Yeah, until they turned the Mountain next door into a giant hemorrhoid. Ruined a lot of what we liked about the place. Criminal really.

Just looking at the exterior shot and considering the 4 BR/4 BA house area is 3,000 SF, it must be pretty chopped up and have small rooms.

I got a few listings available much more affordable beautiful mobile home estates. Starting at $20k with a monthly of $500. No pro but I have sold a few homes and lined up a few mobile sales. Parkers best park but must be accepted before offer can be submitted :)

Regardless of what you think, view is a major influence when it comes to price. In Orange County there are a few streets where the houses on one side have views of all OC and on the other side, no view. The view houses sell for $300k-$400k more.

I experience it here in SD too. I have a listing appointment tomorrow with that exact scenario.

When you coming to SD? I'm going active on a listing in El Cajon tomorrow and the buyer is moving to Havasu. I'll ask him this weekend if I can give you his contact.

I don't think a 3000sqft single story house with 4 br /4ba is going to be chopped with small rooms. I have a 3500sqft home my smallest bedroom is 15x15

already is, my parents are trying to buy a mobile home there and you basically have to go 10k over asking to actually snatch one up
I got 4 mobiles available at Echo from 20-120k. They are all leaving to go to buy in Havasu and Bullhead.

It still has a lot of ways to go to get back to what it was. Here are a couple of examples that I know of personally.

A nice house in Bullhead 1/2 acre lot with views of the river/casinos. It sold for $429,000 in 2006 and the new owners that bought it put another $100,000 into upgrading it after they bought it (they were contractors building all the condos up in the McCormick area so it probably didn't cost them $100,000 but you get the idea). On Zillow it's estimated value is $307,000.

A nice 1/2 acre lot in Bullhead with unobstructed views of the river/casinos. It sold for $250,000 in the beginning of 2008 and last year it sold for $44,500.

Looks like hook ups for RV spots on the river in front of you. Does it get crowded there during the summer.

The are only allowed to rent spots on the 3 big weekends, most neighbors rent the spots so its not a big deal. Also snow birds can rent them from October until April but Echo messed it all up so we only had a few people in spots this year and it was well into January, pretty much empty right now so a few winter months you lose view.

Hard to beat this set up..
Summer doing two 4-5 day weekends about 700$ with electricity, winter $600, but that also includes one free outdoor storage spot. Really I think its like 75 bucks a night to camp so for just a little more I get to sleep in a normal bed and leave all my stuff there.

Few for 50k water front. 3 of my neighbors selling for 20-30k $520 a month. Bigger units than front row with boat storage. $200 more a month for a river pad than what I would pay for same boat storage by house and I keep golf cart and skis there.

Yeah. The mobiles I was referring to in this thread have doubled in price since. Who would of known. We could of bought up all the inventory and doubled are money. Houses I worked on last year that sold have each gone up 200k + in value. I thought the market was at the peak then.

I haven’t read the whole thread but one trend I noticed is % wise the smaller houses gained more ground than the larger ones.. For example from 2019 till now some houses might have gone from 375 to 600+.. where something that was a million might have only gone to 1.3-1.4’ish..

So that house even though it went up 500, % wise it may not have gained as much ground as a normal cheaper house.. maybe because vrbo on normal houses are driving the numbers up?
