Any of you Phoenix Inmates live out this way?

Left Ahwatukee last month, as it's gone to total shit. My chicks Family and Friends are in South and Central Gilbert. I will eventually end up in South Chandler, but might have to buy in South Gilbert first, and live there for a few years. House Shopping as we speak.

Pro's? Con's? Go fuck myself????

My in-laws live in Gilbert. In the Val Vista lakes area. Of course when they moved thereit was all corn fields.
I like it. But not as much as 10 or 15 years ago LOL. Strip malls traffic etc. That also means you don't have to go very far for something to do. Also not far to the lakes, saguaro, Apache, canyon Bartlett.
I'd live there if I could, whatever that means LOL.
I see your in Ahwatukee. It's not like you're moving from a different state.lol

I'm in Mesa. Why limit yourself to South Chandler or Gilbert? There are other areas not far from your Family & Friends you could look at. Do you have to drive to work - where?

I'm actually squatting at Mom In Laws in Val Vista Lakes. Neighborhood is great but I don't like the Neighborhoods right on the other side of the 60. I've thought about buying Mom In Laws house, but she's Batshit crazy and won't sell.

My Territory for work is Gilbert / Chandler / Mesa. Would be great to wake up in my Territory every morning. Office is in Tempe at Priest and Broadway.

After working this Territory, I've grown very fond of South Chandler. Very quiet, almost done building, and a nice Class of People. I also go to Tucson quite a bit to see my Parents, and being in South Chandler provides TONS of options for heading South.

East Mesa is cool, I like it out there too. But a majority of my work is close to the S 202 Loop.

I grew up on Alma School and Germann and love the area down there. If it wasn't so damn far from me and my wifes work that's probably where we would be. Just bought our place on university and stapley in October. Definitely a more eclectic group but I like the older neighborhoods with big lots, all of the houses are different and have character vs the cookie cutter stuff.

Yep, I keep salivating over those big ass lots with RV Garages. There's even alot newer shit, on Chandler Heights in between Higley and Val Vista.

Old School Crowd too, I love it. "Old Money".

When I look at Phoenix and surrounding areas on zillow I see a lot of neighborhoods or villages called out, like smaller sub-communities I guess. Obviously, these are newer than a lot of the 1940s/50s/60s areas we have in So Cal. Are all of these places under HOAs?

As a general rule, most stuff built before 1980 has no HOA, most stuff built from the late 90's on will have an HOA. There will obviously be outliers but most follow that. I lucked out and bought a house that burned to the ground 4 years ago so I have a brand new house in a cool 60's neighborhood with no HOA but pretty much everyone still has pride of ownership.

I'd say in Phoenix, you have a 50/50 shot of not having an HOA. And this is just from recent house shopping.

I lived in south Chandler for a couple years. Liked it, but the commute to Phoenix sucked and getting to a lake sucked. Looks like a way better fit for your situation. I’m now at Val Vista and Brown. I really like this area and neighborhoods. Have you thought about south Tempe?

Lived here in Chandler for 42 years, wife has lived here in our neighborhood her whole life, 60 years. Obviously we like Chandler but there are a lot of good area's in the E valley and good schools. If there are gonna be kids involved then the school part of the equation is number 1. Your Office must be over by Sundt, heard the cops had that Hilton on Broadway and Priest surrounded today.

When it's a little cooler, I got the neighbors doing "meet a mormon" fridays, drink in the driveway and wave at everyone that drives by. If they don't wave back, they're mormon. They generally keep to themselves and won't do business with non-mormon so we basically stay out of each others way.

We love it here. House is 5 years old. Made a good crew of like minded neighbors. I believe the oldest house in the neighborhood is about 8 years old. Good and bad when it comes to associations but it's better than some fuckwad parking his shitbox in the street.

Yeah that's funny, but true. My in-laws live in a White fence farm development. Lot are Mormons. He is as Catholic as they come. Their little sort of HOA gets on him once in awhile. He just laughs at them.

