Customer was told their lot was unbuildable twice before knocking on my door
and no way could all their wishes possibly fit on their lot.
So...guess who skipped dessert tonight and packed in some $$$$$ instead of calories :p and made my customers wishes come true;)

70' dp dbl RV with boat dp 2car
3bdr, 3ba (dual master suites), pool/garage bath, dual patios w/12' sliders to each, pool/spa, corn hole pit and lots of room to spare

not bad for a supposedly unbuildable lot, I think they will be happy when they open their email in the morning :cool:

Great Design Karl. Is this a flat lot? Don't think I've ever seen a lot with the PUE running thru the street side of the property. :oops: (Maybe I just never noticed, lol)

flat = yes
in most cases, pue in front = underground, pue at back or sides = above ground
lots with a average depth of less then 100' may maintain a front garage set back of 20' = LHC/ County + 10' rear BSL (county only) or 10' rear BSL LHC if 5 sided or more lot, it was recorded with a 20' rear setback (normal) which is what made it a unbuildable lot and I am going to just guess that the other guys didn't know the rules and gave up :rolleyes:
I'll just note on the site plan that the 10' rear BSL taken per exception...blah,blah,blah and it won't even require a variance.

I think a lot of people are just taking the low hanging fruit and getting what they can in this market.

I don't see an entry from the garage to the house, only garage to the bathroom?
