I got it in 2016. Refi on a 30 yr fixed. No cash out, no points, minimal closing costs. Best rates I could find.

Provident funding on a general basis stinks. I'm pleased to hear they treated you well, but generally mortgage brokers avoid them like the plague. Their service is lacking, underwriting stinks and they only fund cookie cutter loans.
