WTB in Echo

Looking to go halves with a buddy on a single wide in Echo. Have stayed in Parker several times and once owned in Havasu 10 years ago. Suggestions on what sites to use to see places when they hit the market? Have been checking coloradoriverrealty already.

Would you say Parker is still more family friendly than Havasu?

I have a place in Echo and can help you out. We have front row which has the smaller mobiles but killer views. Nice one for $55K currently listed.
We have UL LL and G row with nice big mobiles and a lot of space. Highest priced.
Then B C D E rows. More space than Arow but no view. Cheaper prices.

By family friendly you won't see a 100 strippers with pasties on every weekend dancing in the channel, hell I don't remember last one I seen on parker. Nicpaus pretty much knows every trailer for sale or there is a sheet in the general store. Great neighbors in Echo, pretty cool little park. I would say there is probably 10 for sale some listed and some not.

Nice place A-row is smaller units. Another friend is selling on C row for 45k fresh remodel $55K with skis and cart.

Yes. They can only be occupied holiday weekends and winter. Can be a pain 8n the ass sometimes.

Which spot? Maybe I know them. Nicks neighbor is selling his, way over priced currently but lots of boat, car parking.

There is 2 available on C row. One at 16k. The 3 bedroom 1 1/2 bath just sold on C row for 60k. Included 2 older skis and a cart. He would of took 45k last time I asked but got his full price of 60k.

There was only 1 listed in summer now about 5 or 6 for sale. 1 really nice one on A row for 65k.

I cant seem to find any info on the interwebs about this park. Do you own the land or lease it? How far from the water is it? Do they have storage in the park for say a motorhome?

River Reflections is on the CA side, about 4 miles up from the train trestle/bridge. On the water, it’s iust upriver from where Badenoch’s was.

It’s a nice, clean park, with a good ramp.

It is leased land and they are 15 years in on a 30 yr. lease. $400/mo. space rent includes water, sewer trash. Gas (propane) cooktop. Utilities approx. $40/mo. winter, $110/mo, summer.

It’s maybe 1,000’ to the water? 3 or 4 trailers to the end of the road that goes to the beach.

Depending on the size of your moho, it may fit in the driveway. There is a big open space area by the storage units where folks park boats, trailers, coaches, but she’s not sure if they charge a fee for that.

He thought 30’ x 30’, possibly 30’ x 36’.

I wondered what size boat you could get in there on the diagonal. They had (2) 4-seat sandrails in there along with their golf cart.

They’ll be out there Nov. 23 & 24, as well as Thanksgiving weekend, 11/29 - 12/1 if you’d like to see it. Or I can give you Ken’s number if you have more questions and want to eliminate the middle (wo)man.
