I am considering selling my house and building a barndemenium out in donkey acres..

Anybody familiar with these that could give me some real world numbers?

They have pave roads, and youwould be very surprised at what is out in donkey acres now! A lot of the old mobiles are being torn down and big estate style places are going in

In the 80s I remember it being fairly...rustic😇

I have been following builds for years, lots of great facebook sites. Looks like the hard part is getting a mortgage on one. Banks dont like to loan on metal buildings with a house built inside.

Where technically is Donkey Acres, far south end of town or is that another name for Chrystal Beach, ie Crystal Meth Beach? Is it part of the city or county?

My key employee's ex built one in Needles, he didnt tell anyone what he was doing in there, big metal building with basically a house built inside it. He is looking to sell it, not sure how thats gonna work out for him without the code infractions.

Funny shit. I just heard that word for the first time Sunday night. My SIL asked me if I know anything about those. He is building a grow place in needles so I guess he wants to incorporate that into the design

Steel prices are through the roof right now. Probably not the best time for pricing, I’m wanting to order a steel building but everyone I talk to says they’re 6 months out for the material.

You will need an architect and engineering just like a regular house. The main advantage being the shop size and the interior ceiling heights with lofts etc.. I don’t think there will be any cost savings in Havasu vs stick/stucco. I am in the middle of building a 1700 square foot 50 foot deep detached RV/boat house with two 12x14 foot doors and a 16 foot wall height with vaulted 12:4 ceilings putting my roof peak at about 21 feet high. I always hear about height restrictions in Havasu so that may be a problem.
For all the talk about metal pricing being too high and cost prohibitive, I paid 20 dollars a sq foot all in with engineering plans, taxes, delivery and insulation on the building. Plan on at least doubling that for foundation and installation. I can’t give much more pricing detail because my foundation included a 25x34 driveway etc.

Metal building can be competitively priced by bidding all over the country. My building is coming from Missouri to Utah/Lake Powell.

I don’t know if that helps since it’s not a barn do out the gate, just a 1700 ft metal building but it’s first hand info… my foundation is complete and I take delivery of the building on Aug 5. I am going to non-permit interior improvements that will make it a bardoish with a loft apt due to the height on my building.

Unfortunately Jack has been in the hospital, and Nora his wife passed away while he was hospitalized. I believe he is staying in Phoenix for the time being. Yes he is the smartest man when it comes to metal buildings. He should be he grew up working for Dan Durham.

x2. Looked at one with lake access to Lake Travis in 2019.
Needed to be a cash deal, which seller did not know (his RE told him it was the same as a regular residential mortgage). Found out quick that was not true. Decided not to move forward, since lake access did not equal dock.

Are there any building codes that prevent this in LHC? I know many places have restrictions on garage Sq ft vs living space, attached and detached.

I've been following these guys in YouTube for a while.
It is called Horizon Six (not Donkey Acres) and it is in the County , not LHC, so County building requirements.

You don’t want numbers right now, bottom line. Wait out the crazy supply/demand spike in materials. Metal building kits are way up, too. Plus you’ll still have to build out the inside with all the same typical rough and finishes.

Donkey Acres has little to do with “town” by design. It is outside the city limits and some of its zoning requirements. It is also has the southern equestrian properties of the adjacent LHC. Presently a mixed bag of structures. But, if you think it will remain like that, you have your head well inserted into your own lower biological/anatomical orifice. Large lots and good views.

There are still a lot of "Sanford and Sons" properties and some real shitholes. Yes it will clean up but it will take years. Mohave County Code Enforcement does not give a shit anymore. Yes there are some nice places going in but next door, across the street or going up the street you still have to shake your head and wonder how people can live like that.

Additionally, the water system in the whole Horizon Six Water Service District is an old degraded outdated, unmaintained mess and there are too many "old timers" (majority) that will not pay an extra dime to upgrade. LHCFD will not tie into any fire plugs there anymore and they are all red tagged. House on fire? They have to send the water tenders down the road to fill up. This water system "upgrade" requirement has been dragging on for years and it is just a mess. They wont even approve spending money to evaluate what it will take to upgrade. No money has been spent for years maintaining and upgrading and now the whole system is a mess.

A friend built a heritage building like mine with half staying a garage and other half living quarters. Came out pretty sweet. Mine is just garage fully insulated no living yet, and fully insulated garage doors and I was all in at 100K with labor, concrete, doors etc and it’s right at 3500 sq ft. Attached are pics of his place, it’s his vacation home in northern Nevada

If you haven't seen new mobiles, take a look at a few walk-throughs on YouTube. Chance's Mobile Home World is a great channel. Most are hard to tell its a module/mobile when all done.

If you haven't seen new mobiles, take a look at a few walk-throughs on YouTube. Chance's Mobile Home World is a great channel. Most are hard to tell its a module/mobile when all done.

That was my plan before I actually sat down with a Mobile Home dealer and got real pricing on a turn key Manufactured home. For a 1700 sf 3/2 new, I was quoted 275K. It was raw land and needed infrastructure to support it in that price. But now that I have put all that infrastructure in myself, their quote was on the low side for what they had budgeted for those items and I would have come in even higher. 10 years ago my parents bought a new manufactured home in a retirement community. All the infrastructure was ready and they spent 185K for a 3/2.

So based on what you are proposing, I would have ended up in the 350K-400K range for a 3/2 and a detached garage turnkey on my undeveloped unincorporated county dirt. Not including the price of my property. So in my recent experience all I think I would have gained by going manufactured was speed of delivery.

Yes, of course there are a lot of variables in there depending on the different sites and utilities and such. A well or water meter can be exceptionally expensive in certain areas as well., but most of those costs would be the same no matter what building in going on the property. How much of that $275 was in infrastructure?
