Title Insurance in AZ - Anyone here do it?

As seller and the one paying do I have the right to select the provider? If so please respond with a contact number - the escrow closing statement is crazy based on the transaction value. Is it a % of the sales price or do they actually use actuarial tables? How often do they pay out? Since the Northridge quake, the CEA was born lots of premiums collected but very few claims paid relatively speaking. I know people who have had and one who has died of Covid19 but nobody that has ever had to file a title claim. Wonder what the claim reserve and investment account look like at the CEA...... Any way looking for help and possibly send some business to a member current quote is through Alta - never heard of them....

Jumped the gun a little, estimate shows one amount for title and closing disclosure shows splitting 50/50 but the same net to me and the numbers are broken down differently so hard to find where the other $600 got placed.....
