Sorry guys once the Tapatalk App stopped working I don’t get all of the notifications. The build is going pretty slow. The foundation is poured and some framing is up. I’ve heard some HVAC installation has begun. I’ve yet to go out there….. this is the last pic I received in January.

wish it was going a little quicker but it’s going. Cool to see windows and roof starting to go up. I bought a badass metal front door. Can’t wait to see that installed.

Here’s 1/2 of a duplex we’re getting started on in Havasu that is close to fitting in 50’ drawn by JDL design. I build at the beach on 40 to 50’ wide lots all the time and it can be tough . Is the max allowable ht. In that area low? Living space on this is 1650 and garage door is 18’ width which is always nice to actually be able to pull 2 vehicles in. Length on this plan or something similar could be stretched deeper to make a better master/ great room for a SFR. We’re at about 320k per side to build this turn key with garage A/C , 3 toilets, synthetic stucco, TPO and tile roof, cultured stone veneer , RE-bar in the slab with A/B layer under it etc but that’s our cost as the GC. Framing lumber, labor, and trusses are the budget killer currently followed by concrete.

Would you build 2 of these in Blythe? Have 2.5 acre flat lot with 190ft of riverfront (deeded land).

Would like to have 2, 1 flipped so the great rooms touch and open it up as 1 big great room. Only need 1 kitchen, 2 families sharing the lot/house.

Finally went out and looked at the property. Slow progress but the electrical, plumbing looks mostly done. I’m realizing the rear garage door can fit a car/truck through but both of my trailers won’t fit through it. SMH! Nothing I can do at this point. Other than that garage is plenty big I think. The plans right now call for just one mini split in the garage. It’s almost 1000 sq feet I think and 10ft high. Do you think I will need a second one? They don’t think so…..

The front door is mostly in and windows. I’m noticing the ceiling is a flat and mostly low. Something I never even thought about. I’m sure it will be fine. I might go by there again and take some better pictures on the way home tomorrow. Also
I see a crack in the foundation. Something to worry about or just a surface crack and normal with concrete? The wife gave me the green light to epoxy the floor so I’m exited about that.

In regards to your question about the mini split in the garage. I recently finished my build in Havasu and did two mini splits for approximatelty 1600 sqft of garage. Last summer when it was over 110 outside, I was able to keep the garage at 70 while I painted doors in it. I dont know if you insulated your garage or not but I insulated my walls and used insulated garage doors.

Cool thank you. I’m just under 1000 sq ft. I AM insulating the walls and the door will be insulated. Talking with the AC company, he says one will be fine with the idea of being 80 degrees or below in the summer. He says I might have a warm area to the back near the rear exit door but it should be fine. I went back and fourth but I went with one right now. I’ll just make sure it’s a stronger unit.

Thats not a paint error. Looks like a sprayer and tip error… they need to sand it down and re skim it. DO NOT LET THEM PAINT IT.
So this happened during texture? If they were to just paint over it it would still show then I’d imagine.

Yeah it has been. I’m at a year right now I think. It’s like every trade kept postponing and postponing. Slab to framers to plumbers to electricians, etc etc.

I’m paying the mortgage on this thing now so I want it done. Hopefully another month.

Good stuff. I bet you can’t wait to do your final walk-through and get the keys. If you ever need anything let me know. I have a shitload of tools and stuff and a strong back.

congrats, you are on the home stretch, this time next year all the waiting will have all been worth it.
