Since the slip leases are only allowed to be sold once by the original owner (so I hear anyway) I wonder what the resale market is looking like?

Could you imagine throwing a little community like this on the water down by the springs or where that new bar is going in? Not house boats but floating houses with room to dock your boat. Gold mine!!! Shit would never NOT be rented. Name your price. I’d love to stay on the water down by the springs in one of these houses with the boat right next to you in the water. Nice and quiet down there. Would be so bad ass.

While I don’t think it is legal, everyone who purchased signed a contract with that fine print.

Not sure the people that actually own the land signed that fine print is the problem..

Into town, launch the boat with family and luggage and run to your on the water house. Set up shop for the week and chill the most!! Next to that bar where you could grab food and a drink(s)!! Next level shit. I could only imagine the red tape and bullshit and endless hurdles you’d have to jump through to do something like that. I’d like to believe it’s coming but I won’t hold my breath. Rack storage at riviera will be built way before a project like this 😁 Fingers crossed though! I’ll be first on the rental List!!!

Remember the conquest dock and all that drama lol.

I think the “vessels” would need to move every 14 days or whatever it is. Unless the owner can install legitimate docks.

That’s the kind of stuff I was referring to above. Can’t imagine the nightmare of trying to get this done. I mean shit, couldn’t even get houseboats into established docks at riviera without fuckin drama and the whole deal falling through.

I guess they worked it out. Dave has a thread with pics of his visit last week. New bar looks cool as shit! Gonna be a destination for sure!! No where else on the lake you can sit at a bar and watch boats blast by at 100 plus. One of the coolest parts of SCFW is being on the water where the boats blast by all day. Totally unique.

Wow!! At the Palms. Crazy, we off-road run over there from the Landing during the winter. Hopefully we can give them some off-season revenue to keep it alive!

Yeah at the palms for sure. but down at the springs it’s still quiet. Less boat traffic, etc. it’ll be like the pirates cabins at the palms aka Party spot.

Exactly....I like it nice and quiet down there and it has been that way since the 70's... keep that shit north of Copper Canyon....if the folks in million+ homes in the Riviera are cool with a bunch of houseboats plugged in and the risks of electrical and waste getting in their water there...keep it up there... It sounds like a cool idea....but the idea of 20-40 house boats that never move in one spot with waste flowing through some mechanism that likely is maintained by the lowest bidder....15-20yrs from now after those houseboats have been beat to shit from the constant renters... keep it up there....bet the ballers building nice homes in there would think differently how that KOA on the water may look 20 yrs from now...

Some of those are cool and have pride of ownership character...but some of those would look like crap when married to the view of the multi million dollar community being built up there. I was just driving up past there on Saturday from the water and could not believe how nice it looked with all these modern homes being built, terraced communities. These pontoons are gonna be like the NICE Large Lux versions of stationary pontoons they rent in the channel... I don't live there and I don't even really boat Havasu so not my lawn, but unless there is extremely good funding, maintenance, legal issues solved iron clad; I worry about another half baked Havasu project that becomes an eye sore...

I know it might sound NIMBY, but if I was building in that community I would not want it.... similarly I would want tight controls on STR's and that's coming from a mammoth STR owner....Even Mammoth limits STR's to its condo's and multi family areas of town, but the nicer areas its not an option.

Must of have misunderstood, thought it was connected to the Havasu Palms, on Indian land. 👍

The agreement for the land lease is between the tribe and an American developer. The agreement with the customer is with the customer and an American developer.

I would think you'd want a wider base to put such a large structure on, kinda like the last picture.

Houses on the water? I think it opens Havasu up to some unsightly messes.

We’ll be looking at just as many of these. Quick spin around town provides plenty of land based examples.

They banned the floating live-on docks/homes at GLOC years ago about the time the conversion to encapsulated foam floats was taking place. Many were in bad condition and most of the older ones lacked proper plumbing, electrical, etc. due to no formal rules or regs in times past.
I'm 70 and some were on the lake when I was a young boy.
However, I do like the ones we saw in Vancouver. Appears they have proper rules and restrictions in place.

The non native Indians ;) , live in 20,000 + Square foot homes in part of Richmond, more around in Surrey and Langley. :p
They pretty much dominate the trucking business too. My white friend who lives on Sideway Road ritzi part of Richmond, has the smallest , a 5000 # foot house on 5 acres, he bought 40 yrs ago, has a hindu guy next door in a 30,000 plus home built recently. Guy owns a shipping container business. My friend bought a 7000 # ft house on 10 acres not too far from us here near Penticton, to get away from the mayhem Greater Vancouver become in the last 40 yrs.
