I visited a friend once in Guadalajara and that bathroom reminds me of what her family lived in. It was crazy, but that is considered normal there. Its amazing how many every day comforts we take for granted here.The thick paint is to try to cover the mold. The tube sock filters the heavy sewage coming out of the fresh water supply.

I'll never, EVER, again question a household's plumbing system after seeing this genious ball-sack-esque filtration system . . . best thing I've seen in a long time ! Kudo's . . .

The saga continues.

So I guess the mom owns the main house and rents the garage to her kids.

Exhaust fan was ducted to no where so that looks like the culprit. The roots growing under the sil plate is concerning.

Not sure were gonna touch this as it’s a can of worms. Gave my guy the day off with a tyvek suit and respirator to get to this point.

I assume in theory you could bleach and shop vac the entire place 55 times to get the shit out. But highly doubt that’s a guaranteed method.

If it was my wife and kid the garage would already have been leveled.

Shower is red guard on drywall. That’s coming down as well.

Thats just a nightmare!! Hopefully you can get it put back together quickly.

are the studs wet/ damp?

Studs are 90% dry & not rotted.

My biggest concern is the mold all over the perimeter and legitimately removing it. I’m sure you could green board the whole place 2x and fire tape the seams. But there’s still gonna be spores back there I bet

No good deed…., damn.
To properly handle this will be 10s of thousands which I’m sure they don’t have.
It will come back without removing all of the material it is attached too.
Like a tear down.

Spray it with bleach! What else can you do….get a Dehumidifier going!

maybe think about a paint and primer for the studs and wall cavity to seal off / cap the spores

Don’t go green use purple board ( mold resistant ) drywall

I do mold remediation, dehu and air movers ain't gonna do shit. Bleach is only bleaching it, drywall or plaster needs to be removed then framing needs to be remediate the proper way. Also needs to be tested for asbestos and lead if built before 1977.
