I’m gonna go out on a limb and say that it’s had some upgrades since then. Still quite the appreciation though.

Very well indeed.

Looking at the link it has undergone a very nice renovation.

If my math is correct that’s about an average appreciation rate of 7.5% per year.

7.8% without deducting property tax, insurance, interest, maintenance and the 2 or 3 remodels over that 44 year period ... so probably < 5% realized.

But you have to live somewhere and HB is a pretty great spot!

Was there a housing boom in the mid /late 70s in So Cal/OC?

My house was built in ‘78 and is smaller with a 2 car garage and went for $78k in the San Juan Capistrano area.

My parents house is larger than mine, still single story with a 2 car garage and was also $78k in ‘78 but in Upland.

Seems like a big jump in price for 3 years?

Yes, by 1978 the 45K houses were 90K in HB. This house does not have any additions, just re fresh. In this area any 1970's built house along the Wetlands, even at 1500 sq. feet is 1 Mil. No more room, great neighborhoods, very isolated, no traffic, walk onto the Wetlands, climate is almost a 10. I will never sell. All built by Signal Landmark, AKA Signal Oil Company land in the mid 1970's. My house is 1.2' above sea level, but inland about 1/3 of a mile.

For that sale price, considering the location, size, interior redo, pool and 4 car garage that isn't bad.

No it’s not gonna be for sale I’m one of those guys with a beautiful younger wife she told me she’s gonna keep that house forever but our main pad is in Las Vegas.

This is not a knock on the house at all I just think its kind've interesting you can totally see it's a 70's built house by the architecture and layout but looks good with the current remodel. Total clash of two eras.

I worked for Signal Landmark back then! If you are at 1.2 above sea level you are sitting high, the lots off of Springdale and Talbert are .0 to .4 above sea level!
Reclaimed all the old salt marsh and oil field property.
