Still a dump?
Or
Is it an up'n coming city?

I saw some nice houses listed out there but have not even been thru Kingman for about 15yrs now.

Opinions?
(just the city itself)

Thank you

My uncle just moved to very nice house in KIngman at the base of the mountain ..... went through some good areas and not so good getting to his place. Have not really seen the city yet but going this weekend ..... they have their annual Route 66 street drags going on right through the middle of town. Closed Route 66 for a week for this which is a main road there.

There's a lot of cool newer neighborhoods. The downtown area is pretty neat, I was just up there a few weeks ago. They have a few breweries. My Arizona RE license is w/ REMAX in Kingman. I don't really service Kingman, but if you need a good agent in Kingman to answer questions and show you some homes, I can put you in contact with someone from my office, just shoot me PM.

Kingman has some nice areas, and shopping and medical services are very good. Was just shopping there yesterday. Very nice custom homes up Stockton Hill Rd. / Hualapai mountain road. You can go up in elevation have nice weather year around. Forty five minutes and can launch at lake Mead.

I live here. There are certain nice areas and a lot of new homes being put up. Not many real well paying jobs outside of the hospital or unless you own a business. Some local food spots are good. It's still pretty dumpy though. Transients have increased over the last year or so. I live out Stockton hill which was nice when the launch at south cove was still good. I don't mind it, there is a lot of really good people here that do alot for the community. There is also a lot of shit heads

If my "special lady friend" and I both work from home.
Then we want to leave CA in favor NV or AZ.

We'll be looking in the $450ish range and I don't really care where we go.
I just want a nice place in a nice neighborhood.
Any other cities, towns that you think I should look at.

Thank you

Pretty decent location really being less than an hour from Havasu and Mead but having the more mild climate

:word: The MIL is there and it is typically 10 degrees cooler there. I just don’t want to be stuck in that town. Fortunately the wife has never rally wanted to be in that town. IT is just too small or does not have the range of dinning options. THe comment of the old part of town is true. That is a cute area but it is 1/10 that of Havasu. Boulder City is another one that I’d be willing to consider. Not sure hoe the housing prices are there though.

It all depends why you would want to live in Kingman. If you’re going to own a ranch it’s pretty good. But depends on the area too. The type of housing you’re looking at I would move to Boulder in a heartbeat. Kingman is very limited on stores and lately the shelves have been empty. We do a lot of our shopping in Bullhead city. Sam’s Club, target, Walmart and other stores. The prices at the markets are high. Gasoline is just as high as Havasu and a lot higher in many places. Why? Because they know all the people going to Flagstaff and other location east or west, it’s the only stop for a while. Boulder has many options that are close to Las Vegas. Medical choices in Las Vegas are many. Most of my neighbors in Kingman travel to Bullhead city for their medical. The hospital here is level four trauma, where Lake Havasu is level three. Limited in specialists too. Restaurants and entertainment are plentiful in Boulder & Las Vegas. Costco too. The area you posted where that house is located, pretty decent but gets windy a lot of times. If you go out there, listen for the train. The tracks are not too far away and those trains move at all times of the day/night. It’s the main artery between East and West. I usually launch at Topock which is 50 miles away from Kingman. Never have any problems with any of the boats we have. Katerines Landing is 35 miles away and Willows Beach is 60 miles. Oh, make sure you’re able to get kickass internet. Kingman is funny when it comes to that. Not only in speed but reliability.

Well, that about does it for Kingman. Prisoner should check in shortly. Have you considered Ehrenberg? Really like to read a thread why that place still exists?

Fort Mohave. Lots of new homes going up in your price range and it's a great area. If you want brand new check out Patriot Estates, Los Lagos, Fairway Estates.

I am not fond of Havasu, wife and I talk about Kingman often. I live on the river in Parker, but figure property taxes will force us out of La Paz County eventually. We could see having a home up the mountain in Kingman, and a small place at Mead View to keep boats, and spend time on the lake. Just an idea for the future at this point.

I second your statement. Our house will be done within the next week. Patriot is building our house in Los Lagos. Restaurants are few and far between in Fort Mohave but Bullhead has plenty to choose from and obviously the casinos across in Laughlin have some good choices.

My River neighbors are heading up tomorrow for the day to house shop. They have a lot in Havasu they were going to build on but prices got away from them to build. Retired and friends just bought there.

I have lived here in Kingman for over a decade. If your looking for a sleeping town that moves a bit slower, has great sun rises, and clear air, this is a great spot. The people here, by and large, will wave to you as they walk past your yard and may stop and chat for a while.
That being said, if you are from a blue state, you most likely will have a very hard time adjusting. In fact you may find you just don't like it here. There was a time when your political leaning was not that important. That time is not now. As a matter of fact, if you are left of center, maybe just look somewhere in that state rather than come here and try to make us like your failed state.

We had a golf course lot at Valle Vista. It's 15 miles outside of Kingman.
Golf course is still running. Has it's own PO and gas station.
Sold the lot over 10 years ago and recently drove through. Not much has changed. Nothing built on the lot we had

Mohave Valley is closed 😂 due to a nationwide shortage of launch ramps

There are some pretty nice and upcoming neighborhoods in kinsman. There are also some pretty delapadated areas. Daughter bought a nice place in a great neighborhood and they love it there.

We bought one around 2006 and still have. Haven’t been back to see what it has changed guess from what you are saying I won’t need to go look.

I don't think Kingman is all that bad, but nobody has mentioned that it's freezes most nights in December and January.

Not sure which fairway we were on but it was Monte Tesoro dr. Actually there wasn't one home built on any of the lots there.
It was 3 lots down from the nearest home and it would have cost $10k just to get electric to the lot.
This pic was about a month ago when I rode my bike up to Williams

If you're missing your front teeth you will fit right in. 😉
THe MIL is on the upper end of society in Kingman. She has a nice house and is in good shape. She always has been. We joke with the MIL about this every time that she talks about doing any type of dental work. The other good one is that people have summer teeth in Kingman. Some are teeth and some are not. LOL

Yup, impressive how some of you spoiled c*nts enjoy ridiculing others who busted their balls working for shit wages, and retired on pennies where they could afford to live.
There's a lot of old construction trades people who retired in that town, for that reason, because they could.
Real shame, their lack of ability to afford those pretty white, bright, shiny fangs you're all sportin offends you. 🖕

Yep and I wonder how many of these BS experts get out of their Orange County mansions to even see how it really is. I won't be alive to see how they are going to live when retired but I'd sure like to.

This you all want to leave CA but you want to bring it all with you. We don't need that stuff in our small towns in free America.
