What price should this size unit sell for ? Fourteen foot door.....14 wide, 90' long. It is not a pull through, what do you think........Thanks

There’s a 13-14x 75 in the new storages being built and they want 305.. the 20 wide ones are 385k. 😳

That and storage won’t qualify for a mortgage, has to be cash or HELOC.
Funny I was thinking why not buy a house? If you can swing 300k of storage I gotta imagine a house and building out a unit would be more cost effective

It used to be 1k per foot. So 90’ was 90k ish back in 2015.
However it is closer 1750 now, so maybe 160k. If the complex has amenities (RV dump, onsite shower, 24/7 access, secure gate, etc), price goes up. Newer places are going for crazy money, but being a cash (personal loan) deal you buying pool is limited.

Ours sold about 4 months ago at $162 a square foot with a mini split and 50 amp. Nice place with a dump, showers etc. Puts the one by the OP at $204k. Maybe less without AC, but thats a cheap upgrade with a mini-split.

Man you guys are ballers. 200k-400k just for boat storage. That is insane to me but my shit is old and not worth much so maybe thats the difference.

4 years ago I got my 40 ft for 39k, prices have really gone up since then.

You selling without a RE agent?
When I purchased, seller had no agent, I had one. I made seller pay all RE fees since since we used escrow to deal with money.

Trying to figure price and if i need an agent at this point. I think all I need is an escrow office to handle it.

Here is one unit that recently sold where I have a couple units, shows 40' for $113,500 and 40's originally sold for just under 40K. These were built in 2015 and got the keys Jan. 2016, I bought two units and removed the wall making it a drive thru 86' 6" for under 80K. I was hoping to break even after property taxes and HOA dues and have had free storage for the time I owned these, thinking it will work out fine. Complex is gated, RV dump, vehicle wash area, bathrooms/showers, dumpster.

Just going by what the 40' sold for ($2,837.5 per linear ft.) mine should be just over $245K which means it's tripled in value in a little over five years, crazy. Is there a premium for door on each end?, maybe, maybe not but the breeze going through is nice plus it's just 1/8 of a mile from my house. Using the same math your shows $255k. I think you need to look at comps for the larger units, might be worth more as 40' is kind of limiting.
