Willow Valley, Vacation Home, Decisions!!

Wife and I are pretty dead set on purchasing a river place within the Willow Valley area. We are aboat 9 months away from pulling the trigger on something.

We drove by this one today and my wife fell in love. Looks like some developers are starting to build more homes in this area and if it wasn't for poor timing I probably would have put an offer in.

What are some things to consider when purchasing land outright and getting a construction loan?

Are there any hidden costs to building our own home?

Trying to weigh out options here.

Buy a home with 35% down or build a home fresh.

For under 20k that's a lot if dirt to own. If you are not in the trades that price for a new house is very appealing.

Willow Valley is an amazing place. We have a place there and it will always hold a special place in our hearts. Going to try and keep it even with the full time place in Havasu now.

That said, nothing you posted is in Willow Valley itself, they just have marina rights.

You're are right about not being in the tree or bird side of Willow Valley. I originally looked at double wides or empty lots just can't justify some of the prices for a 6k to 7k SF lot

I love that little community!! Private marina and beach. People have been building huge garages lately. Every now and then they have a tweaker problem and shit has gone missing.

It has the little small town feel. In the morning you can hear the crop dusters fly by. Great offroad trails to the Avi or oatman. There are more beaches headed north just need a indian beach permit.

A lot closer than Havasu. After 3 and a half hours i can't wait to be out of the car.

When considering between buying an existing home or building a home talk to your bank. The points paid for the construction loan and then again on the 30 year mortgage can add up to some considerable cash.

Yes. The price of the first place you posted is smoking! There are double wide pads selling for more in WV.

I actually don't mind that area. Rented a house out there 2 summers ago, but I'm trying to buy in AZ.

My 2 cents...

I would find an architect first. Spend some time talking to him about how you want Your house to come out. Once you have everything Perfect, and all the engeeering done, THEN find someone to build it.

That's how we did our deal. Totally worth the extra expense.

Not sure I would define any one street in WV as baller/ money. This is WV we are talking about.... that said it’s a great community with great peeps and private marina that we never have to wait more then 10 minutes to launch!

willow valley actually ends at the 95 right where Cimarron starts....but has marina and beach rights.... when I looked in that area, this was my thought...seems you have to go to the 95 up kings street to get gas, cimmaron is closer to shopping, and in a planed community , curb and gutter with no trailers... also has the private little lake...everyone keeps the area nice...I look to see the lots in cimmaron taking a big jump in price as people are finding out about the hidden area...

We met with MAAS and liked them a lot but decided we wanted a SW style home which Pueblo specializes in

Definitely look into Stewart concrete for all the foundation and concrete work. They are the best around

Yup, A street is stick built homes only and the newest part of WV and nearest the water

We are considering buying a lot on A street now. There are a few lots currently available and range from $80k-$150k. Friend is negotiating to buy one now.

My brother is in the process of building one on "A" street right now, was supposed to get inspection today so they can wrap it and start on drywall
