I think the more public you make this the better chance you have of getting compensated. News, Social Media, Youtube, etc. Anything you can do to put the world out.

I think a couple of the big saving graces were our flooring was polished concrete so the water drained out Proably in about 8 hours or less. Our baseboards are tall about 6 inches I think and are real wood. Hopefully that helped keep a lot of water from penetrating too much and running high up the walls. The flood level wasn’t over the baseboards in the house but was pretty close. I’ve got a carpet fan in each room and a dehumidifier going and run the hole house fan during the day when I get a second to get out there. We removed most of the of all the mud in the house with squeegees and a shop vac still dusty in there now.
Cut the drywall 2' minimum, chuck the base and powerwash the whole deal.

The simple terms are you do not know what was in the mud and water, do not enter without a mask, that dust can be extremely dangerous. Keep the mud wet until removed

Anything that is porous throw out, open up all concealed areas and wash/flush

Think of the concrete as a rock hard sponge, it will take time to dry.

Right now your priorities are health and saving the structure

This^^^ but I would cut 4', if the next one is higher than 4' then you have other problems, 4' is 1 sheet of drywall

Officials around here are saying we’re still not out of the situation and think it could get worse. With the high potential of us flooding again should I open the walls?

That guy may be a large landowner / farmer, but what he did is a POS move that's inexcusable.
Hopefully there's watershed agency that goes after him too.

2 foot flood cut everything that was wet. You need multiple dehumidifiers and fans to dry the stud walls. Once they are dry, apply a mold encapsulate.

Try and find a Sunbelt or United Rentals up there for equipment. Let me see where we are at with things next week and might be able to run up there with a couple dehumidifiers and fans for you, if you can't find them elsewhere.

Concentrate your drying efforts right now on the kitchen cabinets. They might be able to be saved. Build a containment around the kitchen, floor to ceiling with 4 or 6 mil plastic. Place dehumidifier in there and put fans on them. It's worth a shot.

Does anyone write an insurance policy that just covers you no matter what? What a focking joke insurance is. Sorry for your loss OP :(
Why should they. For everything they cover they have to charge a premium. They write a policy that covers the most perils that apply to everyone. From there you add riders. If you have a millon dollars of jewerly you get a rider, etc. Most of us choose based on percieved risk and not everything thing that is available.

You dont have to live in a flood zone to buy insrance.

This is my daughter and son in law. This has been a devastating time for them. They’ve had to completely move out of their home and into ours. Their belongings are spread out between storage and family member garages. We are doing as much as we can ourselves as far as demo and clean up to help with costs but it’s pretty overwhelming for them. Thank you to @rightytighty - Neil, for the fans and dehumidifiers, what a huge help! They just found out that on top of replacing Sheetrock and insulation, the bathrooms and kitchen have to be completely ripped out and replaced. Insurance and attorneys have been no help. Any future financial assistance is months to years away. This go fund me has been started to help them get back into their home. I know how tight this boating community is and if anyone is willing to help or even share this link it is so much appreciated.

We’ve recently learned the largest body of fresh water, west of the Mississippi, was once known as Lake Tulare, west of the town of Tulare. That lake has been dry for many years, its water sources were otherwise utilized and no longer flowed into the area. Is the area where Lake Tulare once existed a designated flood zone? Is that one of the areas now flooding due to water released from area reservoirs which are currently full?

I think they actually used to have drag races on Tulare lake long ago

Boat drags? Hasn’t Lake Tulare been normally dry since the early 1900s?

Just a vague recollection but:




"However, in 1969 and 1983, the Great Tulare Lake was, once again, in its prime".

Shoot, thanks for reaching out Dave. Cost keeps goin up each time I get back out to the house. Luckily it’s a smaller home around 1600 sqft and is going to require all new drywall texture paint, two bathrooms will need a remodel, our kitchen is coming out hopefully we will be able to
salvage most of it, if it doesn’t break during the removal process. Hopefully the foundation is ok we had one long piece of side walk pull away from the house and a couple cracks inside which seemed have grown a bit. This is still to be assessed. The garage will need all new walls. The yard and shop are a separate issue as well as appliances and tools. So far I’m thinking we’re in 100k? Hopefully less but with my luck, probably more haha. Our family started a go fund me. Biggest help I think would be sharing that? It’s not in our nature to ask for help like this and I hate to even be sharing this but I think that’s the cards we’ve been dealt. Thanks again Dave and any help is very much appreciated.

Wouldn’t know a thing about it.. I can tell you though I’ve been around enough boating events to know most don’t really know what they are doing around the docks

Just a note : ten plus years back a "toilet" stinger cracked and burst,minor but significant flooding in a couple adjoining rooms State farm paid , fast forward several years later we come home to a few inches of water running out our doors , a washing machine "hose to wall" (made by gates) burst 14k later State farm rep says "just dont have another flood or you'll be cancelled" I took that as fuk yeah I just rotinely do this for some extra bucks a$$hat ................... a flooded house is beyond a miserable expirience .................. My home security now has a water sensor BTW and FWIW they (the insurance) subrogated against Gates and won a settlement
