Is the launch ramp in the housing track? How fast do you have to build on it?
Yes the launch is in the at the end of Kingsley St. The main street that runs through the "Bird" side of the neighborhood. There is no required time to build.

3 homes under construction on A street right now, the one in the latest link that is stuccoed is 2 lots down and belongs to my brother, the other framed house is right across the street,
I own next lot over from this one and I'm in plan check right now, 2 other people are in plan check also, not many lots left in this area, water, gas, phone and electric on site, cost to tie into sewer depends on fixture count, dropped my plans off with the tribal peeps last week waiting on cost of tie in, this is county, permits were cheap 2600 house with 2300 garage will be around 2400 plan check and permit fees

none of my business, but,... I would put up some pics of the actual lot,.. and the dimensions....when I look at lots on line that's what I look at first...any easements ...is the neighbors encroaching on the lot...is there fencing or walls in place.....is the lot more orr less than 70' wide???

as far as cost to build.....price per sq. ft.....the way to do it is cost per sq foot under roof.....with the size of garages and patio's so large...that's the real way to figure cost....like in the case of my last build....3 br 3th, rv garage...front and rear patio's..14' high rv door with hook ups in the garage..the cost to build this home is around $80.00 per foot....people don't look at this when buying...40 x 60' paver drive way vs 20 x 20' concrete....so here's my opinion.... this is an excellent lot, no grading or retain walls...walk to the river with private beach....

Thanks for the the insight Steve, I'm sure this will help some folks here with future projects..
For our site setbacks are 15 FT front and rear, 5 FT on the sides and an 8 FT utility easement across the front...

You did save the best for last...."walk to the river with private beach"!

2 houses down the street are being framed and next street over one getting ready to pour, guy across the street submitted his plans on Monday
was out two weeks ago, launched the boat and parked truck/trailer in front of the house and walked to the marina
Private marina that never closed during this covid stuff. Went to association meeting two weeks ago, permits in place to dredge marina and
install all new launch ramp this winter

Being so close to our private marina has its perc's! Launch after the ramp traffic slows down on a holiday weekend and park in front of your own home.
