allow that to happen, they are constantly rigging the system to do exactly the opposite.
The plan is to destroy the middle class, create an even larger dependent class, and tax the ever lovin' snot out of anyone who creates wealth to pay for the program.
California is lost.
Either you look at things and say "I can live with them, I like it here", or you say, "I am leaving as soon as I can" or you are leaving now.
We are in the process now.
House goes on the market early next spring if a contractor we have used doesn't buy it for his home base.
I won't move in the winter.
We have to cross Donner Pass on our way outta here, and if I tried to move in the winter with my luck it would be the longest most bad ass winter since the Donner Party, they would be hypenating that to the Donner-FBT Pass.