We're not far from eachother at the moment. Do you get any rift raft from the "not as good neighborhoods" in Mesa?

I dont think the Old Lady will go for South Tempe. One of the reasons I personally like South Chandler is the Indian Reservation is right on the other side of it. No more building, it's all done.

They sure did. I saw the street blocked off when I went to Circle K to grab a can of dip. My building is on the NE corner or 23rd St and Priest.

Yes, Schools are important but we've actually been entertaining Home Schooling. Here's why, my 10 yr old is getting ready to go into 5th Grade. IMO, he is no where near as Literate as he should be. He gets good Grades and is not disruptive, so it's gotta be the Schooling. He came out of a very well known and praised District too, Kyrene.

I know this area well. I cold call it regularly. Looking at a few houses not to far from there, in Seville. There's also lots of Horse Property by you. Horse Property is obviously intriguing, as ya got no Neighbors, can store all of your shit, and even once in awhile blow some shit up. :)

We live on a busier 1/2 mile street, and haven’t had any problems, but it is a well established community and seem to have a consistent PD presence. I actually have a couple MPD neighbors, so that may help a little?

When we lived down there My family was in west mesa, and I worked in East Mesa. It seemed like any time we went ANYWHERE though we had to travel North or South on Surface streets. Travelling North and South anywhere in the valley seems to take forever! We ended up buying another house on Gilbert and Red Mountain 202. it is super nice being up on that side of town for going up north (flag or payson) Havasu, or Glamis. I live in an older neighborhood, house built in late 80's. but no HOA which is why we bought. Im on Lindsay and Mcdowell

More than likely end up around where you left. That's where the better deals seem to be.

I'm trying to approach this from a making money angle. My Chick is looking for the "right house". I'm looking for the right deal! Because this will be temporary. 3-5 years.

I'm roaming Chandler / Gilbert / Mesa all morning then go to the Office in Tempe in the afternoon.

One thing I've learned leaving Tempe after work and headed to North Gilbert, the 60 has improved tremendously. It's packed and have to stop a couple times but for the most part 40-50 a majority of the way. The same for when I have to come to the Office in the morning. The 60 is a breeze. It used to be a fucking Nightmare.

I've been to appointments in your current Neighborhood. I like it out there too.

You can get so much house in Gilbert its ridiculous. Our friends retired and are selling a house for 1.2 that is stupid nice. Old town Gilbert is cool too. Lots of fun places to hang out and eat.

I thought Awahtukee was a nice family area, Ive done a number of nice remodel flip loans there and thought it was very nice, what happened?

Section 8 on 48th St has infiltrated the Foothills. Crime has increased more than I'd like, especially for paying the 10-15% cost of living increase.

Be careful if looking close to the reservation that has easy access to/from the res, I have a couple friends that used to live down off like Gilbert and Hunt, and the other closer to Az Ave and both their neighborhoods had a lot of problems with car theft and burglaries that the police told them was due to easy access from res kids. They said the res police would find vehicles weekly abandoned on the res from that area. I worked for the casino (Wild Horse Pass) for 15 years and had a lot of tribal employees who told me that res kids would get drunk and go into those neighborhoods looking for trouble.

Very logical question. Lol

Just figured it's better for my Boys to be closer to Grandma. Pretty proud of myself for that, as me and Grandma don't get along that well, and don't really have any interest in fixing that issue. :)

I live in North Mesa, McKellips and Horne. I had the same van stolen 4 times and 3 of the times it was found on the reservation so I agree there used to be a problem but since the 202 went thru almost all the thefts have stopped.

I forgot to mention the Nail in the Coffin for me and Ahwatukee....... The House I lived in for 9 years had the backyard wall tagged. Id been moved out for a year or so but as soon as I saw that, I was just like fuck this I'm out.

I've lived at Cooper & Baseline for 11 years i really like the area especially now that the downtown area is booming

I’m in the Ocotillo area, great neighborhoods, tons of places to eat. I had no idea there were so many RDP golf in the area. We should plan a Canyon Lake day
