Thursday’s bond market has opened up sharply, extending yesterday afternoon’s post-FOMC gains. The major stock indexes are showing sizable losses, pushing the Dow lower by 189 points and the Nasdaq down 41 points. The bond market is currently up 21/32 (1.70%), which with yesterday’s late strength should improve this morning’s mortgage rates by approximately .250 - .375 of a discount point if comparing to Wednesday’s early pricing. If you saw an intraday improvement yesterday, you may see less of a move this morning.

September's Personal Income and Outlays report was released at 8:30 AM ET, revealing a 0.3% rise in income and a 0.2% increase in spending. These matched forecasts, but an inflation index in the report that the Fed relies on came in slightly weaker than expected. That allows us to consider this report slightly good news for bonds and mortgage rates.

Also posted early this morning was the 3rd Quarter Employment Cost Index (ECI). It revealed a 0.7% increase, meaning employer costs for wages and benefits rose moderately. Rising costs is an inflationary sign as companies may need to pass those costs onto consumers. Fortunately, it matched expectations and has had little influence on this morning’s rates.

What appears to be having the biggest impact on this morning’s trading is a comment from China that puts into question whether a long-term trade deal can be made between the U.S. and China. Since a trade deal is considered better for the economy, the hint of no deal is favorable news for bonds and mortgage pricing.

Tomorrow is another key day for the markets and will likely bring another round of volatility. There are two extremely important economic reports being released tomorrow morning, starting with the almighty monthly Employment report for October at 8:30 AM ET. The report is comprised of many statistics and readings, but the most important ones are the unemployment rate, the number of new jobs added or lost during the month and average hourly earnings. Current forecasts call for the unemployment rate to rise from 3.5% to 3.6%. It is also expected to show an increase in payrolls of 90,000. The third headline number is average earnings that is forecasted to rise 0.2%. Weaker than expected readings should raise concerns about the labor market and rally bonds enough to improve mortgage rates noticeably, especially if the stock markets react poorly to the news. Stronger than predicted numbers would put in question if the economy is slowing as much as feared, which would be bad news for mortgage pricing.

The second very important report of the day and final report of the week will be the Institute for Supply Management's (ISM) manufacturing index for October at 10:00 AM ET. This index measures manufacturer sentiment. It is important because it gives us an indication of manufacturing sector strength. Friday's release is expected to show a reading of 49.0, indicating that manufacturer sentiment rose from September's level 47.8. This means more surveyed manufacturing executives felt business improved during the month than in September, hinting at stronger manufacturing sector activity. A smaller than expected reading would be good news for bonds and likely lead to lower mortgage rates tomorrow.

If I were considering financing/refinancing a home, I would.... Lock if my closing was taking place within 7 days... Float if my closing was taking place between 8 and 20 days... Float if my closing was taking place between 21 and 60 days... Float if my closing was taking place over 60 days from now...

For you active military and veterans. As of January 1, 2020 there are some beneficial changes coming your way. Here are some excerpts:

To pay for the new benefits enacted with the Blue Water Navy Vietnam Veterans Act of 2019, the VA funding fee, which most non-disabled borrowers pay on closing a VA home loan, will increase slightly in some cases.

Additionally, Veterans and active-duty service members who currently have a VA home loan and want another VA home loan to move to a new home, currently pay a VA funding fee of 3.3% of the loan amount. Starting Jan. 1, 2020, they’ll pay 3.6%.

The Act promises to reverse some of the funding fee increases by 2022 and to reduce some even further by 2030. An early draft of the bill envisioned raising the funding fee more significantly and in more scenarios, but that was defeated. These smaller increases were finally agreed upon — and only on some loans.

Once the new law’s provisions are implemented, these “jumbo loans” won’t carry the same down payment requirement from the VA. In theory, a homebuyer that can meet the eligibility, income, and credit requirements can get a million dollar home with zero money down, for example.

Why pay VA funding fees at all?
The VA home loan program is self-sustaining meaning it doesn’t use taxpayer dollars or funds from other VA benefit programs. Charging the VA funding fee ensures that the program is maintained for future Veterans and active-duty service members to take advantage of a zero down payment home loan.

This one-time, upfront fee is also relatively small when compared to other zero-down or low-down payment home loans. Those other loan types require mortgage insurance premiums every month — for some over the entire life of the loan. This route costs borrowers thousands of dollars more than the typical VA funding fee amount.

Here is the real difference between Mortgage Brokers like me and the other lenders...

Why a mortgage Broker
Getting a mortgage is needlessly confusing and stressful. Your choices: online lenders, depository institutions (bank or credit union), correspondent lenders (a retail location that only originates mortgages), or a mortgage broker. Only a broker represents YOUR best interests. All other loan originator roles are w-2 employees hired to improve their company’s bottom line. Let’s examine.

Why not an online lender? They have no customer service motivation. That loan officer is all about getting you committed to him, no matter what. Many of them do not close. If you do not close, no loss to him, you and your realtor were never going to refer him anyway.
Why not depository? They have little skill and they are limited to their own loan products. They are typically entry level order taker positions. Usually a base salary plus a small commission at closing.

Why not retail lending?
The most expensive and again, limited to only the loan products their one lending source has to offer. Usually better customer service and slightly more loan products.
What are brokers bound to? I am REQUIRED by the SC department of Consumer Affairs to work in your best interest EXACTLY like your realtor. Bank and retail employees are not bound by that regulatory requirement. They are simply w-2 employees with managers to please. Of course, there is a level of ethics to uphold, but don’t forget they work for their company’s bottom line.

How does a broker save me money?
When I represent your loan, the lenders compete to earn your business. They know I have over 4 dozen places to submit your loan. Lender comparison and loan analysis drive competition in the wholesale market place therefore getting you a smarter loan. The maximum a broker can earn on a loan is 275 basis points (2.75% of the loan amount and my basis points are well below the 2% mark which means more $$ in your pocket). The average retail earned 379 basis points in 2017 (Mortgage Banker Association report April 16, 2018). That is 37% more expensive than a broker.

How does a broker help the realtor?
The closing is just a big sum of a lot of smaller fees. Since a brokered loan has less fees and the probability of higher lender credits, the transaction has less financial risk therefore safer for the agents and the seller.

How does a broker save the lender money?
The origination and processing tasks are completed by the broker, the underwriting and funding tasks are completed by the lender. The broker just cut the lender’s compliance and staffing bill in half! Therefore, wholesale rates are lower than retail. I see that when I check the wholesale rate sheets compared to the retail sheet.

How does a broker make money?
Typically, from the lender based on a highly regulated compensation agreement, or directly by the borrower via an origination fee. That fee can be covered by the lender in the form of a slightly higher interest rate. I am required to have you sign a form showing exactly what he I earn on your loan. Go ask the bank to show you their gross profit!

Can’t you steer me to the loan that pays you the most and I won’t even know?
