first thing I have to do is get on the roof, probley start there... if it needs it I'll strip it and do a new roof,... it doesn't leak inside,.. but leaks under the patio covers...

A lot of the trailers like that in Big Bend have that thick white plastic stuff all over their roofs. Not sure what the deal is, but everyone seems to run it. 🤷

We flipped one like that in BHC a few years ago. Just changing the siding and possibly the windows will make it look significantly better. As far as the roof I'd be looking at coatings like @rivermobster suggested.

I've done rv roofs... I never got on the roof yet,... but,.. some of them have the steel sheeting thats crimpped together... so you have to put a layer of plywood,... some just put the coating on,... when you do it you have to roll it on from a ladder,.. when you walk on the roof it opens the crimpped seams... those are the one you see where people throw tires on the roof to keep them from rumbling when the wind blows..

I Don't do the rubber roof, I use the emoulson seamless roof..

I used it on mine, rolled it on over shingles.

I just did a satellite search, looks like it already has the white coated roof... but the patios look like roll roofing...

I'm thinking lumber will be back to normal by mid sept...be a good time to tackle the siding... plan is to strip it down and replace with the primed hard board T1-11 8'' on center

When a coach is of that age are you looking at galvanized pipe and a re-pipe and do that with the siding off. I know a lot of that is accessible under the coach.

If it's anything like a mid 70's mobile we had, when you pull the siding off you'll find minimal insulation. we paid extra for the premium insulation package on our double wide and when winter came around our electric/propane bill was over $200(1975 dollars). pulled siding off, half the trailer had no insulation, the parts that did was 1-2". ended up insulating entire trailer.

Have them spray foam the roof. That's what majority of them are in Echo and Big bend. Makes a big difference with the heat. Can spray the awnings as well. My neighbor even had them do his conex.

Mobiles are put together like a RV. I have put a lot of work into mine over the years. Repiped it last year. Most are polybutelene. Or pvc if they have already been repiped. Mine was a combo of both with some galvanized mixed in.

Here's the little secret you can use to instantly transform any fraction to a decimal: Simply divide the numerator by the denominator:

= 5/8

= 5 ÷ 8

= 0.625

why industries have to make ever thing so hard,... like buying plywood,... you want 1/2" ply wood??? ah.,.. we don't have any....lol...beings everyone now uses their phone for everything... no one knows math any more...

If you were to have to replace the mobile roof, what are your options to add insulation from the roof side?? Is the sprayed foam roof the best? Or foam sheets covered with rubber membrane (TPO). Or what other options are there?

I'd say the best way, and easiest would be the spray foam, other wise you would have to strip the metal roof off,... it's better to leave the metal and osb over it ...

Is the tenant currently in the place?

What are you paying per foot on the wall?
