Actually the quality where Grads and I live in Norcal is ten times better than it was 20 years ago. So much better that scientists and meteorologists are saying that it's the reason that we no longer have the two week stretches of the valley tule fog that used plague us in December and January. If there are no fires going on the air quality is great here. But I digress. Grads the climate right now in Texas, Arizona and Florida is also really good but it doesn't cost a shitload of money to live in those places. And two of them have oceans.

Now I'm going to hop on my Harley with the non-approved download. missing cat and modified pipes and ride to the store wearing a short sleeve shirt with a legally carried 9MM on my hip. Don't believe everything you read about California. Norcal and places east are a different animal.

Wait til Gov Newsom takes over the power companies. That will be a shit show to rival the streets of San Francisco. But Grads and his type are correct, CA is just a wonderful place. And they need to stay right there.

No wonder it will cost a cool million per lot and over 2 million a house when people can finally buy.

And why should hard working citizens that save for a down payment and commit to purchasing a home to protect their families be penalized with high property taxes?

Is that what they call "Metered development" for heavily populated areas?:D Kinda like metered traffic light used to control the flow of peeps wanting to get on heavily congested freeway. IMO If it's not approved within 14 years it probably shouldn't be built, something just ain't right about it. o_Oo_O But If your talking about Esperanza, I thought it was proposed in 2012 and I'm fine with large lot developments like that being built if that's where people want to live. It's the zero lot line single and multi-family home developments that cram 7-24 units per acre or more that overwhelm areas with over population and traffic that suck.

Whoever the fuckstick was that decided to raise the felony theft threshold to $950 is the one that put the final nail in the coffin. Tweakers, criminals, meth heads, and the homeless have zero reason to not steal, because if it's under 950 bucks they just get a summons that they will ignore. Business owners have to raise prices to combat the built in losses, and it's only going to get worse.

Almost every single "homeless person" or tweaker that you see only wants 20 bucks for their next hit, and they will steal whatever they have to to get that hit. I see it in every one of the shopping centers that we manage or maintain, and its getting exponentially worse.

Roseville Electric is part of Northern California Power Agency which is a 16 utility co-op that shares and provides generation power between its members, so receiving power elsewhere already happens and isn't an issue if Energy Park goes down or PG&E cuts power for PSPS.
You might want to provide better management/maintenance service if you have homeless tweakers at every one of your low rent shopping centers. :D I don't recall ever seeing any homeless peeps hanging out at any of Roseville's shopping centers or surrounding Placer county shopping centers I've frequented.

Not everyone owns a home in California, just 55.3% in 2018. Besides that, your answer doesn't account for $3,500/month rent for a 400 SF studio apartment.

Texas property taxes, which everyone in California likes to mention in these conversations, are roughly 1.8% of home value. If someone earning $47,000 lives in the $199,900 median value home in this state and receives the 20% homestead exemption, property taxes are 6.1% of his income.

It's also $2,186 less than his counterpart in California pays in income tax. Next we can discuss fuel taxes, insurance, registration fees, property taxes, and the several other methods California uses to separate the poor bastard making just $47K from his money.

You're missing the point. A post above mine said that $47K AGI is where the maximum 10.75% state income tax kicks in. So, yeah, someone making that paltry sum, your minimum wage joke, is being shafted for almost $5,000 by California. Yuk it up.
