how bout' some starter type vac. homes.... I know the members here would rather sleep in the bed of the truck then not buy the best house in havasu,... but,... just incase a new lurker stops by....Whats the lowest price home/shelter there now???and are the cheep duplexes and condos all gone???

The cheap duplexes are $250k+. Cheap duplexes with boat deep garages are $300k. Been watching and waiting for another good one to pop up.

If you have a medium budget and want to live like a baller in a new pad, this duplex looks killer for $450k with room for your toys and 3 bedrooms on one side. Otherwise is a standard 2/2 duplex.

Yes, new build with existing renter. If you are gonna build and flip I’d expect it to be the cheapest build possible. It’s intended to be a rental, so some expectations need to be checked at the door if buying for yourself.

You can get a 2/2 duplex with an 8 foot door, 35 foot garage for $300-$350 depending on location. They just don’t come up every day.

Agreed. But for someone that really wants a house in Havasu, this will “feel” like a $200k house if you rented out the small side. You won’t find a $200k house in town that would touch the features of the larger 3 bedroom side with 45 foot garage.

I would say yes. We just wrapped a refi on our house. 3/2 1700sq ft with 32 ft garage on corner lot. Paid $221k 2 years ago. I fully remodeled. Appraiser only valued at $270k. I was thinking it should be $300k but they use like size comps in the area and believe that kept us low. Hell I have put 30k into the remodel and did all the work myself. I am.a GC. We are not selling nor pulling money out so really didnt matter. Waived PMI and lowered rate. Win for us

cheap condos...sure, there's some really cheap ones. Duplexes? hell no. Rental properties in Havasu 4 unit and smaller are extremely over priced. Basically the rent you get will just barely cover the mortgage then you're just hoping for appreciation, making your money (maybe) at the end, as well as any internal rate of return you get. Its funny, looking at the previous sale prices of rental properties in Havasu, probably 25% ever cash flowed every month, if that, and MANY never made money, even on the back end.

Yea the profit window closed on duplexes in Havasu about 2 years ago. Prices are high compared to rent these days.

I'm not sure what you are referring to? The listing seems correct to me.
It seems to be fixed now.....Last week the pictures were different for the same listing. It was a overhead shot of a house with a huge garage. Was either a really big house or a duplex of sorts.
