Hello to my RDP family, my wife and I are seriously thinking of buying a mobile home that's all set up in the parker area or Earp CA that is riverfront or very close to the waters edge. Does anyone have any leads or any owners looking to sell their piece of paradise. Our budget is 150 to 200 thousand. We also like to know want the rent is for the spot also. Thanks for thoughts and suggestions. Stay healthy and safe out there.

Personally i would go up and drive through the parks . There is plenty in your price range . They dont seam to go on any standard listing mostly just a forsale sign . I know there is water front places forsale at river lodge . I think our space rent is 450 a month

You won't find anything on the AZ side on deeded land in that price range. Good advice above to drive the parks. My wife has been a realtor in Parker for twenty five plus years. There is almost zero inventory of places for sale right now on the Az side. This Covid rush in 2020 has been crazy, she has closed more escrows in one year than ever before. You won't find anything on the AZ side on deeded land in that price range. Good advice above to drive the parks. My wife has been a realtor in Parker for twenty five plus years. There is almost zero inventory of places for sale right now on the Az side. This Covid rush in 2020 has been crazy, she has closed more escrows in one year than ever before. I would think it would be really hard to get a water front place on the AZ side for that price range.
Waterfront, is that what you said, may have missed it, think water access...........

There are a few up in lakeside ..and 5 mins from the water. No space rent and not at the mercy of crit..

why Earp? i check zillow often since my boat is stored there. lots of places for sale in your price range. seems like on the water is about 900K.

but there is a problme with the Indian leased land in Earp in about 10 years the lease is up and nobody knows if its going to be renewed by the tribe.

Plenty for sale on Cali side in that range even water front and new, but not deeded as I'm sure you already know. I think castle rock has new stuff going in if you have to be on AZ side. Deeded with water access you get buckskin valley, marina annex, marina manor, few little overpriced gems in all of them. Running a jet boat i think big river has water front stuff for close to your budget. Few dumps up on side of hill in parker sold for 350k in a few days.

Gotta love our little palace up above the Sandbar. Deeded and less than a mile from the ramp. Walk to Mi Tierra or The Bar.

Nice looking float there bud. I gotta ask have you spent much time on the strip in that boat? That hull on the strip will be a very rough ride unless your boating off times, off season etc. I wish you the best.
We generally go for a run early in the morning or later in the day when things start to slow down.

We are probably going to list our unit on A row in riverland here shortly. Some of these prices seem kind of insance i guess you can list at whatever price you like.

Its a double wide 3 bed 1 bath. gated side yard huge trex decks with a 10x10 shed. I believe the trailers a 1995 ish and we completely remolded it a couple years back.(granite,paint,carpet,etc...)

You would be hard pressed to find a nicer more upgraded unit.

I believe space rent is around $600 a month.

Bransons Resort has been doing some solid improvements in their park and bringing in new manufactured homes under $200k 3 bedrooms. Space rent in the low to middle $500 a month. The park is on deeded land.

Most people that have places in Parker only boat in the off season etc...

The summer weekends are for tourists and shit!

Really doesn't matter though, since Parker is closed anyways. ;)



P.S. Reflections is Really nice. Just about very spot has a view. 👍

I believe they got caught skimming money from Riverland resort a got fired! I have video of them moving out of Riverland. That was a good day.

25 slips available. We are in the process of putting in new docks now(thanks wakesurf boats).
Docks are first come first serve. Only tight on holiday weekends but usually space available. Bylaws says you can keep the same slip for fourteen days.
We have our own ramp and cabanas down there as well.

I don’t understand why anyone would want to pay space rent in perpetuity when they could own the land and have their own dock with a cabana. Even at the parks most of them you end up with a mooring ball which is a pain in the ass in itself

My space rent probably less than the property tax in the keys. Very few parks you can own in and get the benefits that Echo has. Waterfront houses are nice. Buddy has a 11k sq ft on the water. Great if you have People that want to go. Majority of my trips are solo. Nobody to cater to and there is always someone to hang with or boat with. The monthly is like a expensive phone bill. Everything except electric and propane is covered by the park as part of the rent.

Obviously we all cant afford the price tag it cost with owning so its a nice second option . My mobile price was not even a 1/4 of the cost of a lot . For 450 i get water ,sewer,trash, no property tax and a private launch ramp for the park . Oh and water front with a view ! Its not perfect but neither is anything else i can afford to do with my family .
