Everybody loves hanging out in kitchens......

May have bit of more than we can chew, but we decided to take the plunge and remodel the kitchen at the riverhouse. The cabinet doors were starting to come apart and the general layout didn't leave much room to entertain, given the amount of people we usually end up with crammed in there.

Part of the problem with the layout was that the garage door was in the middle of the kitchen, and everyone swings that 36" door open to go get to the ice maker or garage fridge (beer fridge) every 2.5 seconds. The other issue, is that the area on the other side of the island was too tight for a proper table setup, so you ended up banging chairs together and there was no way to get by when everyone is sitting at the island and the table.

THE PLAN
  • Relocate the garage door to the adjacent hallway / livingroom area
  • Widen the kitchen by 6'
  • Create a larger center island for sitting / serving food
  • Create enough space for a proper bar
Everyone is gonna say it's crazy, but the extra 6' of space is coming from the garage. The garage is currently 35' deep (on one side) but the door is a standard height door and it's too crammed to store my boat in there, let alone 2 boats that measure 29' plus trailers. Since we dont use the garage for boat storage, it's easy to give up a little space.

WEEKEND #1 - DEMO
I met my partners up there this weekend and between us and a friend we were able to put a pretty big dent in the project. Luckily the 4 of us have overlapping skillsets when it comes to construction - One of us is a GC and jack of all trades, one runs a security / low voltage company and is handy with electrical, Im a former finish carpenter and our buddy is an electrician and all-around bad ass.

By the time I got up there, I pulled up in the driveway and saw that the garage wall was missing and I know there was no turning back....lol

Before much can happen, we had to assess the load bearing properties of the wall and ceiling. Luckily, the joists turned out to be pre-fab trusses and load is carried by the outside walls. Nonetheless, we did notice that there was a significant sag in the ceiling that we wanted to get rid of , and the existing top-plate of the wall we were eliminating had a bow to it, most likely caused by too-short of cripple blocking above the door header and a sagging truss.

The plan is to sister up some 2x12x12 along the trusses that have a bow, and pump them up a bit with a floor jack, then nail them off to get rid of the bow. Then, we will relocate the wall and that wall will get 4x12 across the head to help keep trusses in line / level and transfer any load to the foundation stem walls instead of only on the slab. The trusses run clear across from one end of the house to the other, so moving the wall should not be an issue and it doesn't have any shear value in its current configuration.

This would have been easier if I remembered to bring a floor jack....

This is about as far as we got. We managed to saw cut the concrete back to the new wall so we can run power and move plumbing, and the garage door got re-hung in its new location. More to come in 2 weeks. Yes, actually 2 weeks........

I love tearing stuff up, it's the putting it back together I struggle with.
With that being said we will be going out to redo the 2 bathrooms in our Havasu place but I will have expert help.

Nah. The garage is “boat deep” but they don’t use it for that and even with this portion closed you could still get a crew cab in there no problem so it’s still pretty deep. Plus the benefits of more party kitchen space compared to a few square feet of awkward garage (they put a seadoo there before) is far more beneficial to the “mission statement” of this particular house. 😂😂👍

Man....shitload of work today!

Header and posts in. Shear walls done, anchored and strapped. Temp wall gone. Bar wall framed. Island walls framed. Electrical and plumbing done.

Revised the wall with an alcove for the fridge (4” notch in the wall to allow standard depth fridges to appear counter depth and save space in kitchen). Slab in pic will be floated above bottom “lower” bottom plate + tile. Anchor bolt will be covered and trimmed flush to let fridge roll in all the way.



Concrete and general cleanup starts at 6am tomorrow...

Spent New years up at the house, did a mix of 50% party and 50% construction. But that 50% I did do...was a MF!
Chipped 800sqft of tile floor and thinset, that was a good time.
Poured in 2" slab depression and floated the floor in the kitchen.
Did a material takeoff for remaining MISC stuff and measured for carpet and tile.

I did, thanks for referral. For now we are gonna set a fixed pane window in, as his leadtime is 8 weeks and we need to seal the house up. The flip-up window and outdoor bar top is probably gonna have to wait a bit while our wallets recover lol

Here we go.....weekend #4 !

Drove out Thursday night loaded with some materials. Lumber got delivered Friday morning from Havasu...

All the electrical in the wall had to move. My buddy has an excellent set of tools. and rode up with me to work some magic

While the ceilings are open, we pre-wired future TV locations with Cat-6, and installed ceiling speakers and keypads for whole-home audio

Started early the next morning, my buddy Jason came down (or up.....) from Havasu to help out for the day. Jason is a kick-ass handyman, if you need anything done in havasu. He also has a garage door company. Jason drew the shortest straw - so he spent the day chipping what was left of the tile

After we finished deconstructing the exterior wall, we waited for the wind to die down. It never did......so we had to wait till Sunday morning to drop the wall and get busy with the new opening for the new slider.

The view is alot better! Kinda want to set a steel header outside with some hardy frames and get rid of that big patio support lol.....

We got the header cut and started building out the new opening
Luckily, this wall was not supporting the 2nd floor - the trusses extended to the back of the house and the load was picked up there. If this was a shear wall we wouldn't have been able to do what we did. We also got lucky with the plumbing - there wasn't any! It all turned above ceiling and went down an adjacent wall, despite the bathroom being directly above. Thanks to @rvrrat350 for doing some investigative demo last weekend!

Once we got the header set and adjacent walls rebuilt, we had to fur the wall out. The new jamb for this door is 12' deep to accommodate all of the sliding panels. We built one and extended the rough opening as needed.

Its now dark. Can't stop till its done at this point. Exhausted!

Got most of the can lighting done, and all the electrical. Almost ready to re-insulate and drywall. The ceiling needs some serious patching. Anybody have a referal for a taper / texture guy to get this place back into shape?

Went up last weekend, finished up electrical, AV setup and insulated / drywalled. Also set the new bar window and prepped it for stucco.

AV
Ran a bundle of Cat6 to 3 TV locations (Living room, bar / kitchen and garage). This will let us run distributed video in-sync at all TV's, and pipe the audio where we want it.

Installed the in-ceiling speakers in kitchen and living room. Ran a set of speakers in garage, and also installed a set of waterproof speakers down at the dock. The patio already had some good speakers so we just relocated those.

We now have 6 zones of audio, controlled by a Sonance Dab1 amp that was donated by my buddy. The Dab-1 was top notch shit back in the late 2000's. We're gonna run that amp for now with keypads, but in the future we'll swap it out for an Elan setup and control it all with a tablet, or on the phones. At least the infrastructure is there now, and we can rock this until somebody wins the lotto. Having Audio everywhere and controllable is pretty awesome.

ELECTRIC
Ran a dedicated circuit under the patio slab to the dock, so we can juice up the dock in the future for better lighting, battery charger, etc. Finished up the under-counter and under-cabinet circuits for accent lighting at tthe bar and island. Moved a few final can lights and re-wired them so they are switched properly with the correct zones.

INSULATION AND DRYWALL
Well....it is what it is.....lots of fun!

WINDOW
Installed the new bar window and re-flashed / waterproofed. This pic is after the inital "brown coat" of stucco, not the final finish

STUCCO
Ended up hiring a stucco guy, and he worked out great. If anybody needs stucco work on the river, Fort Mohave / Needles / Bullhead areas, this guy is your man. Highly recommended

Going back up this weekend to finish a few ceiling patches and meet with a mud / taper to get the interior wall finish going . Also gonna pick out and order a floor so we can get busy on that after the walls are textured. The project goes on!
