this is like a free lot.... should be worth over 50k right now....

if I sell it for 25k...put 5 k down plus RDP fees,,, balance carried over 20yrs at 5%=$132 payment

@15 yrs $158..... @ 10 yrs 212........ @ 5 yrs 378.....

these lots were pushing 100k in the prime.. fully devolped lot curb gutter sidewalk graded and utilitys

I'm in this lot over 40k right now ...the value went down and is starting back up
I should probley just keep it as I'm loosing my ass already...

What's a home cost to build in az?

A lot less than CA thats for sure. I think Karl posted around $120 for nice build. So will a 1200 sq ft house suit your needs. Design it how you want it.

5% is cheap money for a lot, someone should jump on this as a investment. Are there any time lines as to how soon someone has to build, are you limited on what builders you can use? Do they have to be approved by the community? Are there HOA's seeings how it is gated?

Your HOA is about $50. per month. It was actually outside the gate I was in....Damn flatlanders.....lol

It is, as I have said before the nicest community of custom homes in BHC. You can ride a golf cart over to Laughlin Ranch for dinner and drinks and not worry about nothing. Plus you don't have the HOA fees that LR has.

It is a good deal at $25K and then build your house with the size garage you want.

I sold my home last year out there that had a 60' attached RV garage with all hookups inside including dump, water and power. I would just back my boat in attached to the truck with the bimini up and all.

LOL...all this stuff... I got a pretty sure 300 coming from carl. for 6 chrome trailer rims and tires...

in fact, I think I'll just hang on to the lot...with in a year it will be worth over 60k...

I had it for sale for 60k and when the market dumped..I took it off the market....
so looks like not for sale...

Building the home. Seems like your havasu house was built pretty quick. Maybe buy a lot out right now and use the equity in a few years?

that'd be smart, "just get your name on a deed is what I told my sons" bull head is a money maker town right now cause it's still on the bottom.

it'll take a big "catch up " jump as properties are thinning out in havasu . and those that made money there are gonna be headed back

lots are gonna go up and that'll drive the housing prices up... if you have your name on a deed you will rise with the incoming tide

that's one of the reason I just bought in havasu tide is rising as we speak,, the little house I just bought is already worth more than I paid and I could sell at a profit
and most all the smaller good deals are in contract...

the new builds are kicking ass right now because they started the build when the lots were cheep... those days are gone and lots are getting way up there..


my youngest got in a 3br for 65k jumped to 145k in 18mo.the house he then got for159k is now 245k..so his 65k value increased to 245k with only 14k more out of pocket...

started in the not so desirable northest.... and now is west of the 95 in the northwest...

I was look'n at my deed it says 2005. that must be when you bought it

shows 77k.. then 42k,,, that must be what I paid..i know I didn't pay 77:yikes

We bought 2005, yiu bought 2009. Sell it prices are going up make a profit.

if you got the lot for free it cost 40k to develop it into a gated ,paved , power water sewer,curb gutter and sidewalks....
