I'm looking at places to retire and Nevada & Florida are the most tax friendly in that 401k & social security are not taxed as well as having no state tax and pretty low cost of living. I would like to be close to my kids therefore Nevada is preferred. I had a house in Bullhead City for ten years (sold it in 2018) so am familiar with the weather, etc. in the area meaning Laughlin isn't my preferred choice but there is new construction if I want to add a rv/boat parking garage. Does anyone have any thoughts on Henderson? I'm thinking its close to Vegas for entertainment, Lake Mead for boating and of course 4 hours away for my kids.

Thanks in advance for any input, be it negative or positive!

We just moved to Henderson 6 months ago and so far we like it . I'm not to thrilled about the same standard greed to tare down mountains to sell more homes but that seams to be happening every where . We are far enough away it does not feel like vegas at all but still its there if you want to go to it

i left CA 22 years ago and relocated to Henderson. the growth here has been huge, many new places popping up all the time. that being said...if you are looking for a larger lot to build RV parking and so forth, the newer stuff is all crammmed in like CA. you would be better off in the older parts of Henderson where you can find home on larger lots and so forth.

We had a house in Bullhead when i was a kid (2nd and long) and to me the laugghlin/bulhead area is hotter and longer summers.

Henderson isnt Nirvana. it has its up sides and down sides...like anything else. however it sounds like your expectations sound realistic. i too loved the strip and the casinos BEFORE moving here.....now i try and stay as far away from tourist central as possible.

Vegas/Henderson are the best cities in the world IMHO. We are building a new home in Lake Las Vegas as we speak. It's a great place and no matter how big it seems, you can be out in the middle of nowhere in 15min (reason we built on the edge of town near Mead).

My wife and I are different than most as we love going to the Strip, Freemont etc. and experiencing all that those places have to offer. Literally the best restaurants in the world, shows, bars, pool parties and more. It's fun to be able to ride bike trails near the lake with nobody, get out on the boat with very few people and always available beaches, then head down to the Strip and see stores selling BVLGARI watches, entertainment and restaurants by all the same chefs on TV. There are always going to be some issues with living where people vacation. My wife and I have always followed the live where people vacation rule and its a lot of fun!

Again, the great thing about Vegas is there is SO much more than the Strip. Mountains, ghost towns, great shooting and offroad areas, close to so many great state and national parks. Like most places, it's what you make of it. I love when people say. "Ugh Vegas, who would live there". I just keep letting them think it sucks so they stay where they are at. :D

As for Florida, we love it there too, but couldn't live there full time. Humidity, bugs, and hurricanes don't do it for me. With that being said, we are still planning on buying a home in the Keys in the near future.

Henderson is a great place imo, close enough but far enough away from the strip depending on what tickles your fancy, had a house up in Macdonald Highlands until last October, sold it, beautiful neighborhood with a FANTASTIC golf course if that’s your thing, our house was right on the 18th fairway of Dragon Ridge Country Club, beautiful strip views

@beaverretriever where are the beaches you speak of? lake mead is so full right now theres no beaches at all.

Southsiders(Henderson people) think nothin but Henderson exists. if you want to get the most bang for your buck( new or newer house) big lot. very low traffic. i would look in the north west. henderson is so congested now that i avoid it more then the strip.

Well we never had trouble finding a private beach the 10 years we lived there and the lake was definitely more full than it is the last time I saw it (about three weeks ago). Or do you mean, finding a beach that nobody is hanging out at?

As for Henderson people, that's definitely us. My first house we bought was in Summerlin and we hated it. Too busy and so hard to get anywhere in a short time from there.

@beaverretriever as of last weekend there is only one beach in swallow, big sandy, and 1/3 of what little sandy use to have. gonna be a very interesting summer.

summerlin is congested like henderson. i live in providence. very little traffic, .1/2 mile from 215, 2 miles from 95. can be on the water in 45 mins. i launch from callville.

We have a home in Henderson Anthem up in the hills. I really like the area because if feels nice because of the area is well kept and you up pretty high. It can get expensive real quick with views and neighborhoods. In our area no RV parking.

Yes and price is also up up. My son in law just bought a home in that area. Very nice area.

I have lived in Henderson since 1982, my Dad and step Mom moved to Henderson in 1978. A lot has changed since then but its still a good place to live. Before I moved to Havasu we use to get up and leave Henderson at 7:00 A.M. for Needles put the boat in boat all day pull out at 5:00 grab dinner in town and be back in Henderson before 9:00 P.M.

I had a house there for a few years. If I were to leave SoCal it would be to Henderson or Scottsdale

I was born and raised in the Las Vegas area. I have lived in Vegas, Boulder City, and now Pahrump. The area has alot to offer and Henderson is certainly one of the better places in the area to live. The only drawback is that the newer homes lack RV parking and they almost always have an association. I moved out to Pahrump because I wanted to park all my toys on my property since storage would be almost what my house payment costs. My wife owns a house in Boulder City as well which we are working on to either sell or use as a rental property. If you have any questions I would be happy to answer them.

If you like Irvine California you’ll love Henderson is for the most part clean. With the exception of Hendertucky which is at the bottom old part of town, trailer parks and tweakers like cordwood.


a lot of nice people good schools and of course in the upper elevations a lot of new home construction but the lots are not large. Everything you need at your fingertips including a lot of traffic.

if you’re looking for a larger lot and want to live in a semi rural area, not even think you’re living in the Las Vegas Valley I strongly suggest you look in the north west or the southwest part of the valley.


if you live in the Northwest it’s gonna take you 30 minutes to get to the strip and mto Henderson probably about the same time maybe 40 minutes then you’re off in the running towards Needles or Lake Havasu.

I’ve been around these parts for 20 years and decided to pick my final resting spot in the south west valley on a half acre.

I don’t have assholes, tweaker paroles, I don’t have section 8, there’s no apartments anywhere near me. I have horse stables two blocks of my house yet I am 15 minutes to the strip or McCarran airport.
It’s a few dollars more than the Northwest and probably around the same as Henderson and pricing but you get more land and you really have that feeling of living and country yet you’re close to literally everything.

The spring mountains and red rock are pretty much out my back door it doesn’t get much better than this.

I’ve lived in southwest, north and northwest. northwest is my favorite! Big homes big lots and no traffic!

As the post above noted, most of the NW and SW were horse ranches, so many have larger lots and a few acareages are left. In these areas nearly all of the commericial buildings are within 5 years old, schools, etc. Most are nicer more upscale, and no heavy traffic as the lots are large and still open spaces. In rural Enterprise, my area, many lots are a miniuim of 1/3 to 1/2 acre.

I just checked to see if anyone posted and wow! Thanks to all for your comments. I guess I have some homework to do. I don't know the area and picked Henderson basically out of a hat. While I've enjoyed living in Anaheim Hills for the last 20 years, once you are out of town then So CA sets in with all its trappings both good and bad including my 2-3 hour daily commutes. I grew up in a small town between Milwaukee and Chicago so would like to return to having little traffic and some land for the toys while being able to access the "big city" on occasion. Thanks again and please feel free to either post additional commentary on the area in general or pm me with specific info.
