Where is havasu heights? Nice area? It’s a little more than I’d be comfortable with but I’m looking for something like this in bhc/needles/havasu to sit on for a while.

Havasu Heights is when you drive north on 95 past the airport.. You go up the hill and when it flattens out it's on the right. It's a small community out in the Desert and a very cool place to have a house, especially if you are into offloading etc.

This home is in Needles (actually Mohave Valley AZ) on Dike Road not Parker. I use to live next door. Definitely a kickass house. Owner use to own a bar and made one part of the house. Really nice launch ramp too. Thought a sale was pending on it? Did it fall out of escrow?

Whoever buys this house will get a great deal. The property I really Big and has a lot of waterfront footage. Needs a little updating but you can’t go wrong. You could rent out the place on top of the garage and cover some expenses too.

I have a questions about the fence posts divider deal from the dirt to the concrete. I'd pull up those fence posts the moment I got the keys. Am I missing something? Seems like a lot of theatrics to get your boat to and from the garage, and then in and out of the water.

Place looks like it has some unique potential.

Yeah you can pull them up. It was the nautical theme and they are there for a reason. Lol The parties and amount of guests were epic. He also owned one of the largest nutritional companies around. Excellent guy who liked to entertain. He told me, “I am the luckiest person around. Been in the right place and the right time.” Everything he touched turned to gold. Plenty of room to turn anything into the garage. They had a party cat and a Deaver hydro along with some jet skis and choppers. That space between the red lines is almost 50 feet. Those two trailers are about 23-25 long. You wouldn’t want to launch anything too big over there. It’s unprotected and the current is really bad in the afternoon. In the morning, it’s down there and the ramp doesn’t go all that far. They would take 28’ party cat Jack Smith down he road to launch. Not that it couldn’t be done (and they did) but it was easier.

Pretty cool how it was built in 1999 but they made it look like 1984.

Google maps has what looks like the property lines and it shows a small strip of land from the front to the back.

So this one is pending again but in inspection period. The ramp is a separate parcel number but will be sold with house for a fair price. HOA for this area is voluntary as an FYI.

As a straight up income property it is decent but not great.

Current rent is a little low in my opinion. With a reasonable down, a renter would pay for well over half the house payment. Would be a good way to get into a 3/2 with a big garage for what feels like a $150k house payment for you.

Yes they do! They are awesome to work with as well! This was actually Randee and Brandon’s personal home. So it had some extra love going into the build.
