So things are starting to get pretty serious w the search. My dad is getting very close to retirement and would like to have a place at the lake he can spend some of his time. Our budget is pretty much in the 150k-160k range. We are looking in the sunridge area off McCormick near lake mohave. If need be we will look further from the lake but prefer not to. Must haves are boat deep garage, the bigger the better. Preferred 3 beedroom and 2 bath. Doesn't have to be anything fancy but we aren't looking to put in to much money to make it move in ready. Cosmetic is fine but nothing major. First one on the list is a forclosure and we will most likely be heading out this weekend to look at a few. If you look at land values, you may find that Havasu is more stable than Bullhead or Laughlin . There are a number of nice houses in Bullhead, but I don't think the overall value picture in Bullhead is anywhere near the properties in Havasu City . This coming from a guy who wanted to live in the Parker keys, back in the 70's . Sure happy I came up to Havasu and didn't lose money .

We did give havasu a lot of thought but my parents really want to b in bullhead and the whole family really enjoys lake mohave. Being in BHC though i still think well make the trip to havasu quite often especially once my son gets a little older. Pricing is a little better in bhc but it's a lot harder to find what we want especially when it comes to garages.

I think you will like that area. My parents bought some property up there in 1989 after selling their mobile they had for 9 years. There's some nice houses and big lots up there and If you're lucky you might get a nice view of the casinos. My parents place was off of Park Hill but they sold it in 2006.

What about Cimmarron Lakes (sp?)? . Seems like such a nice neighborhood for the $ and has access to WV marina I believe. We considered that area after selling our places in Havasu as that part of the river has always been our favorite. I have to agree w AzGeo on the investment being more of a long term sure thing though down in Havasu.

That house on sundial is empty so i will be looking pretty seriously at that one. It's priced right and if the pull trough garage really is 36' we may have a winner. If the inside isn't in bad shape i can fix the exterior color in a weekend

Bullhead has commercial flights out of their airport.
The casinos provide fine dining and entertainment, and if you want to work, the casinos are always looking for help, as well as Kingman area.
Access to both Havasu and Mohave, depending which side of the dam you want to launch.

If retiring in Bullhead year around, plan on buying a cabin/Condo in Flagstaff area, to get out of the summer heat. :cool

Mom and dad are going to go and check that house out this week. Was planning on going this weekend but the boat wasn't ready and it was my nieces birthday so I decided to stay I'm town. Hopefully they like it and well be making an offer on this one. There's a couple others dad wants to look at too while there. I probably won't be able to get out there for a while now unless a get a week day off to shoot out real quick

We have a condo which is nice when it's a vacation home and it has a 49.5 foot garage which I love. Think there are a couple for sale in the complex they are usually about 130k.

Sounds some what similar to our condo. We are in the Laguna Nueva complex where are you guys at?

Edit: I think you guys are by Sunriver or something like that. We looked at those back in 2010/2011 cool complex and nice garages. Did they ever sell out the new condos?

those properties are at 'asking prices', do your homework and make an offer . Don't 'settle for less' when you have the buying power to 'wheel and deal' in your favor . Be kind, be firm . I've been 'buying and selling in Havasu' since 1983, if you have really done your research of the market, you will make a reasonable first offer and follow up with a final offer . What is going on with the boat motor ?

I have a pretty good idea what i feel is a fair offer to start. Hopefully they counter and we can settle on a fair price. The comps seem to be a little lower. The boat was lake tested by cobra and a merc tech with the merc radius pipes. They were still running hot so merc tried a new set of elbows they made. They are running much cooler now. I haven't seen them but they were described as more bubbly. The also redesigned the hatch, it's two inche taller in the back now. Something was also done w the exhaust for less back pressure but I don't really remember I need to ask again.

Yes, they are a wide one car garage that are at least 49.5 feet long with 8' high doors. It's a complex that was built in 2007 and the builder went bankrupt and a invested came in and bought the property and units that were not sold. Not sure if they are gonna build the other ones or not. We are happy with the place we have had it for over 4 years now. The nave of the complex it sunriver Mesa

Yes, sunriver Mesa. And yes they did sell out. Then they finished and believe sold out of building 6.

So we took the boat back last night and got into bhc around 10pm. The listing agent being the nice guy that he us was still up to showing us the house. Price has been reduced to 202. This is the first house the whole family agreed on. It's beautiful inside. Not much yard but other than that everything we want. We will be putting in an offer tomorrow [emoji2] any positive vibes or good luck u guys can spare please don't be shy

Be smart with your offer if you really want it. Our house just sold (moving out this weekend). Got two offers that were a bit low. Entertained the higher one but instead of being smart and just going to the middle where we met they dicked around with small increases in the counter offers. By that time the others called back wondering about their offer and they were still interested. Our agent told them both to submit the final and best offer. Both came back at full price but the other was cash.

So they lost out by trying to be cheap asses. They were financing so a few grand is not much more in monthly payments. They were obviously willing to go full price. We let it be known that it was listed so we could just pay off the bank. As it is we cut a check for 2700 at full price to get out of it. So yeah that 10 grand they offered less at first is a much bigger deal to us than an extra 40 bucks a month in their payment.

Point is really think about your offer and your negotiations. Have a good buyers agent who will guide you through this stuff and make recommendations based on this kind of thing.

Nice place. Seems like the dollar goes a bit further there than in Havasu.

The price dropped two weeks ago to 202. We are giving our offer a lot of thought as we really like the house however we need to feel like we got a deal [emoji2] this house has the three key things. Garage, driveway that won't destroy my trailer, and a gas stove. As well as being really nice inside. It's a little small but I actually think that's better

Oh yeah. I didn't mean not to go for lower if it's worth lower. Just think that is it worth it to miss out. Also think that you're splitting the cost so everything is only half or even less if you're going three ways etc.

My comment was more with the counter offers and having an agent who is in touch and knows if there are other offers.

With that said being on the market for 126 days and just dropping the price you are probably going to be the only offer. If it's priced right anyway. We tried that too. We ended up doing something different which when it went on the market there was a call for an appointment within a couple hours and two offers two days later. First call was the one that ended up winning the bid. Not the situation with the house you're looking at so bid away and have fun.

If this is really the right one dont lose it over a few thousands as it was listed in 10/21/14 for 199,000.00

Is a few grand really worth losing the house when it's split multiple ways?
Are you more upset over the price or that you feel you aren't getting a deal?

Just some questions to think about. Maybe the house isn't worth it to you above a certain price and if so walk away. But from your posts it seems emotional in the way that you want to feel like you got one over on them. Not the same as shopping for a Chevy where you can get the same car from another dealer down the street and negotiate there. You can get another house but it won't be the same plan on the same lot in the same area etc.

Ask yourself what you would do if there was another offer on it and a bid war started, would you pay the price that's being countered right now or would you even offer more. If so then it's not about the price per se but about you feeling like you got a deal. Get over it or you're going to be looking for a long time.

Maybe they just can't budge. They already dropped the price. I know in my case we could only go so much. Even getting full price we came out of pocket 2K. Now if we would have done things different from the get go and possibly got offers on the original asking price the. We would have had more room to work with.

Just some perspective. Either way I hope you guys find something you like at a price you like and enjoy this summer in it.

Vic, use a mortgage calculator to determine what a couple of thousand difference in selling price will equal out to in the monthly nut....I'd bet it comes in at $20-$30 bucks a month....if you want this one, just go get it and figure out a way to cut $30 bux a month from elsewhere.
