Anyone interested in partnering up on this thing?? I was thinking about going to look at it today or tomorrow..

My biggest thing is I don’t really want the entire slip rent by myself and maintaining it etc.. If anyone is legit interested let me know! I think it would be rad to have a house on the water for weekends etc.

it’s 59k with a 511.00 slip rental.. Honestly it’s about the cheapest property you are gonna buy in LHC let alone that it’s actually on the water and mobile..

Sellers Description ———————

Showing this weekend on an appointment basis. Look for it out in Thompson Bay also and stop by to say hi!

Could you use it as a slip and side tie to it when it’s docked?

Or would it need to go out every time?

That seems like a good deal considering every other toys price.

We are just a few slips down from this boat. It’s on a good dock and it went through an interior overhaul not too long ago. I was inside last year and the AC was nice and cool and the boat looked to be in good shape.

Also, the Marina generally does not allow slip transfers. This is a good way to bypass years of waiting for a slip.

This is actually the only thing that will lose value faster than just letting the money sit in your bank account :)
@RiverDave Airbnb?

This is what I was thinking, both of ya😂
Yep, probably decrease in value.
But?
What kind of money can be made from it while it does??
I know a guy that bought a new toy hauler and it paid itself off the first year renting it out. It paid him that much again the next year.

Will they let you stay over night at the dock?

Most marinas don't allow that these days.

There are a few boats down in the Marina that people are living on. It used to be a snowbird thing, but there is one guy in our lot that is currently down on his boat every night.

Where else can you have waterfront property for $16 a day?

yeah i think the 6,000 a year slip fees will be like throwing money donw the drain.
but you will slap a RDP industres sticker on it and get a write off :)

People don't mind throwing away 6K in property taxes and HOA fees that is money down the drain on waterfront ...

Like right now is the absolute highest that thing will ever be worth, at $60k I could easily see multiple $20k maintenance bills.

I mean if it is all in ship shape, maybe I’m wrong.

How about 3 investors, each gets 1 weekend a month (3-4 days) 2 weeks each during boating season and rent to snowbirds in the winter to cover the 6k slip fees.

I already got my guy.. I am going to look at it right after lunch and I’m bringing a check with me. I just want a some reassurance that if I buy it I get to keep the slip with it, because if the marina says “nice boat now, move it” the value of this thing literally goes to zero in a hurry. Lol. Point in fact I don’t even know where you would keep it if not there.. or how ya move these things.

A few booze cruises for RDP members 3-4x a year $100 a head cash would cover the slip fees

100% right. Without a slip, it’s worthless. In fact, most likely less than worthless, it would be a liability.

Can’t do commercial stuff without the license and insurance etc. Although Stacys dad has a license that would cover that.. 🤨

Ya ya ya cash. Just a few buddies out for a day lol [emoji41]

Seems like a great deal for 2-4 partners to get waterfront accommodations cheap. This thing would be a blast for desert storm, monster storm......swingers week....

Well upon due diligence this isn’t gonna work the way I was thinking.
No shore power on that dock.. which means no AC without a generator. 🤨. I am a problem solver but I dunno how you get around that without some sort of massive solar array that’s gonna cost 20+k..

I’m gonna go look at it either way because I already have time invested.. but it ain’t exactly the house on the water I was thinking.

Just run the damn generator! Thats what you would do out in a cove.

Without Shore Power it is going to be a pain in the ass to cool and run, you can easily get a quiet Yamaha or Honda inverter genny 4000-4500 or maybe a 6k quiet and it should run the entire boat but the hassle of fueling it all the time will get old real quick. Solar would be the other way to go but that is going to cost you a grip...not worth it.

Yep, just regular outlets on the dock where that boat is. The yacht club guys would come down early on Fridays and get the AC fired up (with the generator) for their parties. I am guessing you need at least a 30 amp outlet for the AC?

No shore power kills it as far as a waterfront crash pad, I wouldn't want to deal with having to drive and park it just for the weekend. For a weekly stay not a problem. Maybe a Powel style time share?

30amp can run 1 15k or 2 13.5k AC’s
with out shore power the value goes down big time. If the slip does not transfer (no one will purchase).
