Lumber prices.....????

Hopefully the commodity prices start hitting the retail framing lumber suppliers soon. My builder gave me a $30K bill last month if I wanted to buy now @ $1600 per 1K or wait it out. I chose to Stand Down until the market levels off.

I see allot of lots cut with some flatware completed where I'm at and fenced. Developers are going to wait this one out.

Doing a 5ft horizontal fence between me and a neighbor that's 55ft long + 8ft tall by 10ft wide gate. Just the fence line was 1k in material no gate parts purchased yet!

So, lumber dumped,... heard it's down to 50 cents a board ft... so what does that mean,...??? it was up to $1.80,,, I'm gonna explain for those that don't know... soooo... a board foot is 12" X 12" x1" thick so if you had a 2"x 6"x1' that's a board foot,... so If it was 10' long @ $1.80 the cost would be $18.00, but at $0.50, the cost is $5.00.. so if you needed 100 6x6's @ $0.50, that's $500. but at $1.80 it's $1800.

most new homes use a lot 2x6 x10 's , so I used that reference

a sheet of plywood 4x8 1/2" is 16 board ft

here's what confuses those not in the trade...

As of 2021 july 17, saturday current price of lumber is $536.00(per board foot)

those in the trade say stuff like this, It's because they talk in 1000 board ft when talking prices... $536.00 per bd ft , is 1000 board ft,.. so this means a 2 x 6 x10' is now $5.36 down from the high at peak of $18.00

Framing ended up at little less than ,50cents on Friday. Panels ended up about double that number. Little tougher to figure out panel pricing due to so many differences in manufacturing.
Either way it’s a huge drop

So what does this mean to consumers???? NOTHING!!!...here's what happened.... lets say that you had a framing bid of 25k and of that 25k there was an actual lumber price of 10k,.... with the increase in lumber price.... that added 30k to the bid... so now it's at 55k.... so the on your lot price increased...
that price is not gonna go down, the builders will just be at a higher profit margin.. the market is too stable right now,... that means for builders... they are doing all they can, they are not ford F150's .. they are not gonna discount the price when they have willing buyers standing in line...

I pretty much know what you are saying as I have been in the industry my whole life... the 50cents you are saying is for framing lumber per actual board foot... so now a 2x6x10' is 5 bucks compared to the high price of 18 bucks.. the projected price to come is 35 cent to 45 cents per board ft, so the same 2x6 could be 3.50 to 4.50...

your reference to panels....= 4x8 sheets.... plywood and such.... correct????

Yes, panels are off of a different index. Much more complicated because it’s not just milling product down to a spec’d size. OSB vs Plywood vs specialty products create a ton of variables. Either way the index for panels is about twice what framing is as of Friday.

that price is @ 1,374.00 per 1000 board ft,... even though mill price is at $500.00.. consumers at home depot will have to wait till all the on ground lumber is sold... and probley even longer... they will inch slowly down the out the door price as they replenish the on hand stock... the only way they will short sale the lumber is if a new chain opens up with all new lumber, they would get crushed and have to lower prices to compete... I would guess the end of aug. to see any real price drop at home depot... chain stores will take a loss to get you in the store though.. when I was in retail clothing I sold Vans for $19.99, that got a lot of traffic in my stores,.. the hope was they would buy a pair of oakleys for 160 bucks that I made 80 bucks... home depot and lowes will hold tight as long as they both do... first one to discount will start the fall..

I wanna also add that there #2 is exact that....Shit lumber... you spend a hour going through Cull lumber to get get 20 straight pieces that are straight...

I think I’m in that exact scenario. I have been quoted and agreed to a certain price for a build. My guess is framing goes up in a month from now. It they save money on the cost of lumbar I doubt they are passing the savings to me. My hopes though is they can throw something extra in the deal.

I would guess that the lumber pac was locked in already,... that and you would already have trusses locked in...

I also heard this,.. phoenix is putting in a huge lumber hub, and will distribute lumber for the south west from there...

Prices drop/increase the next week based on Friday’s market changes. The $485 price being quoted is a composite cost of the entire framing market. It’s not blanket across all species. Doesn’t take into account upgrades like straight 4’sides, mold protection, etc. also doesn’t include margin, freight and handling.

No it’s drop off half of the homes in havasu are half built before they hit the job site

slowly it's coming down.

I saw 4x8 1/2 in structural 1 plywood for $35 at the home Depot near me. That's less than double its normal price

Cheap (not s1) OSB is about the same price.

So it looks like Lumber has fallen from a high of $1800 to todays rate of $492..... wonder how long till we will see prices drop to reflect actual lumber cost,.. like said,.. bet we have to wait till all on site lumber is used up..

Lumber isn’t the issue for us at the training center it’s steel. 5 week lead times and 1/8” inch galvanized sheets are like non existent

I've been working in havasu,... hot as fuck, this morning it was so cold out on the way to vegas, the the low pressure warning light went on just past search light,... thought great, getting a flat...held the same 29 lbs all the way home....must have happened to every one in vegas...huge lines at every discount tire....

I lost a trailer tire the Friday before the dam run. The trailer was built in 2014 and they are the original tires. The boat goes 8 miles to the Katherine launch ramp but I think it’s time for new tires all around. I picked up a screw in my volt the day before we left to the lake. Said they couldn’t repair it because it was in the shoulder, so that was another 400 bucks for tires. Hopefully That will be it for a while.

Bought a sheet of 19/32 for countertop today $40 and change. Coming down but not $27 yet like it was.
