I probably should have started this when the project started and kept updating, but hindsight......anyways, i wanted post this to give a shout out to my contractor, Andy Lunsford at Johnson Manley. Easy to work with and kept me in line so not to go crazy over budget. If you are looking to do a project, consider a bid from him.

We started on Halloween and was supposed to be done March 1, but with the coldest, wettest Havasu winter in memory, it was April. Final dimensions are about 2200 sq ft of concrete with a 400 sq ft loft. Loft has stairs instead of ladder and just for storage so I didn't have to build cabinets in the parking area.

Parking is 55 ft deep...24 wide at the door and widens to 28 ft as we followed the pie lot. Workshop area is 15 x 28. Included a 1/2 bath, RV hookups on both stalls.

It wasn't cheap, but i think a good investment for resale if we ever go that route.

I am open to any questions about the project if you are considering doing the same.

Do you have a picture of the finished curb view? That’s a huge addition and the inside looks great. Is the one mini split enough to cool the work area and loft?

That had to hurt a bit to tear off such a nice garage to begin with.

Two mini splits....one to the front and a second to the back with two air handlers..one in the loft and one in the workshop area.

It did...but squeezing the toon in with the 8ft door took an alignment of the stars....right hitch adjusted to right height, bimini in right spot, driver seat reclined.. and the binini still grazed the door. .just a matter of time before i missed something

Andy is good people, helped me with my remodel about 11 years ago. Will give him a call when it’s time to build an RV garage.
