Hadn't been out in a long time. On 66, just past Sacramento Wash, but before the Serrano's Nursery, there's some big dirt work going. Looks like maybe infrastructure going in, like sewers or such. A decent size plot, maybe 60+ acres graded, overlooking "Catfish Paradise". I think the fenced jobsite trailer area had "Horizon Homes" on the windscreen, but couldn't swear to it.

I can't see "catfish paradise" as being a big draw, nor the fact that every few years there's enough flooding at Sacramento Wash to trap folks. I sure know it won't be a "smart city", but curious as to what's going in. Are we getting baller homes near the trailerhood? We'll need a store better than the dollar store...maybe I should get in early with something, pizza delivery or something 🤣

If I got the location correct it is a 73 acre parcel owned by OTB Investors LLC, sold in 2017 for $125k.

That’s all I got.

Yeah, we saw that on our last run to the Topock with @Sportin' Wood. Curious as to what it is. Was thinking that it was a few lots being graded. 🤷🏼‍♂️

It's going to be pretty damn nice, and I welcome it to the area, many in town are freaking out. They say an RV park near Catfish paradise is a travesty, but they don't remember that it was at one point in time a trailer park.
Flooding near Sacramento seems resolved for the time being, but the wash that runs directly thru this thing is now the flood point. Someone is dumping GOBS of money here, so I'm assuming they have a water plan.

I've been there 24 years, and as of last week, now there permanently, this is the biggest boom I've seen in town, lots of new stick built homes, new trailers, and older places getting fixed up.

I was wondering what it was for sure and suspected RV resort. I will be interested in how it plays out.

My 2 cents

We are 55 this year, we have been at Islander 4 winters now. Here is what I've learned. Around 10K boomers retire each day right now. I believe its expected that by 2030 they will all be retirement age.

There is defiantly a noticeable age gap that has developed in the snow bird community here. maybe 10-15 years between the legacy people and the new people. We are considered "baby birds" We are 10 years younger yet again than the new demographic.

The age gap kind of lines up with what I have read about early boomers vs late boomers. However, the newer snowbirds seem to be primary retired public servants, LEO, FD, Military, Government. People with the last of pensions. Not sure if this is a true statement, but I can't help but wonder if Pensions is driving some of this. Early boomers would likely all have pensions, late boomers might not except in the public service industry.

I've brought this up a few times before, I don't see Generation X doing this snowbird thing. Even if they do, the population won't likely support it in the same volume.

I'm just really unsure how this whole RV resort thing plays out, but I bet there is 20 years of life left in it before it ends. Maybe assisted living RV resorts? A joke but it seems like a reasonable idea, just put a couple health care workers on staff and provide a meal plan. Glorified mobile home park with a modern touch seems pretty good to me. Is there even any new mobile home parks being developed anywhere?

I've been looking up there as a cheaper alternative to LHC. Shopping seems a challenge. The wife is not excited about it, but it checks boxes for me.

I've had my place there for 7 or 8 years I think, but my b.i.l. has had a place there nearly 20. It's actually kind of neat to see. The gas station being bought sucks though...damn prices went up :mad: Seeing things built and cleaned up is great though. Beats seeing it turn into Salton City. A new trailer is going in a few lots down from us, and Monday I woke up to them doing grading across the street for another. Now I also understand why I've been getting so many calls about my lot adjacent. Had hopes to someday put a building on it. For now it's just a fenced buffer zone.

How far from town is your Montana pad? Where we are in Prescott Valley, it's already 13-15 miles to stores. That makes the Golden Shores to Ft Mojave drive not seem as bad. BUT, the better shopping is in LHC or Bullhead...30-40 minutes.

Shopping isn't really that bad, it takes me less than 30 to get to Home Depot or Walmart in Havasu. You can get to Fort Mohave grocery stores a little faster, but I despise the 95. For quick things, we have a little hardware store that my buddy owns, and there is small general store and a family dollar.
Don't forget we have 5 bars also, LOL.
We just moved there full time, it checks all the boxes for me. Large lots, no traffic, no nosy neighbors, offroad right outta the house, and the launch is pretty much as close as in Havasu, but zero traffic to get to it.
I got a 1.3 acre lot, with a shop, stick built home, and we just finished our pool, I'm all in less than 500K.

We are rural and just outside town, but it's the county seat and even with only population 6000 we have a lot of nice services, because the lake attracts a lot of tourists. Safeway is about 3 miles away. :) Ace hardware is another mile, the lumber yard and rental place is 5 miles.

It is crazy how far away it seems we are, but I walk to town often.

My sister lives out there in Golden Showers but I’m not hot on the idea where everyone knows everyone and everyone’s business. I’m not sure how many people live there but i guarantee you’re either going to be in the club or out of the club. I’ll stick to Laughlin where I’ll never see the same person ever again.

🤣My mail box is six miles away! The closest ramp is Topock. I haven't used it in years. To be fair, I haven't launched anything in 3ish years though. Topock was pretty steep, into pretty shallow water. That may be different, as they've done a lot I think. We usually jumped the river to Moabi, and launched there. A bit easier parking.

One thing in the area that you have to look out for are 2wheeled snowbirds on destination rides. Twice I almost ended folks retirements, as they pulled out of Topock 66.

I've heard the fishing is good, but have no first hand experience. Pops was the family fisherman, and I haven't cast a lure since the Father's Day before he past...mental fuckery I guess. The off roading is good, but you've been through there. Shooting is good, or was at least. Some people have put up the equivalent to camp sights. Basically fenced of camp grounds, and full hookups for coaches with a garage on sight. Things have changed out there for sure.

Launched our old Hallett jet bote there more then a decade ago, it was a drag. Looks better now.

It's a small town, but you can stay out of the drama and people's mouths no problem.

Nearest launch with River access is Topock, we launch at Moabi, it's only another mile and the launch is way nicer. Also doesn't hurt that we hold a home owners launch pass, so it's free.
For access to the marsh for fishing or hunting there a couple much closer launches, but I wouldn't drop anything other than like a 12' fishing boat in there.
